            Paid $75 Rental App 11/30/23 and paid over $27,000 to move in 1/6/24 was told they had Inspected it and I had 3 days to send my concerns. My friend and I found about 15 concerns, main was no lock on back door! Took photos of all and emailed all to them. I never had Gas Fireplace and didn't know how to work it and called neighbor she came and has one, she couldn't get it to work and was very dirty/dusty she said needs a Professional. I told Rental Co. and sent photos, they said IF just pilot light needs to be lit, I would be charged for Tech coming out! The owner was going to leave washer/dryer, but, said "as is" dryer wasn't well, so, he was taking it and told him I had washer, he could remove it, too. Neighbors said he was leaving dining table, too. He didn't. Had guy come out to do some repairs, put screen on back storm door, put the piece of metal I found by back door inside on a metal lock used for gates(?) NOT safe and can't believe the house was Inspected and the lack of no lock filed and replaced! Also, why wasn't the Gas Fireplace Inspected and turned on? Just 3 things repaired the hall bathroom sink stopper. Asked him about Fireplace, said he didn't know. Washing machine faucet in wall leaked when hooked up and then sprayed, so, requested help after my toilet was fixed. Same guys took 15 minutes replaced hose, he did relook at Fireplace told him someone's coming out! I'm 73 yrs.2/15/24 no family cannot believe issues not getting fixed. Then, got $180 bill for Washer, I was shocked and they took my 2 hoses, 1 was metal, put 2 new ones on. Told Rental Co. NOT happy and neighbors agree shouldn't be charged! Told Rental Co I was filing BBB, said I signed my lease. I've never had so many issues before and charged! Fireplace man came fixed Fireplace, cleaned etc. said I shouldn't be charged since "renting", Got bill 2 days ago $250 and must be paid to Fireplace Co. or my account would be CHARGED? PLEASE help me, I pray, don't understand this. Thanks SO much.

            This company has corrupt immoral business practices. I applied for a rental home on May 17, 2023. I paid the application fee. I received an email the next day stating that the home was already rented to other applicants. I asked for a refund of the application fee as this means I obviously wasnt even considered for the property in which I applied. I wasnt even offered consideration option for other units. I believe this company is using a popular scamming method where they take several application fee's with either no intent to rent the home or knowing already the home is not available. I am disgusted and would like to see something done against this company. Their policy when filling out the application says non refundable however it also states that you are paying to be screened as a prospective tenant for the property. It may not be much money but it's mine and I feel scammed and disrespected.

            Dear Ms. H*******, thank you for providing your feedback. I'm sorry you had a negative experience with Palmetto State. We strive to treat everyone fairly with dignity and respect. I'm sorry if we missed the mark with you. Just so you know, it is customary for property managers to leave a property on the market until the lease is signed. This is due to the fact that there are a significant percentage of applicants who either don't qualify or are putting in applications on multiple properties and then withdrawing their applications once approved for another property. Many applicants are submitting applications to be in the backup position should one of these occur. In this case, we received your application on the 17th and the lease was signed on the 18th (we were still negotiating the terms until the morning of the 18th). It does not look like you contacted Palmetto State prior to submitting your application to find out the status. As a show of good faith, we will refund your application fee. In the future, I would strongly recommend contacting the property management company (or if you're working with a real estate agent, have them contact the company listing the property) prior to submitting the application. This way, you will know if there are applications on it and can decide if you want to submit a backup application. I wish you all the best in your housing search.
