      I needed my roof replaced. After researching and evaluating companies,I chose The ************ Allen Company due to his BBB rating AND his participant level as a Preferred Contractor on ***** Cornings (OC) website. Each OC contractor agrees to the Terms and Conditions. One item in the Contractor Obligations is that they SHALL,install Products in accordance with the installation instructions, all applicable building codes, At the bare minimum,**** ALLEN VIOLATED THIS PARTICULAR ITEM WHEN HE DID NOT INSTALL PRODUCTS ACCORDING TO THE INSTALLATION INSTRUCTIONS WHICH VOIDS MY MANUFACTURERS LIFETIME WARRANTY IF/WHEN THERE IS AN ISSUE. In the Standard Warranty ,WHAT IS NOT COVEREDsection,Item 4, it states,IMPROPER OR FAULTY INSTALLATION OF YOUR ROOFING PRODUCTS INSTALLATION MUST BE IN ACCORDANCE WITH OUR WRITTEN INSTALLATION INSTRUCTIONS,. He did not install other manufacturers products according to the installation instructions either. In addition to the roofing material not being installed according to the installation instructions,he installed replacement roof decking in a subpar manner. There are at least two full sheets of decking where the end is not supported by a rafter. One of them, you can see daylight through the gap at the bottom of my roof. There are a lot of places where the nails on the other repairs missed the rafters by a little bit, and others by inches leaving the repair potentially unsecured to the structure. All of this is as viewed from inside the attic. He also damaged 2 of the 3 of my gutters and drove 107 roofing nails into the gutter to resecure it to the house after THEY DAMAGED IT. *** voiced concerns with the workmanship and voiding of mfgs warranties since the install date. He offered quick fixes but nothing that will fix my warranty from ***** Corning. 8/1/23,he said that he didnt do anything different on my house than the one he was putting on today.Due to BBB character limit, I will detail it in an attached documents.

      BELOW, I HAVE COPIED MR. *********************** 1ST RESPONSE DATED 10/2/2023 INTO THIS DOCUMENT AND HAVE MADE COMMENTS WHERE NECESSARY.  I HAVE INCLUDED ADDITIONAL COMMENTS AT THE END OF THE DOCUMENT.  ALL OF MY COMMENTS WILL BE IN ALL CAPITAL LETTERS, BOLDED, ITALICIZED AND UNDERLINED JUST LIKE THIS TEXT TO DIFFERENTIATE BETWEEN HIS COMMENTS AND MINE.  IN THE ATTACHED DOCUMENT, MY COMMENTS WILL BE IN RED TEXT FOR EASIER READING.

      As stated to ********* on 9/26/23, I have never received a copy of the complaint submitted on 9/11/23. The second attempt was

      In response to ************************ complaint, I offer the following

      ************************ called my office in the Fall of 2023 (FALL OF 2022, NOT FALL OF 2023) and ask for an estimate for 3 projects.  Each project was estimated and sent to him dated December 1, 2023 (12/1/2022, NOT DECEMBER 1, 2023).  Copy of proposal attached. After the first of the year ************************ notified me that he wanted to only replace his roof at that time (I SENT AN EMAIL TO MR. ********************** ON 3/8/2023 ASKING HIM TO CONTACT ME.  HE DID NOT SO I STOPPED IN THE NEXT DAY AND MET WITH MR. ********************** ON 3/9/2023 IN HIS OFFICE.  I CHOSE ***** CORNING THAT DAY AND TOOK A SHINGLE SAMPLE BOARD WITH ME TO DETERMINE THE COLOR).  He was instructed to come to my office and make a roof color selection.  He had no brand preference and ask which manufacture I used the most I stated ***** Corning.  (ACTUALLY,I DID HAVE A BRAND PREFERENCE IN MIND.  I ASKED MR. ********************** WHAT BRAND HE WOULD PUT ON HIS HOUSE AND HE QUICKLY REPLIED ***** CORNING.  HE WENT ON TO SAY THAT IT WAS BECAUSE OF THEIR RELATIONSHIP.)  He chose a color (Estate Gray) and we put him on schedule.

