I closed on a newly constructed condo April 8, 2024. I havent moved in due to two major problems. First, there was a leak under the slab. I notified Regency warranty team of a possible leak April 16 due to wetness on the garage floor and patio that never dried. I made several requests for them to send someone to assess the problem. They hadnt sent anyone as of April 25 so I contacted Legacy Plumbing. Legacy contacted Regency since they hadnt received anything on this issue. Legacy checked and found a leak April 26 and repaired the leak April 29. On May 6 I saw a puddle of water on the master bedroom floor and water marks on the wall, the blinds and windowsill were wet. I notified the warranty team immediately and sent photos. Regency sent painters to caulk around the window without sending someone to assess how the rainwater got in. On May 9 a relative found water on the master bedroom floor, windowsill and blind's. She called Regency and sent photos but no one has come to assess the problem as of today. Regency was totally negligent regarding the leak and is continuing their negligence in assessing and repairing the water problem. It is literally raining in my home and they have not made it a priority. Their negligence and poor quality construction have delayed my move-in since April 22.The front door doesnt close as tight as it should and was reported on the initial warranty list April 16. It has not been repaired.I request that Regency:1. Assess how the water entered my home and repair the problem and any damage caused by the water; including cutting out drywall around the window to see if the insulation/frame got wet and removing some floor boards to see if water got under them. If so, get water restoration company to dry things out to prevent possible mold. Have the drywall, painting and flooring teams complete the repairs.2. Adjust the front door. 3. Pay my mortgage note and HOA fee due June 1 if repairs arent completed by June 1, 2024.
