My daughter is a new University Of Tennessee student. She is young and just learning the ways of the world. She started applying for an apartment for the fall of 2024. The first apartment was the Slate at 901. The company charged ****** just to put an application in. She didn't know any better and thought that this was refundable or was added to payment of rent or fees if she was able to get the apartment. NO. This is the ONLY apartment complex that collected this fee. So, Slate at 901 collects hundreds, probably even more applications for a number of units to be rented. Wow, what a scam. No call, no refund. Just collecting all this money from applications, knowing that the number of applications far exceed the units to be rented. When I saw the charge on my credit card, I called the credit card company and explained. They investigated and agreed to refund my 230.00. OHHH, but no. Slate at 901 can't have that. Slate at 901 reported my daughter to a collection agency. By the way, My daughter does not have permission to enter into a contractual agreement using my credit card, only to purchase goods and services. She didn't know any better. There are a lot of unsuspecting new students being scammed and most people will not try and fight this unfair business practice. I will deal with it.Initial Complaint

We rented a room and bathroom at Slate 901 in Aug 2021 & moved out July 2023. My insurance agent always provided proof of insurance. They started billing me for renters insurance and when I notified Brian Hunt, the property manager, he stated the apartments had sold and we needed to provide it to a different website which was done as you can see by my insurance renewal that proof of insurance was provided and on the portal also. Brian is still billing me for renters insurance and late charges. Brian approved a dog to live in one of the other rooms and billed me for damage done by the animal and only agreed to remove it when I told him I had a copy of the letter from the other tenant claiming responsibility for the damage. If we had not been friends with that family, Brian would have continued to bill me for the dog damages. Even tho multiple ppl lived in the 2 other rooms while my daughter lived there we agreed to pay for the damaged door bc it was not damaged when we moved in. I know of at least one of the other tenant that lived there while the door was damaged that did not receive a move out statement and was not asked to pay for any damages which is completely unfair and not proper. We also agreed to pay for the damaged blind and the things left in the bathroom. We did not have a toilet paper holder and we cleaned the bedroom, bathroom and common area and removed all our belongings. From the letter from another tenant they also cleaned. Brian is unfairly billing me and continues to harass me threating to turn me over to a collection agency. The way Brian is bullying me makes me think he receives compensation from the move out collections. My statement should be adjusted accordingly.