      Later on, his shingles were delivered on site and he was notified of a start date.  (I EMAILED HIM ON 4/6/2023 TO LET HIM KNOW THAT THE SUPPLIES HAD ARRIVED. I ASKED HIM IN THIS EMAIL WHEN WORK WOULD BEGIN. HE REPLIED NEXT WEDNESDAY (4/12/2023).  THEY SHOWED UP ON 4/11/2023 AND STARTED.)  I met my roofing Subcontractor,*********************************, on site and explained the scope of the job.  He instructed his men and work begin.  Later in the day, I went to job site to check progress and found out ************************ altered the scope of the job and wanted a lot of decking replaced without my knowledge. (MR.********************** DID NOT SHOW UP LATER THAT DAY AFTER THE WORK BEGAN ON 4/11/2023.  INSTEAD, HE SHOWED UP THE NEXT DAY, 4/12/2023 IN THE 3PM HOUR WHEN APPROXIMATELY 75% TO 80% OF THE PROJECT WAS COMPLETE.  HE CAME BACK ON 4/13/2023 TO GIVE ME AN INVOICE FOR PAYMENT.  I TOLD MR. ********************** DURING MY MEETING WITH HIM IN HIS OFFICE ON 3/9/2023 THAT THERE WOULD BE SOME WOOD DECKING THAT NEEDED TO BE REPLACED.)  He had gone to his supplier and purchased multiple sheets of OSB decking for use in making repairs. Once decking was repaired, I'm told he tried to pay them outside of our agreement. When they gave him a bill he refused and claimed it was too high. (********************************* APPROACHED ME ABOUT PAYING HIM FOR THE LABOR INSTEAD OF GOING THROUGH MR. **********************.  MY AGREEMENT WAS WITH MR. ********************** & NOT WITH **********************************  I NOTIFIED MR.********************** OF THIS WHEN HE ARRIVED IN THE 3PM HOUR ON 4/12/2023.)  All of this happened without my knowledge and the courtesy of a phone call from the owner.  (IF MR. ********************** WAS HERE TO SUPERVISE EACH JOB FROM START TO FINISH AS HIS WEBSITE LEADS ONE TO BELIEVE, THEN HE WOULD HAVE KNOWN ABOUT EVERYTHING GOING ON.  ********************************* CONTACTED MR. ********************** AFTER HIS FAILED ATTEMPTS TO GET ME TO PAY HIM DIRECTLY).  In an attempt to salvage the situation, I talked to my subcontractor, paid them and submitted a bill to ************************ as an addition to our agreed PRICE. (I AM NOT SURE WHAT MR. ********************** MEANS BY HE WAS ATTEMPTING TO SALVAGE THE SITUATION.  WHEN I NOTIFIED MR. ********************** ON THE **** OF ********************************* ATTEMPT TO GET ME TO PAY HIM DIRECTLY FOR THE LABOR OF INSTALLING THE DECKING, MR. ********************** STATED, ILL GET HIS BILL, AND ILL GET IT ALL WORKED OUT, BUT I WONT PAY HIM UNTIL I GOT ALL THESE THINGS IRONED OUT.  ALL OF THESE THINGS ARE NOT IRONED OUT.)  After a delay, I was paid in full.  (I EMAILED MR.********************** ON 4/17/2023 AND SAID THAT I WAS DELAYING PAYMENT BECAUSE OF THE CONCERNS THAT I KNEW OF AT THAT **** AND WE NEEDED TO DISCUSS THIS.  I PAID HIM IN FULL ($10,988.06) ON 4/21/2023,WHICH WAS 7 DAYS BEYOND HIS INVOICE DATE OF 4/13/2023.  AT THE BOTTOM OF HIS INVOICE, HE LISTS THAT THE FULL AMOUNT IS TO BE PAID WITHIN 10 DAYS FROM THE INVOICE DATE.  I BELIEVE I WAS WELL WITHIN THAT **** FRAME.) I agreed to correct a few concerns and we moved forward.  He asked about warranties and I told him. I gave a two-year labor and material warranty. After that, he would have a product warranty from ***** Corning. He received a copy of my company warranty (Copy Enclosed) and a brochure warranty from ***** Corning. (MR. ********************** GAVE ME A 23-YEAR-OLD ***** CORNING WARRANTY CARD. IT WAS SO OLD THAT IT LISTED SHINGLE PRODUCTS THAT HAVE BEEN DISCONTINUED. I ATTACHED TWO PICTURES OF THE BROCHURE TITLED, 7.1 - ******** -Warranty-***** Corning Shingles-************ Allen 1, AND 2.)

