This is regarding our secondary home located in ******************. which we raised. We hired the engineer and the contractors who did the raising and the pilings, and then ************** Branch for the remainder of the job, starting in January 2023. We entrusted ************** Branch to perform the duties for which we hired him - as a general contractor to schedule subcontractors and ensure that work was done properly and completely. We agreed with ************** Branch to pay him a premium of 15%. ************** Branch has abandoned us and left this job in an incomplete and unacceptable condition. He did not do what he agreed to do. He has not initiated any type of resolution at all. The last day that his employees worked was July 6, 2023. We reached out to ************** Branch on August 14, 2023, with a financial reconciliation of his company's billing to us and our payments to him with a balance owed to Branch Construction of $11,561.00. The response came from his lawyer who had a letter personally delivered to us notifying us of a Notice and Certificate of ********'s Lien for $43,463.00 recorded August 21, 2023. We have paid Branch Construction $99,164.00 to date. This does not include what we have paid to his subcontractors or employees directly per his direction, such as $4,000.00 paid for exterior painting that was not completed. The reconcilement of his billing revealed errors such as duplicate, incorrect and improper charges. Our home was disrespected by Branch Construction, Inc. and its employees. They entered our home unnecessarily, used our furniture, appliances and dishes. All this while ************** Branch was charging us for hourly wages labeled as labor. From the very first billing (total of 4) when he changed his premium to 20% without any discussion, we felt being taken advantage of. His ******** support this as well. A list of outstanding issues is attached. We can provide documentation, pictures, videos and audios to support all off our statements and numbers.
