I am a very happy owner of **** ****** ** *********** from GreenTech Homes, LLC except for the fact that during the last freeze, my pipes froze between Master Bathroom Sink and Washer. The outside faucet on that side of home was insulated and did not freeze. My neighbor who has the same model claims they had the same problem. A call to warranty resulted in the attached description of my warranty that unless pipe bursts and I took the proper measures to prevent, they would not cover. (see attached response) First a new home should not have frozen pipes given that there is no way to turn off and drain just that section. Second, Greentech's claim is they are "Green" yet the only solution appears to be let the water run? I would think that GreenTech, a quality focused company and the architect that drew the plans would like to know what if any changes need to be done to properly protect a new home from freezing. My request is that a solution be provided so my pipes do not freeze again. Please see the attached response from their warranty department basically stating it's my fault and they would not cover.Business response

We are glad to hear that you are a happy GreenTech homeowner and it was nice talking to you last week. We are very sorry that you had to deal with a frozen pipe during the winter freeze but also glad to hear that because of the PEX plumbing you did not have any leaks. Our homes are designed to exceed the code requirements that reflects a 97.5 percent winter design temperature of 18 degrees for the Chattanooga area. However, while rare, we do occasionally incur weather that may exceed this temperature for an extended duration. During these events it’s critical to ensure that proper steps are taken to prevent freezing in these conditions. As we discussed on the phone we have scheduled to come out, inspect, and ensure that the location you referenced was insulated correctly per design standard. I would not build with GreenTech or recommend them again. I will highlight issues briefly below ranging from voided warranties, customer service issues, slander by employees, and closing date delays. Voided Warranty- We upgraded our entire home to **** *** flooring. After our claim was denied by 2-10, GreenTech and the Manufacturer due to no fault of the homeowner. The builder refuses to fix or replace the flooring. We escalated this to find out why to an independent inspector from ****, who gave a detailed report that indicated our “reputable builder” had not followed installation procedures or had a proper site condition. We were also cited for moisture which was caused by a leak from our HVAC System the builder did accept responsibility for. The resolution was a hush order and the $5440 in flooring upgrades that we paid and they would NOT fix the flooring. Which we would have happily accepted if we did not have to sign a confidentiality agreement and adhere to their other terms. We did not cause this issue and should not be stuck because our builder was in a hurry. My favorite response to fixing an issue “you will never be happy with the home, we will just buy it back” from the COO. While they promote “doing better” they do not act on this. We had terrible communication from building to warranty. The Director of Warranty specifically talks about homeowners to other residents and trades/contractors. My home was personally deemed as “a hostile environment” which is slanderous and upsetting to be discussed among residents whom I do not have a relationship with. Our Project Manager let me know in December 2021 “out of town clients were their top priority since in town clients did not have to move” even though we trusted our closing date would only be changed for contractual issues- NOT being an in-town client. Ultimately this builder does not offer reasonable resolutions for problems they create. I would be happy to include a comprehensive list of all issues.Business response

Thank you for acknowledging our pledge to go above and beyond for our customers. We believe we have done everything possible to exceed the warranty standards and address the homeowner’s request. Warranty repair requests are reviewed by the builder/seller and 2-10 Warranty Administration. If the homeowner’s requests do not fall under the scope of the 2-10 warranty, no repairs are required per the homeowner acknowledged 2-10 warranty. However, in this case (and many more), GreenTech repaired multiple items that were outside the scope of the warranty. Regarding the flooring request, it was also outside of the scope of the warranty. However, in an attempt to go above and beyond we made a good-faith effort to resolve the homeowner’s non-warrantable complaints about the flooring by offering a refund for the exact amount she requested. When she was presented with a standard written release, she declined to sign. In addition, we requested the homeowner utilize the 2-10 arbitration process to resolve the dispute if she found the resolution unsatisfactory. To this date the homeowner has declined to utilize this process for resolution.Initial Complaint

We decided to move to Chattanooga from out of state to Painted Ridge. The communities looked beautiful with great landscaping, a welcoming community vibe, dog park, amenities, and beautiful houses. The sales process promised all those things too. We were not in Chattanooga to monitor the house build, so we had to rely on updates from our Project Manager. We received updates and pictures, but if we ever had questions, it was virtually impossible to get the Project Manager to answer us. Usually, we'd have to ask 4-5 times before we even got a response which usually didn't answer the question OR more likely didn't get resolved. Greentech was in NO rush to assist anyone or address their concerns (this is a known neighborhood issue). On closing day, our house was a complete disaster. They rushed us through the punch list as quickly as possible before closing. With some of the large things we upgraded that had issues, their response was (and still is) "that's just the way it is" or "that's what the plan said" or "oh yeah, we'll take care of that (and then never do). There were also some pretty big issues that arose (some still not resolved) like a nail puncturing a pipe which ruined not only our (upgraded sod) yard, but the neighbors' too. We paid $20k for a covered patio and a "screen". It's not even a real screen, but mesh, so there are holes, exposed metal/nails, etc., and the aesthetic is terrible. It looks like a homemade shed in someone's backyard and say, "that's what you get". The communication has been AWFUL. When I get a response (usually after reaching out 3x minimum), they don't even know what has been done, send wrong people, don't complete the job, etc. The amount of money these houses cost with the terrible customer service everyone is receiving is inappropriate. There is not a dog park or amenities, and the grounds are not maintained and look hideous. The only things Greentech should be known for are false advertising and poor craftsmanship.Business response