      I was contacted later and accused of not putting the roof on to *** guidelines.  I stated l had never been challenged on my installation techniques as my methods were normal and customary within the industry.  He persisted and l suggested that we arrange an *** Representative to come look at the roof. (YES, I AM VERY CONCERNED THAT IF/WHEN THERE IS AN ISSUE WITH ******* SYSTEM, THAT ***** CORNING WILL NOT COVER DAMAGES UNDER THEIR WARRANTY (LIFE****/25 YEAR WARRANTY) SINCE THE SHINGLES AND OTHER ****ING MATERIALS WERE NOT INSTALLED ACCORDING TO THE WRITTEN INSTALLATION INSTRUCTIONS.  THIS IS LITERALLY STATED ON ***** CORNING STANDARD WARRANTY.  THE P**** IS ON *******.  I WELCOMED A VISIT FROM AN ***** CORNING REPRESENTATIVE.  MR. **********************, IS IT NORMAL AND CUSTOMARY WITHIN THE INDUSTRY TO NOT INSTALL ****ING ACCORDING TO THE MANUFACTURERS INSTALLATION INSTRUCTIONS EVEN THOUGH IT AFFECTS THE CUSTOMERS WARRANTIES IN THE END IF/WHEN THERE IS AN ISSUE?  HOW IS THIS PRACTICE ACCEPTABLE?  THIS IS NOT ACCEPTABLE TO ME, AND I WOULD PROBABLY SAY MANY OF YOUR PAST CUSTOMERS WOULD BE IN AGREEMENT AS WELL.)

      I scheduled a visit through my material vendor and arrived on site.  I allowed ************************ to ask all questions to get his concerns addressed. While I listened, it seems quite a debate was going on and ************************ was challenging the comments made by the *** Representative. The meeting ended with the Representative wishing to get back in touch with ************************. To date, I have not received any conclusions from the meeting. No warranty claims have been made. (YES, THIS MEETING TOOK PLACE ON 8/1/2023.  THE ***** CORNING REPRESENTATIVE WAS AN AREA SALES MANAGER NOT A REPRESENTATIVE OF THE ENGINEERING, TECHNICAL, OR WARRANTY DEPARTMENT.  THE REPRESENTATIVE DID NOT SEEM TO BE FAMILIAR WITH THE INSTALLATION OF THE OAKRIDGE LINE OF SHINGLES AT THAT ****.  I ASKED VERY SPECIFIC QUESTIONS WHICH WAS IN THE INSTALLATION INSTRUCTIONS AND HE COULD NOT ANSWER THEM CORRECTLY.  ONE EXAMPLE, HE MAINTAINED THAT A STARTER COURSE WAS NOT REQUIRED FOR A STANDARD SHINGLE INSTALLATION WHILE THE INSTALLATION INSTRUCTIONS THAT I HAD IN MY HAND SAID OTHERWISE.  I SAID THAT I WAS NOT CONVINCED THAT WAS CORRECT, BUT ASKED FOR HIM TO SEND ME SOMETHING TO SUPPORT HIS CLAIMS SO THAT WE COULD KEEP MOVING FORWARD WITH THE MEETING. THIS WAS ONE POINT IN WHICH THE REPRESENTATIVE WISHED TO GET BACK WITH ME.  TO THIS DATE, I HAVE NOT RECEIVED ANYTHING FROM HIM TO SUPPORT HIS CLAIMS OF NO STARTER COURSE REQUIRED.  HE DID NOT KNOW THE DIFFERENT TYPES OF VALLEYS THAT CAN BE USED ON A ****.  AT ****S HE HAD TO RELY ON THE *** ****ING REPRESENTATIVE FOR HELP.  THIS IS NOT WHAT I EXPECTED FROM A FACTORY REPRESENTATIVE.  ALSO, THE ***** CORNING REPRESENTATIVE (****ING DIVISION) WAS NOT ALLOWED TO GET ON ******* AND THEREFORE DID NOT SEE THE WORKMANSHIP OF MR. *********************** EMPLOYEES LEFT ME WITH.  THIS IS NOT A COMPLETE LIST OF EXAMPLES, BUT THIS SHOULD SUFFICE.  IN AN EMAIL FROM THE ***** CORNING REPRESENTATIVE DATED 8/9/2023, HE STATES, THE CONTRACTOR SHOULD BE REACHING OUT TO YOU TODAY.  THIS STATEMENT LED ME TO BELIEVE THAT THERE HAD BEEN CORRESPONDENCE BETWEEN MR.****** AND THE ***** CORNING SALES REP. THAT MEETING WAS 2 MONTHS AGO AND I HAVE NOT HEARD ANYTHING FROM MR.**********************.  MR. **********************, IF WHAT YOU SAY IS TRUE, HAVE YOU REACHED OUT TO THE ***** CORNING REPRESENTATIVE TO FIND OUT WHAT NEEDS TO TAKE PLACE TO RESOLVE THIS ISSUE?)

