If I could give 0 stars I would. This company is impossible to deal with. We submitted a fence request back in April. They requested more paperwork which I sent in May 8. After me emailing (and every email saying closed even though there was no response) and calling requesting updates with no response, my husband finally got in touch with them. They said as far as she was concerned that matter was not closed. When were they planning on letting us know? It’s been a month and a half since we started this process and the only communication we have gotten is the request for more info. Their communication skills are sorely lacking. I would not recommend this company to anyone. Do better!

Dear Homeowner, When submitting a modification request, there are specific steps that need to be followed. These steps are provided in the ARC Guidelines. The modification requests the owner submitted was not complete. After the request was reviewed, management emailed and mailed out a letter notifying the owner the request was incomplete and what information was missing. In that same letter, it stated “Please submit a NEW Modification request that includes all the required information. Please DO NOT upload the additional information to the original request as it has been closed out and the updates will not be received.” This statement is highlighted in the letter, so owners are sure to see what is required. The original request was closed out. A new request was not submitted. There was nothing for management to respond to. Failure to follow the instructions as stated in the email and letter notifying an owner what steps they need to take is not lack of communication by management. When calling the management office, please be sure to leave a message so someone can follow up with you. Thank you for sharing your thoughts. Management is constantly challenged in which way is best to communicate with owners. Management does their best as each owner’s preferred method of communication is different.

Don't use them!!! They break South Carolina HOA laws and don't care. They discriminate between homeowners in the same HOA community. From not throwing out boxes fast enough to writing PETTY violations about homeowners moving into their homes. It's all the way down to when your trash can got dropped off early while you were doing a cross-country move. This place can't even provide homeowners with information they are legally allowed to have access to. I wish we could have a different association dealing with our HOA.

Dear Homeowner, ACMS is a management company engaged by the Board of Directors for the Homeowner's Association in which you reside. Each Homeowner's Association (HOA) has a set of Covenants, Conditions & Restrictions (CC&Rs) which are for the purpose of governing the community. As a member of the HOA, you have agreed to comply and abide by the CC&Rs. The CC&&Rs for your Association were recorded with the county in November of 2022 as management on of our many duties is the enforcement of the CC&Rs for the Association. The CC&Rs should have been provided to you by your sales agent prior to your closing, the closing attorney provides a copy to you at your closing and management provides a website for owners so they can download the CC&Rs along with a number of other items. Your Association is your HOA. Please be sure to familiarize yourself with these documents so you can stay compliant with the Association.

Sadly the sales agent for the builder that we worked with wasn't given the CC&R information either. And the year you claim the "records" where files is wrong. So you have no clue what Hoa your are handling. And now just making thing up to try to still look good
