We asked Jenny to do a home inspection on a property we were buying. The agent told us that we didn't have time to do an inspection, we had nowhere to go, and were rushed into this purchase. The inspection was never done. We have had multiple issues. Day one- All but one lite in the kitchen went out., We lost everything in the refrigerator because nothing would stay plugged in because of worn sockets. The first time my grandson took a shower, water ran into the basement and we had to put a bucket to catch water. The garage was not repaired when we moved in. In the living room, the water from outside came under the door and soaked the carpet. We had to have all that replaced. The air conditioner is going out. The dishwasher was broken and the first time I used it the floor flooded on the new wood floors. The stove doesn't work and we had to get it repaired. We put a large amount of money down on this house and should have been treated fairly. I would not recommend this agent or the Chattanooga, TN office to anyone. We are very upset. I feel that we were taken advantage of because of our ages. This is not how you treat the elderly our agent should have looked out for our best interest. As 80+-year-olds this is heartbreaking.

The buyers were provided with a printed copy of the GA Buyers Brochure detailing the importance of having a home inspection, etc. on 8-22-2021 when we wrote our first offer on a home in GA. When we went under contact on the home that my buyers purchased they expressed to me that they were under a time crunch to find a home and move. In the contract, they signed off on a seven day due diligence period to complete any and all inspections that they chose to have performed and pay for; however, after several attempts to ask the buyers if they were going to order a home inspection, I was told that they were choosing not to have a home inspection performed. I verified this several times with the husband who was the main point of contact during this transaction. He verified several times that no inspection was needed and that they just needed to get the home closed so they could get moved in. During the appraisal process, the appraiser indicated that a roof inspection would be required to determine the viable life left on the roof. I spoke with the buyer and explained this to them and that I would be contacting a licensed roofer to verify the roof life of the home. I then met with the roofer on 10/18/2021 out at the home and he verified that the home had a roof life of at least 5 years. The appraiser also noted a leak that the underwriter requested to be addressed prior to closing. I met with a contractor that gave me an estimate to repair the places that were causing the leak. I then discussed the estimate and issues that needed to be addressed prior to closing with the buyers. The buyers gave me permission to go ahead and have repairs completed and increased the purchase price so repairs could be taken from the seller's final proceeds. The buyers were aware that the home was being sold in it's "AS IS" condition per the Multiple Listing Service and that the sellers had no money to make any required repairs that the underwriter and appraiser requested. I went above and beyond to help get everything scheduled and addressed based on what was required for the buyer's loan to go through all while getting phone calls from the buyers several times a day begging me to get the deal done so they could get moved into their new home. They asked several times to get early occupancy on the home or to be able to start working on the home before the home closed. The sellers would not give us that permission so I was not able to get my buyers into the home prior to it closing.
I am extremely saddened that they are unhappy with their new home.
I have been in contact with them on this matter several times to see if I could be of assistance. I will continue to advocate for them every step of the way.
The home being sold (as-is) was something they were aware of from the beginning. The home was listed below market value to allow for future upgrades and repairs.