      Prior to the *** meeting, ************************ complained about other damages to his property.  I addressed each item and sent him a written response in accordance to his demands. Copies attached June 22 & July 17. We'll make these repairs even though most are a result of his unauthorized instructions to my subcontractor. (AGAIN, IF MR. ********************** HAD BEEN ONSITE SUPERVISING THIS JOB FROM START TO FINISH AS HIS WEBSITE LEADS ONE TO BELIEVE, THEN HE WOULD HAVE KNOWN ALL ABOUT THINGS AND MADE ADJUSTMENTS) I still have not received his consent to make repairs. (MR ********************** REFUSES TO ACKNOWLEDGE ALL OF MY CONCERNS UP TO AND INCLUDING THE INSTALLATION OF THE PRODUCTS USED ON ******* DESPITE THE WARRANTY DOCUMENTS.  I PAID FOR QUALITY CRAFTSMANSHIP JUST AS HIS WEBSITE LED ME TO BELIEVE I WOULD GET FROM HIS QUALITY CRAFTSMEN THAT HE EMPLOYS. I WANT THE REPAIRS TO BE DONE CORRECTLY AND NOT COBBLING SOMETHING TOGETHER.UNTIL WE CAN COME TO AN AGREEMENT ON HOW REPAIRS WILL BE MADE, I WILL NOT GIVE CONSENT FOR HIM TO MAKE REPAIRS.  AS HE HAS JUST MENTONED IN THE PARAGRAPH ABOVE, HE HAS NOT HEARD ANYTHING FROM THE ***** CORNING REPRESENTATIVE.  MR. **********************,PLEASE DO YOUR PART AND REACH OUT TO THE ***** CORNING ENGINEERING OR TECHNICAL DEPARTMENT, AND NOT MERELY A SALESMAN, AND DISCUSS THE ISSUES THAT I HAVE DETAILED TO YOU IN THE ALL OF THE DOCUMENTS I HAVE SENT YOU IN THE PAST NEARLY 6 MONTHS.  THAT WOULD BE A GOOD START TO RESOLVE THIS MATTER.)  As a response to his remark about a building permit. The application was faxed on April 12, 2023. I will follow up on that matter.  (MR. **********************, THIS IS MORE THAN A REMARK.  I WENT TO BUILDING CODES DEPARTMENT TO CHECK ON THIS.  THEY SAID THAT THEY DID NOT ISSUE A PERMIT FOR THIS WORK AT MY ADDRESS. WOULD YOU PLEASE PROVIDE P**** OF THE ***** APPLICATION AND P**** OF PAYMENT FOR THE PERMIT BY SUBMITTING THESE DOCUMENTS TO THIS COMPLAINT TO SHOW THAT IT ACTUALLY TOOK PLACE?)

      In summary, my proposal to ************************ was limited to ***** numeral A on my proposal dated 12/1/22. There were no  specifications given to perform those services except for what I consider normal and customary within the industry. No consideration was figured in the job for specific warranty guidelines and none were demanded by the customer.  However, in addition to my two-year warranty, I have offered a third year, hoping to add some resolve to this situation. It should also be noted **************************** roof is functioning as applied and there are no leaks. (I FEEL THAT IF I HIRE AN ***** CORNING PREFERRED CONTRACTOR,I SHOULD NOT HAVE TO SPECIFY ANYTHING. THERE WAS ABSOLUTELY NO CONVERSATION ABOUT THE DIFFERENT WARRANTY OPTIONS AVAILABLE TO ME.  WHAT I DO EXPECT IS THAT AN ***** CORNING PREFERRED CONTRACTOR INSTALL MY ****ING ACCORDING TO THE WRITTEN INSTALLATION INSTRUCTIONS SO THAT I AM PROTECTED BY THE ADVERTISED WARRANTY PERIOD BY THE MANUFACTURER. THIS IS NOT LIMITED TO JUST ***** CORNING, BUT EXTENDS TO ANY OTHER PRODUCT THAT I PAID FOR AND IS INSTALLED ON MY HOUSE.)

