I would NOT recommend doing Home Renovations and or flipping properties with this person. He sold me on his years of experience and being a GODLY man. He projects himself as an Construction Manager, that will find properties and fix them you under budget in a timely manner. I would be the out of town "INVESTOR" and would guaranteed a return on my money on time all while letting him handle everything and not needing to be in town. At first, everything seemed legit, but soon I started to notice discrepancies on orders and money actually being spent. His budgeting was off by more than 50% and his timeline to renovate went from 6-8 weeks to 4 months. All of this cost me time and money. I first started to notice items bought under my credit card or account and NOT needed or used at my properties and questioned Joel on where the items were. I once received an 5K invoice and ultimately found out that he defrauded me of the funds to use for his personal use. After so many discrepancies, I traveled to Kingsport to visit the properties only to find the workmanship was sub Par at best. He had an excuse and promised to correct the issues. As time went on (Over Budget and NOT On time) billing and other issues kept popping up which led me to dig deeper into what Joel was doing. I started to undercover money being paid to cover contractors and or himself on other projects he had going on. He was CO-Mingling funds between all of his projects to stay afloat. Moving money around as he saw fit to keep everyone happy. I also have since come to find out that his other "INVESTORS" were finding discrepancies on their projects and have since terminated their agreements with him. If Robbing Peter to Pay Paul was ever more evident, I don't know what is. Be Careful! I would NOT recommend you using Joe A.!
