Property manager holds tenant information hostage. I informed them that I will self manage and they will not share tenant information, per ************************* at Renshaw "Once we finish things on our end I will be happy to provide you a copy of the lease and tenant contact information. We just have to get things going on our side first." This eats a lot of time into the communication process for outreach and resigning an agreement and potentially negatively impacts cash flow.

We have been in regular communication with the tenant since receiving this complaint. Unfortunately, the owner of the property was non-responsive when the initial issues were brought to our attention. Further, we have all determined that the property needs significant repairs to correct the issues. We believe that it is in the tenant's interest to move to a different property, as the property owner is not providing good communication and taking quick action to correct the maintenance issues. We have been working with the tenant to find a new property that will meet her needs. The tenant is not being charged rent at this time due to the condition of the property. As soon as we receive a complete copy of the last three monthly of utilities bills, we can review how we can assist with them. We are working to resolve this matter as quickly as possible.

Thier is an excessive heat advisory and our ** is out. A few months ago I let the company know the ** was not working properly(not cooling or reaching one whole side of the house) they never came to address it. Now the ** in the entire house is out, with an outside temp of a MIN of 100, and they moved my work order to the WAIT list. No one has contacted me EVER about any work order. they have never completed any work I have requested.

Originally, the tenant submitted a work order on May ******************* the upstairs of the property. It was determined that window units would be used to cool that portion of the house.

We were notified of the tenant's concerns through ****** and through the tenant portal on July 7 about the main AC unit not cooling properly. On July 8 technician went out and addressed the issue with the main AC system. The system was running to full capacity by July 11. We reached out to the tenant upon receiving this complaint last week. She confirmed that the air was working.

Our intent is to be responsive to tenant's requests for maintenance. Communication is key. If a tenant has summitted a work order through their online portal and believes that the request has not been addressed in a timely manner, they should contact us at ************ option 5 or text us at ************.

We hope we have resolved this tenant's concerns.