      I WOULD LIKE ADD THAT IT IS MY UNDERSTANDING THAT EVERY CONTRACTOR WHO PARTICIPATES IN THE ***** CORNINGS ****ING CONTRACTOR REWARDS PROGRAM, SUCH AS MR. *********************** COMPANY DOES, THAT THEY AGREE TO ABIDE BY THE ***** AND CONDITIONS AS DETAILED ON THE REVERSE SIDE OF THE APPLICATION FORM THAT IS FILLED OUT AND SUBMITTED TO ***** CORNING BY THE CONTRACTOR.  SECTION 2 OF THE ***** AND CONDITIONS IS LABELED CONTRACTORS OBLIGATIONS. THERE ARE SIX ***** UNDER THE CONTRACTORS OBLIGATIONS LABELED A-F THAT THE CONTRACTOR IS OBLIGATED TO ABIDE BY. ITEM B SPECIFICALLY STATES THAT THEY SHALL INSTALL PRODUCTS IN ACCORDANCE WITH THE INSTALLATION INSTRUCTIONS, ALL APPLICABLE BUILDING CODES,AND IN A PROFESSIONAL AND WORKMANLIKE MANNER CONSISTENT WITH THE HIGHEST INDUSTRY STANDARDS.  IT IS STATED IN SIMPLE WORDING AND EASY TO UNDERSTAND. IF/WHEN I HAVE AN ISSUE WITH ******* AND I CONTACT ***** CORNINGS REGARDING THE WARRANTY, THEY WILL INSPECT ******* TO MAKE SURE THAT IT WAS INSTALLED IN ACCORDANCE TO THE INSTALLATION INSTRUCTIONS. IF THE ****ING MATERIALS ARE FOUND TO BE INSTALLED IMPROPERLY, WHICH IT APPEARS THAT THEY ARE, THEN THEY WILL NOT BE ABLE TO COVER THE DAMAGES UNDER THE WARRANTY.  I HAVE CONFIRMED THIS WITH AN ***** CORNING CUSTOMER SOLUTIONS AGENT AS WELL AS AN EMAIL FROM THE ***** CORNING SALESMAN WHO ATTENDED THE MEETING AT MY HOME ON 8/1/2023. THIS MEANS THAT I WOULD HAVE TO COVER THE ENTIRE COST OF THE REPAIR OF THE DAMAGES JUST BECAUSE MR. *********************** EMPLOYEES DID NOT INSTALL IT PROPERLY.  I PAID FOR ******* TO BE INSTALLED CORRECTLY AND CORRECTLY MEANS THAT IT SHALL BE INSTALLED ACCORDING TO THE MANUFACTURERS INSTALLATION INSTRUCTIONS JUST AS MR. ********************** AGREED THAT HE WOULD IN THE ***** AND CONDITIONS.

      MR. **********************, I ENCOURAGE YOU TO PLEASE TAKE THE **** TO REVIEW ALL OF THE ***** THAT I SUBMITTED TO THE BBB ON 9/11/2023 IN THEIR ENTIRITY.       On 10/6/2023, ********************** wrote, 

      I see no reason to continue to rehash the events of this ordeal.  My facts have been stated.  I had hoped to resolve Mr. *********** concerns long ago and will continue to offer my resolutions as stated in my memo of June 22 & July 17.  My offer to extend his material and labor warranty another year is still in place.  I have performed all components of my December 1, 2022 proposal.  With regards to the permit, I went to the building department, this past week, with my application of permit submitted to them April 12.

      ************************ has received a roof which functions as installed.  There are no leaks.  In order for a warranty to be validated, a failure has to occur.  His speculations of failure are not a valid point, it is just speculation.  The memos of June 22 and July 17 are an attempt to resolve all concerns with no admission of wrong doing.  All of his concerns with warranties were never mentioned or considered in his original proposal of December 1, and were not a part of his scope of services.  If he had included specification for extended warranties to be included in his proposal it would have been reflected in my original proposal.

