      My husband and I were introduced to this site over 3 years ago. We were kind of ***** at first but after keeping an eye on the site, to see just how legitimate it really was, we decided to take a leap of faith and make our first down payment. These guys are amazing! ************************* has gone above and beyond to ensure that we had the best experience in our purchase! He answered all of our questions and even provided us with more information about the land. CCL is probably the best investment my husband and I have ever made. We plan to invest in more tracts in the future and have been bragging to EVERYONE about this company!

      I have not purchased land from CCL,but have been looking. Some properties appear very nice. But...after seeing the overwhelming amount of bad reviews, giving the overall ?? rating a 2.5/5, I am really glad I didn't lock myself into anything. Speaking to the sales rep and asking certain questions and not liking the answers, I called my dad to get his opinion and then I decided to do some background research on this company!! So glad I did!! As a paralegal of 30 years, specializing in white collar crimes and real estate law, my advice to those of you who were duped and swindled out of significant amounts of money, should file a class action lawsuit together at the federal level since this is a multistate fraud scheme. Good luck to all and I'm so sorry this fraudulent company has screwed so many of you over. It is truly disheartening!!

      Just purchased this property was told theres no HOA First time on my property Im walking my land and one of the investors in the company is walking my land without permission. For them to call me to ask me what Im planning on doing with my land only thing worse than a HOA is a Bank that goes on your property without permissions and starts questioning you. Not just questioning what you are doing on your own land, but questioning what your plans are to do with the land in the future as well. Then they send me a picture of my land asking if I just cleared the land, first off, I just bought the land in its current condition site unseen. This is my first time looking at my own land that I purchased in December. asking questions about my property. Also clearly if it was an investor, he was trespassing mine and my neighbors lots in Twin Rivers, *********! Walking someones property without permission while they are doing target practice is not only irresponsible on the investor side, but extremely dangerous/stupid! Just purchased property a few months ago and Im now thinking about walking away from my investment because how I was treated by the investor/this company for doing no more than walking my property and Im questioned it like I was walking theirs still! ***** from classic country land doesnt understand what privacy is and for the investors to be able to call the company and have the company then call me ask me questions is well will say no more than a corporate HOA!!!!!

      Our office contacted ************** on Wednesday, February 7, **** regarding some land clearing that was done on the property he is purchasing and the adjoining property.  The call was to ask about that & if he had started clearing or was it like that when he purchased. It was clear on a satellite image that property lines were crossed and needed to be addressed. However, we never really got to ask that as he was very angry from the get go. He cursed and yelled, and used foul language. He states in his review that he bought the land site unseen. We were not aware of any clearing either.  Our office is located in Texas, and we have not had anyone out to the property in a few months.  We absolutely would not condone anyone trespassing on property that they do not own or have on contract for deed.  We also have a text message thread in which we state that if you feel you have trespassers on your property, please contact the local PD.  We also stated the following:  There is no HOA, but we do have covenants on the property. In this case, there was just a concern about the property lines. If the issue continues we would recommend to all parties to have the surveyor come out and ****** the line. Problem solved.  We would be happy to refund ************** all monies paid at this point. We may not be a good fit for him.  We can send the text thread if needed & the photos sent to ***************

      We've been very happy with CCL so far. We found our 2 lots nestled in the hills of ***********. Yes the roads are rough and unmaintained as stated in the contract. But it keeps the traffic from flying through and the lack of utilities means not a lot of neighbors full time. So far we haven't had any issues with CCL and enjoy doing business with them

      1)Deceivers. They boosting the layout of the property ,lying about the acces and the the use of the land.most of their tracts are worthless.steep,rocky,with no acces from the advertised point of acces.2) bullies. Because they advertising land that is not accessible as described on their site they are threating the surround neighbors to give acces to the tract that has no road access. Based on their survey . They have ,which is not register to.the County and is incorrect, no signature on Survey they will.pressure people ,threat,harass and use intimidating tactics to make.you bend to.their will.3) criminal like behavior. After the threats,intimidating and ********* emails it comes in the picture their tool,a so.call ********************* ,some1.that is being trespassed by the land owners and yet ,IN THE NAME OF CLASSIC COUNTRY LAND,he still illegally enters the land with possible clients to.show them acces roads that they won't have acces to and destroys your property by removing fences and gates that are on the surrounding tracts .4)unprofessinal ,disrespectful and lack of customer service.. ***************************** and *****, two.horrible people.to.deal.with.are taunting ,insulting, harrassing,patronizing and disrespecting people that are paying in time ,don't bother any1 and people that served this nation and suffers from ptsd and all.***************************** does is to.escalte the conflict and bullying people.arounf.

