    Formal complaint regarding as renters of ************************************************************************* managed by Kaizen Realty, LLC. Moved in Monday, March 13, 2023. House was filthy, had not been cleaned prior to the start of our lease. There were several insects within the house. I called the property manager, and a maintenance man performed a minimal floor sweep that day (<20 minutes). A maintenance individual from Kaizen came a few days later but did not do a satisfactory job. We ultimately hired a professional cleaning crew.There are weeds overgrowing the entire property. I complained about this upon moving in, and nothing was done to remove and treat the weeds across the property. There is a water leak in the first floor ceiling that continues to leak. The leak was first noticed on July 3, 2023. A maintenance man from Kaizen came to the house July 5 and stated that the lead was due to a broken window seal that he fixed. On the evening of July 5, heavy rainfall resulted in continued leaks and worsening cracking. THIS IS AN UNSAFE SITUATION FOR MY FAMILY. THIS MUST BE FIXED IMMEDIATELY. Multiple receptacle outlets in the home have not worked for months. We contacted Kaizen to have this addressed months ago -disregarded. There are multiple poorly sealed doors and windows that result in easy entry into the house for insects and other pests. Several doors and windows must be resealed, as well as new weather stripping installed. This has also resulted in excessive energy bills ($500 one month).The first floor toilet does not sufficiently flush. The toilet routinely requires 2-3 flushes in order to fully flush the contents after using the toilet. We were told today by the maintenance man from Kaizen that this first floor toilet is "only meant for urination." The responsiveness of Kaizen to our requests has been inconsistent, at best. Furthermore, even when acknowledging our requests and complaints, they are rarely satisfactorily resolved.

    ***************************** was very UNETHICAL UNPROFESSIONAL UNORGANIZED She was contacted to schedule a virtual tour on 9/4/23 but informed me she had company coming in town could I do the tour Tuesday I said yes 9 am. She hadnt contacted by 9am on 9/5 so I texted her to see if time had changed she responded back at 11:00 stating her company Kaizen Realty charges a $250 fee for virtual tours and to send her my Venmo information so she can invoice me before scheduling tour. If this was a know procedural charge then she should have informed me in our initial conversation on 9/3/23 No documentation was presented to substantiate this procedure fee which show poor performance and communication as a professional. Ive never heard of a realty company charging a fee for Virtual tours I feel violated as a consumer. ****** is very unorganized unprofessional unethical as a realtor. She sets a poor example as a representative for Zillow and if Kaizen supports this type of behavior then this is a very poor example of supporting American dreams of owning a home. Im appalled at this situation that such a person represents this company. I DO NOT recommend her for anyone in search of the American dream of home ownership.