      Mr. ********************** had hoped to resolve my concerns in a way to benefit him the most.  He tends to pick and choose the items that he wants to work on from the list of items that I have submitted to him since the installation completion date of 4/12/2023.  I am not satisfied that he has performed all components of his 12/1/2022 proposal.  For instance, Mr. *********************** was to provide the permit for this project.  As of 9/5/2023, I found that there had not been any permits issued for my property from the time period of 12/1/2022 to 9/5/2023.  Mr. *********************** stated that he went to the building department with his application of permit.  I would like for Mr. ********************** to let us know, BBB and myself, what was achieved when he went to the building department?  Did he get a permit issued months after the work had been completed?  I am under the impression that work does not begin until a permit has been issued.  In this case, the work began on 4/11/2023, but he stated in his 9/29/2023 response that the application for the permit was faxed on 4/12/2023.  4/12/2023 was the day the project was considered completed.  I would like for Mr. ********************** to submit a facsimile transmission report to prove that the application was sent on 4/12/2023 as he states.

      Outside of the fact that there were subpar decking repairs and property damage during this project, I expected a roof to be installed according to the manufacturers installation instructions.  This includes all of the product manufacturers used on my roof from ***** Corning, Lomanco, Oatey, ********, and Apoc.  According to the information on ***** Cornings website, the ************ ********************** Company is obligated to install their products according to the installation instructions as part of his agreement with ***** Corning.  This agreement is the Terms & Conditions of their relationship.  I have attached a copy of the Rewards Application with the Terms & Conditions on the back (File name:  1.0 - 10017460-Contractor-Rewards-Application).  Pay close attention to subsections under Item 2, the Contractors Obligations.  It is this same agreement between the two companies and Mr. **********************s participant level in ***** Cornings network that allows his company to be promoted as a Preferred Contractor on ***** Cornings website.  Mr. **********************s company did not install my roofing products in accordance with the installation instructions and therefore it will affect my ***** Corning warranty should something occur.  Why would anyone be okay with a contractor installing roofing material in an improper manner that will affect the warranty coverage should there be a leak or another issue arise.  I have attached a picture from ***** Corning website showing the different levels of warranty coverages (File name: 2.0 - Overview, ***** Corning Warranty).  I did not specify to Mr. ********************** that I wanted an extended warranty because I did not want one and nor did he try to sell me one.  I was fine with receiving the Standard Coverage.  I have attached a copy of the Standard Warranty (File Name:  3.0 - 10023873-Standard-Product-Limited-Warranty-(Shingles-+-Accessories).  The warranty will only be valid for coverage if the products were installed according to ***** Cornings installation instruction.  I have verified this with ***** Cornings Customer Solutions Agents.  For example, despite the fact that the technical bulletin for the starter shingles stating that laminate shingles or three-tab shingles instead upside down as a starter is not acceptable, Mr. **********************s employees installed the laminate shingles upside down for the starter course.  I have attached a copy of this technical bulletin (File Name:  4.0 - ******** - 10023709-BW-Use-of-Hip-and-Ridge-and-Starter-Shingles-with-Limited-Lifetime-Technical-Bulletin).  As of 10/10/2023, the first course of shingles on the front half of the roof still has not achieved a thermal seal to the starter course and there has been 42 days of temperatures of 90 degrees or more according to data from the **********************************************************.  I have attached a copy of this lack of thermal seal between the first course of shingles and the shingles that was used for the starter course (File Name:  5.1 - IMG_7959a).  In comparison, the shingles above it are sealed, but not that first course.  Mr. ********************** noted that he would Apply starter shingles as part of his original proposal.  Three-tab shingles or laminate shingles are not starter shingles.  There are two different products that ***** Corning sells that are starter shingles; strips and rolls. I am not sure how Mr. ********************** can be so sure that there are no leaks because I am not even sure that it the roof is leak free.  We have not had that much rain since the roof was installed.  There were only 9 days where there was a rainfall amount recorded above 1 at the ********************************************************** in *******, ** and I dont know if it was delivered in 1 hour or across the 24 hours in one day.  Just because I have not detected a leak does not mean that I dont have one.  I do not go into the attic every single time it rains.  However, I have pointed out unsealed nails in his last repair session that are exposed to the rain, and I have provided pictures of sealant that was applied to nails on the plumbing boots that was already cracked and is a potential leak point.

