My rent hadnt come out of my bank account yet on the morning of Friday Feb. 5th, 2024 so I made a manual payment for an ACH withdrawal. I called the office, who told me to call ClickPay. After running around on the phone until 10:00 I finally got confirmation from ******* that they had received my rent payment on 2/5/2024. A few days later I got a notice saying that I was being removed from autopay due to an NSF fee. When I called and once again ran through the phone maze it was discovered that my original auto payment went through and was on time; it was the second manual payment I made that bounced because of course, in this economy, I didnt have enough in my account to have my rent drafted twice. When I explained this to the office (WHO GOT THEIR MONEY IN FULL AND ON TIME AS WELL AS THE LATE FEE THEY ASSIGNED) they insisted that I was to stay removed from autopay because was incapable of comprehending the auto pay agreement I signed. Yes, I have exact wording of you do not comprehend in writing from ***********************. My comprehension is clear as evidenced by my attempt to get them their money on time and in full. This was my second time being removed, because when I first set up autopay I was not even made aware of an issue with my routing numbers until 7/7/2023 at 9:00 p.m. (rent is late on the 7th of each month after 5:00 p.m.) so it was literally impossible for me to correct everything and get them their payment on time. I have lived at this complex for almost a year and, because of the tyrannical office staff and their deplorable autopay service, I have only been able to submit one online payment successfully. At this point I am convinced that the $35 NSF fee they assign is the only way theyre keeping the lights on, and the massive traffic stain on the carpet outside the office is evidence enough that Im not the only one they drag around like this. Policy is one thing, but vindictive treatment of their own tenants is another. I have zero respect for them.The Sunshine Corporation Response

Please note that these comments are entirely false. Click Pay is a third party service that allows tenants to pay online but Sunshine Corporation has no control over the service. It is disclosed no less than three different times in writing to all tenants that if the tenant chooses to use Click Pay, that Sunshine Corporation is not responsible for any issues as they are entirely outside of Sunshine's control. Please note that Sunshine Corporation does not make any money off of NSF fees and in fact Click Pay charges Sunshine $50 for every NSF and Sunshine only passes along $35 of that charge. Your ability to use Click Pay was discontinued because you had repeated issues with the service and used offensive language when calling the Sunshine office to express frustrations with Click Pay. Sunshine Corporation accepts payments in many other forms such as check or money order via mail or drop off.Review from Tetrance J

Sunshine Corp is a crooked company. Management in both the property and location are the most uncaring group.I gave 30 day notice that I was moving out, it took 5 months to get my security deposit back. I asked why it takes so long and the corporate office said you have to request your refund back. Thats their way of not refunding security deposit so past residence.. I suggest anyone whos considering Woodchase Apts dont do itThe Sunshine Corporation Response

As part of the move out paperwork, request for security deposit refunds are documented. This document is critical as it notes how the tenant would like their security deposit to be refunded and where they would like their security deposit sent. If that form is not completed, Sunshine has no idea where the funds are to be sent. Once the refund request is recieved, the refunds are issued within 30 days. On all the move out paperwork including the notice to vacate forms that were completed, it is noted that the refund request sheet needs to be completed multiple times. Your accusation that Sunshine does this to keep the security deposits is entirely false.Review from Corban S

I am being charged $91 for a late fee when Sunshine Corporation hasnt posted my rent for me to pay. I am at the Woodchase apartments and this is not the first time I have been charged a late fee because the office cannot get their act together and Im suffering because if it. I have never missed a rent deposit and have always paid within the time period.Review from Lakisha W.