      Be very careful with Classic Country Land, they lie about their properties!!! This scam needs to stop!!! They are very nice at the beginning, they will tell you exactly what you need to hear until they get your money, then you will have to fight with them and eventually you will get to court with them!!! Very aggressive on online advertising, lot of people were scammed by those people, do not buy from them, Theyve been sued by a lot of their customers so be very careful if you dont want to fight for your money in the court

      The company is overall nice to deal with and easy to buy land with. However, with that being said, they don't disclose any information on the property or the area or neighborhood of the property that could effect the value of the property. Unfortunately they are just the middle man and if you are not very careful and extremely knowledgeable about land sells, you can get screwed like we did. We have owned the land 6 months now. I met a man today who has land in the same area and he's been waiting a year for this company to give us road access to our land. When I call them to talk about the road I'm told that it's either too wet, they can't find anyone to do it or it's our responsibility to maintain the road. First off, it's not too wet. I was there today and it's overly dry. I see plenty of places who could be hired for the job. And lastly, I can't maintain a road if I'm not given a road to maintain . Had I known that I would need to build a two mile road I would never had bought this land and they will not give us a refund. They did offer for us to trade to another property but there are no other options in this area. The first 6 pictures of our road in May 2022, it was wet and so apparently the reason for the road delay. The last two pictures are the July 2022 pictures and still not able to drive to our property, no work in months and its completely dry. This land has set for around 18 months with no road work access. So the land lot itself we actual like, unfortunately we just cant drive to it. We have a minivan and a trailer and neither are able to drive on the mess of a dirt road they have left there.

Buyers are encouraged to visit the property, view the surrounding areas and to make all inquiries prior to purchasing the property. Before purchasing, the buyer has every opportunity to inform oneself about the property, we have nothing to do with other properties out there not owned by Classic Country Land and the way they are taken care of. At Classic Country Land, LLC, there is no pressure to buy. We have received complaints of customers coming out to the property during the rainstorms and trying to pull trucks and trailers though on the wet roads, this is causing terrible ruts and further problems with the roads. Finding a Contractor to do the roads has been very difficult, so when we did find one, we were put on a waiting list. We have a contractor that is starting to work on the roads now, once this is done it states in the Covenants that it is up to the property owners to maintain this. If you know of someone that could get the work done sooner, please call and share their information and we will be happy to call them. I show you inquired on June 20th asking to purchase an adjoining lot, so therefore I am assuming you are happy with your purchase. Please let us know if we can help you any further.       Yes, I actually do like my property. It's unfortunate that I just can't get to it. I did all research and bought based on conversations with classic country land, that road work and culverts, for proper water drainage were planned for these roads. The excessive time frame is from other classic country land owners in the wildwood subdivision who have been waiting 18 months for your company to get the roads completed. I myself have been waiting 6 months, If we are on a waiting list, please let me know the company name, maybe I can help with an incentive for them to work on the roads quicker. The truck and trailer that bottomed out to the axles getting to their property is another one of classic country lands homeowners in Wildwood and they are at the front of the subdivision. I can't say if they caused those are not. My lot is in the back of the subdivision and to my knowledge there has been nobody back there with any equipment or trailers or trucks for that matter because it's not accessible by vehicle. We walked it on foot and noticed where culverts needed to be placed and grading needed to be done to have a basic dirt road. I would be more than happy to help you find road construction companies to get this taken care of as quickly as possible. I did send in an inquiry about another property that attaches to mine in the area that I would like to purchase unfortunately I never received any kind of notification back that my message had been received, I'm glad it was and that offer still stands. I definitely want this to have an outcome that's good for both of us we do like our land we just need to be able to get there with our minivan which is the only vehicle we have for our family. So Enrique please let me know the company name that we're on the waiting list for, and I will go ahead and start looking for a few companies and I will send them by email to your office.