Thanks for taking the time to provide feedback. I’m so sorry if you experienced delays getting answers to your questions during your build. We have implemented a weekly call with each client during the construction process to ensure these questions are answered quickly. We have received lots of great feedback on the process but know that this doesn't help your past experience.
I also want to use this opportunity to clarify a few things from your review. You mentioned the punch list and items not being resolved but as you confirmed via email that list of items was completed prior to this BBB complaint. In addition the Production Team made a courtesy visit to your home two months after closing to look at a few new concerns and most of these have also been resolved. We have followed up with you on this and plan to get these last concessions taken care of in the next 2 weeks. In regards to the patio add-on, we believe it looks great and have added a picture of it from that walkthrough to this review. It's also important to note that your patio add-on was $16,350 and included a 10'x40' concrete foundation/patio, framing, siding, hipped roof, electrical, and stained tongue and groove ceiling in addition to the screened in portion. The screen was actually a small portion of this upgrade. However it's imperative to us that you are satisfied with the screen and have committed to addressing your concern. In regards to the amenities we are super excited about the existing amenities as well as the dog park and pool that are currently under construction (see attached picture). These can sometimes be a little messy during construction but we are so excited about the scheduled construction completion of these in the Spring.

I bought my home in Providence Landing in 2020. I am at the point of giving up on having warranty work completed. They DO NOT HELP. They had a dedicated employee that was hired to help with these issues, I actually worked closely with him for a while, and he tried, but he was overwhelmed and quit. I have flooring that they glued down in about a 3-foot by 3-foot area because it was coming up... now it's an indention. Floors squeak and creak so bad it will wake people up at night. On top these issues we have a fishing pond in our community that was advertised BY GREEN TECH as being manicured (which we cannot even get to the pond now), having a dock and a fountain. We have none, and the pond is more of an eyesore now than useful. You cannot get to the pond to fish, and the pond was a huge selling feature for my wife and myself. We were also told that after the community was done we would have new asphalt poured... now we are told that that will not happen. Overall, just EXTREMELY disappointed in Green Tech all together.Business response

I am rejecting this response because: I have been dealing with the warranty issues for 2 years! Also the pond is a big issue and it seems to me that issue is being ignored. A big selling point for us was the pond, and we can't even get to it because it is so overgrown and there was no mention of that on the response.

During Summer 2019 we viewed a flyer published by Greentech advertising Providence Landing with a description of a fishing pond, dock, and fountain on the community property. When we arrived, we discovered that there was no dock or fountain as decribed in the literature as existing in the community. We decided to purchase anyway because we were promised that these amenities would be completed as the community developed. Unfortunately that was not the case and Greentech pulled the desciption from subsequent advertising. I know for a fact that several people here, like ourselves, purchased property here because of a promise that was intentionally fraudulant.Business response

The community amenities are provided by the neighborhood developer. GreenTech was one of several builders in the community. The concept of a small deck/dock along the edge of the waterline was being considered in the preliminary plans of development. But all neighborhood amenities are under the purview of the developer. Greentech received no funds from the homeowners, HOA, or developer for amenities.Customer response

I am rejecting this response because: GreenTech continues to propagate the lie. They were the original and only developer for most of the project. Other builders only came in when GreenTech ran into financial difficulty. The dock and fountain in the pond were promised by Greentech and GreenTech alone. Original advertising even stared that the dock snd fountain were already in existence as a way to market their properties.