      As a courtesy to all involved here, I have copied his resolutions below that were taken from his 6/22/2023 and 7/17/2023 memo that he refers to.  I have asked some questions that I would like for Mr. ********************** to answer.

      6/22/2023:
      1.I will modify the porch ridge vent.
      2.I will replace your rear gutter.  But will not make any structural repairs as my work did not damage it.
      3.I will cut the few nails that missed the rafter and verify decking is secure.
      4.As a sign of good faith, I will extend an additional one-year warranty on your roof replacement.

      7/17/2023:
      1.Remove and replace rear gutter on residence including downspout.
      2.Replace facia under gutter if damaged by excessive nailing.  ******** is replaced, I will prime and paint.
      3.Replace section of gutter on front of house to the right of the front porch.
      4.Remove and replace ridge vent and cap on entire residence.
      5.Cut new nails piercing attic decking that missed rafters.  Not observing any loose decking, but as an added measure I will apply a bead of construction adhesive where decking and rafters met to form an added bond between the new decking and rafter where nailing is questioned.
      6.The piece of decking on the rear of the house at bottom edge as shown in your photo; shingles will be removed in affected area and decking will be repaired to rest on top of the rafter and resecured.
      7.Three areas on roof deck two at ridge and one on porch ***** as shown on your photos will be repaired.
      8.Debris from removed decking remaining in your attic will be removed.

      The above is taken directly from the documents Mr. ********************** mentioned; 6/22/2023 & 7/17/2023.  It appears the 4 items from the 6/22/2023 memo and the 8 items from the 7/17/2023 memo that he offered could be condensed into a single, revised list.  For example, is he going to modify the porch ridge vent in item 1 of 6/22/2023 memo AND remove and replace the ridge vent and cap on entire residence?  I ask that Mr. ********************** please revise this list and submit to the BBB.  In addition, let it be known that I am NOT agreeing to anything at this point.  However, I want some clarification on the few things that Mr. ********************** offered above.  I ask that Mr. ********************** please provide a detailed answer to each of the questions that follow each:
      1.7/17/2023, Item 1:  There are two downspouts on this one long gutter.  Are you only going to replace only one downspout or both downspouts?
      2.7/17/2023, Item 2:  Please define the parameters that will determine if the facia is damaged enough to replace due to the excessive nailing (107 nails to resecure it to the house).
      3.7/17/2023:  Item 3:  When you say replace section of gutter on front of house.), are you replacing the entire L-shaped gutter on the right side (west end of house), or replacing that section from the western end to the point that it intersects the gutter that runs northward, or are you going to just cut the damaged section out of the existing gutter and replace only that portion of the gutter?
      4.7/17/2023, Item 5:  You offer that you will Cut new nails piercing attic decking that missed rafters.  Not observing any loose decking, but as an added measure I will apply a bead of construction adhesive where decking and rafters met to form an added bond between the new decking and rafter where nailing is questioned.  Are you proposing to cut the nails off so that it is not so obvious that the nails installed in the decking did not enter the rafter as viewed from the attic space?  Are you planning to apply a bead of construction adhesive on the inside corner formed by the side of the rafter and the decking just as you would use caulk to seal around the trim of a window? How can you tell if there is a minimum of of the edge of the decking is being supported by a rafter without inspecting this from the top of the roof deck with the roofing material removed?
      5.7/17/2023, Item 6: The piece of decking on the rear of the house at bottom edge as shown in your photo; shingles will be removed in affected area and decking will be repaired to rest on top of the rafter and resecured.  There are at least two pieces of decking on the rear of the house at the bottom edge that is not supported by a rafter.  I believe that there are more of these types of issues.  Which one are you referring to; the one that you can see daylight though the hole or the other one that is wedged alongside the rafter that resulted in the depression in the roof that you can easily see from the back yard?  I sincerely suspect that there are more replacement pieces of decking that is not supported properly by a rafter.
      6.7/17/2023, Item 7: Three areas on roof deck two at ridge and one on porch ***** as shown on your photos will be repaired.  Please detail how do you propose to repair these areas?

      I would like an answer to the question that I asked to my response on 10/2/2023, is it normal and customary within the industry to not install roofing according to the manufacturers installation instructions even though it affects the customers warranties in the end if/when there is an issue?
