      We signed a 12 month lease, from 09/05/2023- 8/31/2024. A couple days before we even moved out, we were having several issues in the house, the ac quit working and the plumbing started having all kinds of problems. Several maintenance men had to come out over several days, and they couldn’t even fix the issue because they would’ve had to go through drywall, and they said since we were about to move out that they would wait so they wouldn’t be drilling though drywall while we were there with our 9 month old daughter. While living there, there was a roast infestation in the kitchen, even after having an exterminator come out to resolve the issue, they remained, the yard was completely infested with fleas, the fridge and stove broke, and the floor even fell through while my 8 months pregnant wife was walking through the hallway, causing her to almost fall 4 feet down under the house. Maintenance men apologized many times for all the issues and said they couldn’t believe the condition of the house and all the issues we were dealing with, especially while having a baby, and that the people should be ashamed of themselves for renting us the place, and not getting problems fixed before. We moved out of the place before our lease was up, but for some reason they charged us another month after our lease was up. We called to try to see what the issue was and if we could get that month paid with our deposit, the lady at the office keeps giving us the run around saying they haven’t even looked at our deposit yet and seen what needs to be done to the house. Plus they are charging us 10 dollars a day in late fees for a place we aren’t even living at! A month later and they still haven’t been over to the house to clean and close up, and take care of issues, and nobody is residing there but we are still being charged rent and on top of that late fees. Throughout the year we were there it never seemed like they cared, and the owner was always away in India. Worst place to rent from.

      As per the lease agreement a written 30 day notice is required. We never received a 30 day notice. We were not aware the home was vacant because we did not receive a notice or the keys notifying us they had moved. It was not until they were contacted for their rent payment that we found out they had vacated the home. Yes maintenance was there for multiple days because the Owner wanted to replaced the whole HVAC system as well as maintenance was repairing the leak. We have not completed the move out charges to determine the total due at this time. The security deposit will be applied to the final balance.

      I rented apartments through Augusta for about 4 years. During that time they both caught on fire. The last fire that happened was a total loss to 20 tenants. I'm complaining because this apartment complex had many many structure and maintenance issues. The property manager didn't always address the issues accordingly. I have many pictures of the issues going on at this complex over the years. I do believe that this company should be thoroughly investigated. They also had a major issue with bed bugs that never was taking care of in a proper way so they just kept coming back to invade the property. If anyone would like to see all the pictures and maintenance order screen shots that I have please contact me at 3252325372 or i person would be better so i can explain all pictures and incidents. I truly believe there insurance company should also investigate this matter thoroughly just because something doesn't seem right. Two fires in less than five years. Also when that apartment complex needed so much maintenance work done. It just seems very odd. I do believe they had more fires but im only 100 percent sure about the ones that I was a tenant in. I just think to all the tenants involved and there lack of professionalism and lack of safety for tenants they should be investigated. Also during my loss i had a cat that i cant bring back and over 6,000 worth of items that that i accumulated over the years i lived there.       Mr. Atkins lived at Maison Blanche 6/10/19 to 11/5/19. Yes there was a fire at the complex and unforunately Mr. Atkins was affected. This fire was not in his building but his unit did receive smoke damage so we did have to find him a new home. Mr. Atkins has lived at Spanish Arms since 11/5/19. On 7/8/2024 this property caught fire which lead to a complete demolition of the complex by the City. At this time we do not know the cause of the fire at Spanish Arms but we do no believe that it was from any negligence of the Owner. Augusta and the Owner have worked very hard to help all 24 residents find a new home. Each resident was given the option to transfer to another one of our homes or receive back their rent and deposit. Mr. Atkins chose to receive his money back which he has picked up a check for. In the 5 years Mr. Atkins lived at Spanish Arms he was a valued resident that did not cause any trouble nor did he complain about any unresolved maintenance issues. We have offered everything we can in order to help Mr. Atkins in his time of need.

      I am sorry that you feel that way. We are the Property Managment company not the Owner. If the Owner chose not to make a certain repair or asked for multiple bids delaying the process, we can not go against his instructions. All issues you mentioned were taken care of. We wish you nothing but the best. Thank you being a vauled resident for so many years.

      I am rejecting this response because: okay so where do I need to go from now ********* because I the fist response you said you believe the owner wasn't neglectful.Then in the second responds you don't sound so sure because you said you couldn't go over any decisions he made. So is he responsible for neglect or not in your opinion? Look at this Picture I'm going to post because this picture was during the construction and water from my ac unit was going into the roof of the bottom floor. Which could get wires wet and any lighting or plugs that get in the waters way. So with that and other pictures do you believe that the owner was neglectful? I put three pictures of that water alone and the last one had my whole carpet soaked.

      Payment was made through rental facilitys app folio website. They do not take credit card, cash or check even at their office. So had to be made this way , because of death in family, and daughter starting college. Receipt that payment had been approved by bank, and funds were held. Six days later they had not claimed the funds, the bank processed a return to checking account. Later during the sixth day, they hit with fees that went through, but filed eviction.

      *** **** has his portal set up on automatic payments. His rent payment automatically drafted from his bank account on 9/1/23. On 9/6/23 we received notification that the funds were returned due to insufficient funds. This had nothing to do with our system not accepting the money. Our bank drafts are just like anyother companies and do take a few days to come out of a bank account especially on a holiday weekend. We gave him 24 hours to make the payment and when we did not get the rent payment he received a notice to vacate from our office. *** **** then stated he would pay his rent on 9/18 which the Owner was going to allow and at this time we still have not received his rent so we are moving forward with the eviction. Attached to this response is the NSF notification as well as a screenshot showing his portal is set on automatic payments.

      August Realtors will not fix stove, it catches a fire, broken bathroom fixtures, dish washer broken all these things been broken for a year, I’m bed ridden can’t do. Things my self, have no fire extent ion , I send e mails, call no response, then when I get someone on phone they are rude and hang up on me

      Maintenance is on site today to take measurement to replace the range. They went this morning to repair the toilet, but there were additional parts needed. They are currently getting those parts and will be back this afternoon to make the repairs. We've received 4 phone calls in the last 7 days and 1 of the 7 was not answered. For any work order requests we ask that they be entered through your tenant portal so you can track the progress. If there are any further problems feel free to give us a call. We have loved having you as a resident for many years, and hope everything is resolved.

      I was told **** ***** street Abilene Tx APT D was move in ready on June 10, 2022. When I arrived there was only 2 of the 3 AC units installed, a missing refrigerator, the oven was broken including the light, theirs no hot water, the water pressure from both sinks and the flush from the toilet are extremely weak. Augusta Realtors has not promised every thing they did in the lease and we desire compensation.

      Business Response /* (1000, 5, 2022/06/21) */ Mr. ***** did put in work orders for each item listed and all items have been repaired. The mini splits that are installed in the home are large enough that if one unit is not working the other 2 can and will keep the home at the desired temperature. We had to order a new system which has since came in and been installed. The home did have a fridge however Mr. ***** was unhappy with it so we changed out the fridge for him. At this time all items listed in complaint have been taken care of. AS per the lease agreement Mr. ***** did agree to accept the property as is. The Owner of this home takes care of their properties and agreed to make all necessary repairs which again has been completed in a timely manner. We will not be offering compensation at this time.