      After reading reviews on the company I should be writing a review on myself for being so stupid and trusting this company. Either way this is my interaction with Classic Country Land. I found a property on their website. It was located in Kentucky on the Riverbend "development". Tract 15, looking at their map it was the end of the road. Most of the property was not next to anyone as it was right on the bend of the river. The pictures on the website showed nice views of the river and it stated "plenty of spots for a cabin, RV, deer stand, feeders, etc...". Obviously I was excited. 6.69 acres away from people with nice views. The diamond in the rough property that I could build a homestead on. I messaged about the property and the next day got a response from Kerry. I was very reserved after a prior dealing on Landwatch. So I had questions prior to giving my credit card information. I live 11.5 hours away from tract 15. So I had trepidations with sight unseen buying a property for $500 down and a $199 document fee. I noticed that tract 1 was now available again after a week prior it was not. So I asked about that property and was told "tract 1-5 have the rec of camping. It is hilly land but 1-5 is much steeper, tract 15 is buildable". I asked if the pictures that they had posted on the website were taken from the property and the response was "we buy, develop and sell our land on our own site so literally the person that took those pics works in the same office as me and physically goes out and takes those pics". Still not wanting to commit I was told that I had the option to place a non refundable hold on the property for two weeks that would go towards the down payment I needed to commit as long as it was done in the two weeks otherwise it would be put towards the principle or towards another property. So this is what I decided to do. I placed a hold on the property to the tune of $500. Saturday, the 13th I took the trek down to Kentucky. Upon arriving at Riverbend I was shocked. The "unmaintained dirt road" was basically a 4 wheeler track. Either way I proceeded to take my truck back to the property. On the way down I had to pass thru two properties where people were living already in sheds. They had junk and trash scattered all over. I drove around this mess and down the path further. I finally came to the junction point of three parcels. Tract 16, 15 and 14. I saw on the tree in front of me the sign for tract 15, so I parked my truck on the "road" and got out to take a look. 10-15ft behind the tree that had the marker there was a 15ft 45° vertical drop. Even if I dropped all the trees at the beginning of the property that doesn't even give me enough room to park my truck so far. So when I came across this I decided not to walk further for risk of falling down the drop and I walked around thru tract 16. I found just beyond the drop there was a 10 x 15 plot of flat land. This must have been where the "plenty of places to build a cabin" consisted of because after that flat spot there was a 40ft vertical drop again. In addition I looked around to see if I could see these amazing views that were posted on the website. While I could see the river from the site, it turns out the pictures they posted were taken of the site from across the river. But not only was it not of the property, but it was of property that is owned by the Army Corp of Engineers. As a builder by trade I would deem this property unbuildable based off of the steep drop in elevation. So I drove home disappointed. Knowing they do not open on the weekends I waited until Monday to contact Kerry. I was upset I was lied to about the property being buildable and that the photos weren't even of the property. So I told him I wanted my hold money refunded. He stated he was sorry and it sounds like that property needed to be updated as recreational as well. They stated that they sell undeveloped land and that you can do a lot with excavation. Like I stated before, I build homes for a living. That property is not livable under any means. He then stated that I could not have a refund because it was company policy and I could move it to another property. I am do not make it a habit to do business with companies that lie to their clientele. This company did nothing but hold a property for 5 days while I drove down to take a look. Yet they will not refund the $500 I gave under false pretense that the property was buildable. I would now say that this company is nothing but a petty thief and it is obvious besides their astronomical interest rates how they make their money. They lie to customers hoping to get them to sign the contract sight unseen and if you do put a hold on the property and are unhappy they refuse to give the money back. DO NOT DO BUSINESS WITH THESE CROOKS!

      ***** ******** was advised that to do an option contract and take this property off the market the deposit was non refundable. You are not required to do an option to go and look at a property, but there is a chance it can sell in the mean time. ***** looked at our website and was able to view pictures of the property along with the topographic view showing all of the elevation changes. I'm not sure where the problem is when all of this was discussed between ***** and the Kerry the sales rep. ***** paid the the earnest money to hold the property off the market for 2 weeks in which we did. The sole purpose of an option contract is if you don't like it you don't buy it, but you do lose the earnest money or it can be transferred to another property.       The pictures listed on the website are not even from the property or of it. They are pictures taken from across the Cumberland River at property that is owned by the Army Corp of Engineers. So your response is invalid. In addition I was advised by Kerry that the property was buildable which it is not. You are advertising a cliff to build a cabin on. This is false advertising. When I contacted Kerry he apologized and then stated that he should update the listing now to be recreational only. Funny how it was so buildable before I went to look at it. Like I stated before, I will not deal with a company that lies to their clientele. So transferring the money to another property is not an option because I don't have the time to drive around looking at the properties you are falsely advertising to try and find one that you are actually being honest about.

      The pictures on the website are of the property at Riverbend. Due to the dense foliage and tree's, some of the photo's are taken with a drone to get a better view of what you are purchasing. These lots are buildable with the right builder who is familiar with building on a property with a lot of elevation changes, example someone who builds Chalets. We are not false advertising as we provide the topo map
      and an Aerial Satellite view as well for everyone to look at to get a better idea of the topography of the lots. The trees are thick so they would definitely need to be thinned out to get a Riverview. I have the conversation between you and Kerry printed and will be happy to supply it to you all if needed.

      I'm not going to continue to go back and forth with you on this. I don't need the conversations with the sales rep. I have them saved on my own. I was told the pictures were taken from the property by another gentleman in the office. As far as building is concerned I have been a contractor for 20 years so don't start with that.
