      Aprox June 2018 moved into rental property managed by this company. Aprox mar 2023 moved out due to military orders. Family moved to new location while I relocated to Louisiana. On 28 April 23 a letter was mailed by Mardia group stateing we owe them $1700 from damages. We have proof of normal wear and tear as well as damages that were never corrected upon our move in back in 2018. The charges are excessive and provide no proof of the damages nor that they were corrected. This company requires you to sign an accept as in at move in but then charges for those damages as well as others that were already present. Please help us and others by getting this business under control. I attached a few of the photos we have upon move out but have all of the proff from move in as well as other move out pictures. In addition, there were many people who visited the house upon our move out that are witnesses of the cleanliness of the house. The total bill they are claiming is for $4,430.96 , to include double charges that are already paid. See attached. One of the items is also the carpet being replaced. They didn’t properly clean the area before laying new carpet. It also took them several weeks to correct resulting in mold, that they didn’t treat for. See attached pictures.

      This is our response to the claim reported by ******* ******* dated 5/7/23.
      This tenant did move in on 6/20/2018 and vacated the property on 3/31/2023.  There was a flood at the property reported by the tenant in 2021 and the repairs were completed and the carpet in the downstairs dining room and living room was replaced in November 2021, of course at no charge to the tenant.
      When the tenant vacated the property we found this new carpet saturated with pet urine, which required the carpet be replaced again and the floor be treated with deodorizer to keep the smell from coming back. The house was shown many times before rehabbed and the strong urine smell was mentioned repeatedly by other agents.
      I've attached move-out photos showing the condition of the property when tenant vacated:

      Carpet - Carpet pulled back showing urine stains (also carpet replaced)

      Blinds - Broken blinds

      Walls - holes, painted (not touched-up), dirty walls including room where dogs were kept

      Yard/Screens - overgrown, unmaintained and damaged screens due to dogs

      Cleaning - showing dirty 

      If you would like to see other photos (add'l after rehab, move-in photos) we can certainly provide.  I believe all the attached fully supports the charges held from tenants deposit.

      I am rejecting this response because:   

      I attempted to attach pictures from prior to our original move in online site not working.  I have plenty move in pictures of the house with the condition it was in that we were required to accept as is.  Damage they are claiming from dogs in yard on window screens was from hail damage. They replaced the roof but nothing else around the house which was damaged from hail.  I submitted many requests for repairs they they claimed were “aesthetic”  that they wouldn’t fix and we didn’t have to worry about when we moved out. So we took pictures to be on the safe side.  I never thought a company would try and treat a service member who moves every 3 or 4 years like this.  We provided dog deposit that was for any damages they might have thought was caused by dogs, even though it wasn’t.  The house was lived in for 4 years.  Of course there will be normal wear and tear of the house after that long.   Holes from hanging things shouldn’t be held against someone.   I patched holes as required. Company never provided paint. I attempted to have someone come by and look at house but he decided to wait till we moved out.  Have txt messages as proof.   

      resolution would be for Mardia group to not contact us and accept deposits as final and only money to be received.   We will not send any additional funds

      This tenant finally reached out to us to discuss these issues directly and we have come to an agreement,  For the record, the tenant did not turn in a Move-In Inventory Condition Form which is required in the Lease to be submitted to us within 10 days of move in.  This is so they can document any findings we may have missed during our move-in inspection.  We use our move-in photos and inspection form and compare to the tenants move-in inventory condition form (not submitted) to our move-out photos and inspection form to determine what should be held from the tenants deposit.  We hold only repairs required due to tenant damage or negligence as listed in the lease. We have hundreds of photos of the property prior to the tenant taking possession and we stand firm on the charges but as stated we have settled with this tenant.  Our photos we originally provided showed how they left the property upon move-out and why these repairs were required.

      I have reviewed the business’ response and accept this resolution. We do not agree to every thing in response from business however in the interest of resolving this matter they have agreed to keep the entire deposits and accept that as only payments received.  We have documented photos of move in and move out as well and still dispute their statements.  In a retaliatory manner they are withholding the entire deposit.  I would want to see all move in photos as well as move out inspection from previous owners/renters.  The move in condition was gross and required us to spend money on professional cleaners so we would be comfortable.  The repairs they made during our stay was also subpar from handy men who never completely repaired all requests.  We were also threatened with cost of repairs if we kept requesting them.  However to be done with communication from this company we will accept their terms.
