      My wife and I are former residents of Quail Ridge Apartments in ******** **. They were placed on written notice of a deteriorated primary stairwell in October of 2022 and did not come out to begin repairs until mid February of 2023. Crew looked like handymen and did not repair stairs properly leaving them in the same unsafe condition. We overheard one of the men say" "these stairs look like they are coming apart from the building." This statement of course was very alarming, especially with recent media stories about stairwells collapsing in the ******* area causing serious injury. Out of fear for our safety, we were forced to move out a month early from our lease expiring. We just received a "Move out Statement" in the amount of $4,395.29 in which $3,670.00 of that is punitive due to "insufficient notice penalty." It is absolutely unacceptable that Quail Ridge would make such a demand after their open and obvious failure to provide a safe and comfortable living environment for its tenants. I have all documentation and photos to support our position and would rather spend the money pursuing all legal avenues and taking the issue to social media, code enforcement, etc. if necessary. We would be willing to settle the matter by covering the cleaning and paint cost of $725.00 in addition to their promise to close down/repair stairwell in a timely manner keeping current residents safe.       On 3/8/2023 we received an email from the ********** expressing that they had moved out. Prior to this there had been zero communication about their fears about the stairs. Had they told ** before hand we would have been able to tell them that we had recently had a permit pulled with the City of ******** to repair all of the stairs on property. This work is currently being done on property, and was in the works when they suddenly moved out. In addition, we replied and let them about this project, and reminded them that they would owe for the 60 days notice and the buy out fee per their lease. After we sent that email they never responded to **, and when we called we were hung up on. We tried to reach out but had zero response from the previous tenants.

      I moved into my apartment 6/20/2022, on 6/21/2022 I placed an emergency maintenance request due to the air not working properly and it was 98 degrees outside. Maintenance came and replaced the filter only and left. A few days later I had to put in another request due to the same issue. At this point the air was set on 50 degrees and certain rooms were still hot. They lied and said they came and adjusted the vents, well I gave cameras and know for a fact that no one came. When I told the lady in the office that she stopped responding to me. I put the request in a 3rd time and 3 days went by before anyone came. Then I was told there was a leak somewhere and the unit needed to be replaced and that the last residents had the same issue. (*********** the issue before another resident moves in? I find that ridiculous and trifling). Once again my emails were ignored after this incident and I had to call the office and was told they knew nothing about this issue. Now they are saying theres is nothing wrong. Each time someone comes out in being told different things and Im ready to move because Ive never dealt with issues like this in my life! I dont know if they think because Im black Im ignorant or what. My son hasnt been able to sleep in his room one time since we moved in. Its that hot in his room. I even had to purchase fans to go in his room to make it a little more comfortable for him to play in his room.

      Maintenance has responded to all work orders regarding the A/C unit in apartment 6371-203 this summer. Each time they went in maintenance would check air filter, check the air temperature coming out of the air vents, check evaporator coil, and condencing unit. Maintenance has cleaned the coils and condencing unit several times this summer. The air temperature coming out of the air vents has been reading 68 degrees. The apartment is a three bedroom with the return and air ducts at the front of the which makes it harder on the A/C unit to cool the back bedrooms. A/C units are only able to cool 18 to 20 degrees cooler than what the air temperature is outside. With the apartment being on the second floor and the condencing unit sitting in the sun along with this ******* heat being over 100 degrees for several weeks all A/C units were doing all they could do to cool down any homes and businesses.

      I am rejecting this response because:

      Ive been told the head maintenance man is coming for over a month now with no show. Every time I inquire I get told something different. Seems like this was the only way to even get a response from the office which is pathetic.  And no maintenance has not done anything but changed the filter once. I was told by one maintenance guy the unit needed to be replaced and there was a leak somewhere that was two months ago and none of that has been done.
