      On 7/27/2022 I hired Chattanooga Home Inspectors to perform a pre-purchase inspection of a home I was buying located at **** ******** ******, Chattanooga, TN *****. I was invoiced, and paid, for inspection prior to their performance of services. I paid $571.00 on my debit card. The business was to examine the home for structural defects and check all appliances – heating and air system, vacuum system, electrical, crawlspace, attic, roof, etc. They performed a majority of services. Nevertheless, they did not test the heat or open the panel on outside package unit to inspect the heat exchanger (burners) on gas device. When the weather turned cooler in October, I flipped my system to heat and it refused to operate. I called The Lee Company and they came out and inspected the problem on 10/25/22 and told me that the system was inoperable and that they had shut the gas off due to carbon monoxide hazard I was very disappointed by the inspection and associated report from CHATTANOOGA HOME INSPECTOR. Within a month of purchasing a new home, I had to make a repair to a major appliance (Frigidaire 4 ton package unit) that they missed on inspection. They could have tried the function of the heating system, or opened the access panel and visually inspected the burners....but they did neither. It is clearly demonstrated in their report that they do open up items to perform inspections. For example, they accessed the attic and the crawl space to inspect. More importantly, they removed the front of the breaker box and inspected the wiring. So, they demonstrate in their own report that they do remove panels for inspection. A simple visual inspection of the heat exchanger would have revealed the pitting and cracks that caused flame rollout and safety concerns with regard to carbon monoxide. - they were obligated to secure the gas to the unit, which they did, due to safety concerns.

      We’re so sorry you feel this way. As we have explained in the past the manufacturer states if the temperature outside is a certain temperature we can’t operate the heat and in cold conditions we can not test the AC. We clearly disclose if it is unable to be tested. 
      it was stated in your report that the system was so old we couldn’t read the data plate and for further information please contact a HVAC professional. I’m sorry if you did not do that. 
      thank you for stating that we are very thorough with the rest of our inspection as well. We do clearly exceed the state of TN’s standard operating procedure. 

      Since the Lee company was stated it should also be noted that we used our connection at a different company that remedied your concern at about 20% of the other companies quote.

      I am rejecting this response because: I have searched Frigidaire for such guidelines and the search have failed to return any valid search results in operational temperature guidelines.  I would like the citation from Frigidaire HVAC that validates their claims - manual, chapter, page number, etc.  My proof of home inspection failure is evidenced with pictures and documentation, I think their defense of claims should also.

      This is dragging on way too long. We provided an outstanding service and clearly disclosed what condition this gentlemen’s hvac was in and clearly stated it was too hot for us to test in July. This is cited in the internachi guide for home inspections that is a state of Tennessee approved licensing course.