I was a tenant in their apartment complex for years; I have never missed one single rent payment. On 8/7/22 I drop my rent off at the designated after-hours rent drop-off box on the business's property. Later, I received letters stating that I did not pay my rent for that month. After further investigation and news reporting, I found out that someone burglarized the after-hours rent drop-off box on the Sunshine office parking lot and stole the tenants' rent money orders, which included mine. Sunshine requested that I need to get a copy of the money order and an affidavit report to turn in to them. I complied and did just that. They are still trying to hold me accountable for someone stealing my money order from off their property in their drop box. I shouldn't be responsible for the lack of security that the company had to ensure that the rental payments were secure. The money order was cashed at the ********* ******** They refuse to reimburse me for the amount of the money order because they say that signatures looked the same. The signatures looked nothing alike, and my signature was scratched out, and they wrote their signature. Sunshine Corporation should not be holding me accountable for the stolen money order because it was stolen out of their box on their property. After I provided the copy of the money order they should have investigated and went after either ******* or MoneyGram for reimbursement, not me! ******* should have asked for ID before cashing that money order. Moneygram should not have accepted the money order that had two signatures, with one marked out. Nobody wants to take responsibility. Everyone is sending me on the wild goose chases to all the leg work to investigate the situation that not only affected me but several other tenants. This is not my fight. This has been going on for since last year. Please help me with a solution that doesn't involve me paying rent twice or running around calling everyone to only be told to call someone else.Review from Brandon C

The Sunshine Corporation office management is impractical to their tenants. Their service and understanding of their tenants needs is outrageous. I was sick with covid the very first time this year in May, in which I had to quarantine due to CDC regulations. My employer at this time was no longer paying for covid leaves, which put me in a bad situation cause I was forced to be off almost 2 weeks and the 1st was just in a matter of days after returning to work. I seeked help from ****, who agreed to pay the whole months rent, but the corporate manager denied my claim stating I was in "FED" status meaning eviction. I did know what that term meant until i asked. I was not contacted by the corporation or their lawyers. So I went to court where on the ***** of mercy home901.org payed everything that was past due including an additional 3 months, but I got sick again! Only this time with covid, strep and monkey-pox! I applied with **** again which they agreed to pay $300 dollars of my rent so I reached out to the manager who stated "she wouldnt be able to fill the documents out until after the 1st of October. I was denied again, instead of her paying attention the 1st time to the documents when I originally sent them to her. The document stated "Are you willing to accept ****'s conditions and work with the tenant to arrange a payment schedule on any balance owed?" I didnt have a balanced owed, all I had left to pay was the $300 MIFA agreed to pay. So if you are a person who seeks assistance from government services for rent this company isnt for you and as well they do not do payment plans.Review from Olivia G

This place is absolutely terrible!! They don't take care of their tenants! The apartments are infested with ants, they don't seem concerned when we call an out cracks in the walls, or repairs that need to be made!Review from D

If I could give zero stars, I would. Please save your money and time and find somewhere else to live. This "Corporation" does not have a website, their phone number barely works. It will be a miracle if someone picks up. When you do get ahold of someone, they just cut you off instead of listening. In order to "complain", you need to drop off the compliant in writing to the office mail box. I am currently renting here, and there are two other people on my lease with me. Every time paperwork is involved, the front office loses only one or two of our paper work even if we turned it in all together at once. I cannot express how many times I have submitted my driver license to them. When trying to get a copy of my lease ( the same lease my name is on ) they want EVERYONE to come in at the same time together with ID to give ONE person a copy of the lease. The workers never have updated information. After three years, I am still unable to pay through the site and when I call and ask they push the blame off on click pay instead of trying to solve my issue. So I stopped trying and submit the money order every month. I have lived here going on three years due to the price being a good price and they normally do not give you any trouble once your paperwork is done, but getting that paper work done is hell! I will not renew my lease next year with this place and if you can get better service out of these people, all power to you.The Sunshine Corporation Response

We are sorry that you have found certain policies and procedures of ours difficult. All of our policies and procedures have been in place and updated for over 30 years. We are required by law to comply with certain regulations with regards to releasing information in a situation where there are multiple tenants on a lease. We are sorry these regulations are onerous but please understand that we have no choice in this situation as it is a legal requirement to protect the confidentiality of your personal information.
