      Asset realty management says that I owe 950 dollars for drywall repair from windows that were removed on promise of fixing them there was plastic placed over the windows and they never put any back in. The people they had sent out to repair the windows was not a professional as just like every other person they sent out. After many complaints and work orders I put in that was never resolved I moved because of black mold build up that started to effect us health wise. Because of the absence of windows the dry wall underneath and beside the windows had significant amounts water damage and started to crumble away. Black mold is present in every part of the home. My deposit of 850bwas taken and they want 950 on top of that. They have made an agreement with new occupants to wipe way their deposit to fix any maintenance issues that the home has. Asset realty Management in trying to make me give them money for something someone else is paying for by themselves. The home was deemed condemned by Knox county before me moving in and I was not told that.

      On July 24, 2024, I contacted Ms. ******** in reference to an outstanding balance on her tenant ledger. Ms. ******** answered and identified herself. When I asked her if she was willing to resolve the remaining balance on her account she immediately became upset and argumentative. She stated that we had her deposit and she was not paying the balance and hung up the phone.  I reviewed the inspection report  which was completed upon Ms. ******** moving out of the property. The report shows damage that was done by Ms. ********, other residents or guest, while she was living at the property. I also review the maintenance request and did not see where Ms. ******** made any request in reference to mold. The $850.00 security deposit was forfeited, per Tennessee Landlord Tenant Law, for her not fulfilling the terms of her lease agreement as  Ms. ******** moved out prior to the end of the term of her lease. If the house was condemned prior to her moving in we would not have rented it to her, nor would the city have allowed it to be rented. The balance owed is due to damage considered to be beyond normal wear and tear. I have included a copy of the Security Accounting Form which shows what was charged to the tenant. I was not able to upload the inspection report and a copy of the maintenance report due to the size and/or type. If there's an email I can send that to please let me know.       ARM required a 2 month damage deposit going in to the lease. We were charged $850 to paint the House and patch holes( we had already had this work Don there were NO holes and the paint was done. We were also charged $860 to paint the ceiling. This was noted when we moved in as needing to be done. Then we were charged $200 to change the locks. We replaced the lock with brand new locks that tied to the security system and we're electronic. Done professionally all keyed alike. When we did the final walk through the inspector said she wished all renters were like us . Professionally cleaned top to bottom. Her quote ready to rent. ARM uses damage deposits as profit margins and are on the verge of thieves. The work we were charged for was not done locks were not replaced . When we called for repairs to the home "ice maker" they sent a handyman not professionals and the work was not completed. And if not for us shutting off the water supply they leave the owners property open to damage. I would never rent anywhere ARM manages or allow them to manage my property.

      Business Response /* (1000, 5, 2022/10/24) */ To whom it concerns: Our process is that we compare the Move-In inspection which was completed prior to the tenant's move-in to the move out inspection completed after tenants move out. I have attached both. The accusations are false and misleading. Please review the attached reports and let me know if you need additional information. Consumer Response /* (3000, 7, 2022/10/25) */ (The consumer indicated he/she DID NOT accept the response from the business.) We have emailed our move-in report to BBB with all notes. The photos they provided for move-in do not show the trash that we had to haul off from the trash cans out back so obviously these were not photos from prior to our move in.