We moved into this home in December 2021. It was a brand new home it cost us $410,000. Since we moved in in January we did not use our air conditioning until June 13 and June 18 I noticed a puddle outside our guest bathroom. Since we have a swimming pool I didn’t think much of it as people come in wet sometimes. We left to go out of town the following morning on June 18. We came home on June 21 to find that our floor had buckled in our guestroom and foyer from a leaking pipe. I called Greentek to come and assess which they did right away. They sent over plumbers and told me it was a leak behind my bathroom sink. They sent *** *********** to clean up the mess and they found that it wasn’t a bathroom leak but a broken pipe in our wall in the guestroom. It was the air conditioner condensation pipe that has a 2 foot PVC arm outside of the right side of our home. No work has been done on that side of our house. *** **** heating and air conditioning came and fix the pipe and told me that he sees this all the time and Greentek homes as they sending the landscapers after the home is complete and one of their machines probably broke the pipe. Greentek is refusing to pay for the damage which includes drywall in a guest bedroom hallway and a closet and also the guest bathroom. Everything has been dried out but they are refusing to pay for the damages that were done by the pipe that was broken most likely by the landscapers. Other homes in the neighborhood to specifically have had the same problem. They fix theirs. Now they’re planning to take me to arbitration I don’t think it will be fair. They are a very large company.Business response

Greentech is aware of the complaint made by this homeowner. The reality is that physical damage to systems is not covered by the 2-10 warranty. Moreover, the physical damage occurred six (6) months after closing. Consequently, their claim is not warrantable.
We have been conscientious and explained this to the homeowner repeatedly, but the homeowner is still not satisfied. We, consequently, have encouraged them to institute the arbitration process stated in the warranty if they believe they have a warrantable claim.Customer response

I am rejecting this response because:
The damage came from the air conditioner condensation pipe that was broken inside the wall and we were unable to see it at closing. Since we moved in December we did not turn our air conditioner on until June 13. Therefore we did not know the pipe was broken. It leaked in our guest room and we don’t go in there unless we have company. Thus $20,000 worth of damage.The interesting part of this story is that my neighbor had the same problem. He moved into his home in October and found the same pipe leaking the following May. They fixed his damage with no questions asked. Another neighbor had the same leak but his was in the garage so no real damage and he was in his house for 5 months.
When the HVAC people came to fix it, he said he had fixed this pipe in many GreenTech homes and it may be a design flaw.
Since then the neighbors are telling all new homeowners to check their condensation pipe and all the neighbors are putting stones and a different pipe on their homes. So in my opinion this is a design flaw. The broken pipe was busted most likely by the machines that came in to grade the lawn before we moved in.
So we certainly understand that GreenTech knows about this problem and they have chosen to ignore it. Now if someone can tell me why they fixed 2 of my neighbors homes when they were in their homes for 6 months and they won’t fix mine, because my feeling is that my damage was more than they want to pay.
Our costs to date:
$9000 to tear our house apart and dry it out
$10000 to put the house back togethergiant electric bill due to 5 commercial fans running for 72 hours
$500 hotel bill for guests that could not use our guest room
So if you are planning to buy a GreenTech home, do yourself a favor and have someone check that pipe. However since it is inside the wall you may never know until you turn on the AC.

We contracted Greentech to build our home in Providence Landing which at the time a brand new community Greentech was building homes in. The sales team and pamphlet provided describing the community stated there would be a community pond with a dock and fountain. Greentech representatives informed us the work on the pond would be started after a few other homes were completed. Two years later and nothing has been done. Since that time, Greentech has had numerous representatives tell us they will check on it and get back to us which no one has ever gotten back with anyone in the community about the completing the pond. They only changed the brochure. However, we still have the original brochure provided to us by Greentech describing the pond with a dock and fountain that was promised and part of their sales pitch.Business response

The attached was taken from the brochure which was provided to us by the sales people in the model home at Providence Landing when we were considering GreenTech Homes and the Providence Landing area. You will note on the lower right side of the page for Providence Landing there is a paragraph stating “The stocked pond graced with a dock and fountain is a perfect haven of tranquility.” We were also told by the sales people the area around the pond would be cleared along with adding the dock and fountain. None of which has been done. In the response from GreenTech they say it was only preliminary talks and never the plan. The fact that it was printed in their brochure and distributed to potential buyers says otherwise. It was the plan and we were told that and they used that information in their brochure. Buyers make their decisions based on the information we are provided. We only want was was promised and advertised.

I closed and moved into the house in May 2021. There were 2 existing issues that Green Tech promised to resolve before closing. One was the siding which was warped and the other was to install flood lights. Not only did they not install 2 flood lights (and used regular lights), they have not addressed the warped siding. I have also submitted 8 other items that need to be corrected including the front door, ac/heater unit, flooring, electrical, countertop, and nearly every interior/cabinet door (either doors sticking or self closing not working). I have texted and emailed Kim and Damian with no response. No response from ANY Green Tech employee either. This isn't an isolated case, Nearly everyone in the neighborhood has a laundry list of items to be addressed since they moved in MONTHS ago. I'll repeat that: NO RESPONSE FROM GREEN TECH ABOUT FIXING WARRANTY ITEMS. They are more interested in building additional homes rather than fixing their existing ones!Business response
