      ************ performed a home inspection on a property we ultimately purchased on 3-29-2023. We recieved a report shortly after reflecting only minor issues with the property. When we began to move into teh home we notied noises coming from the air unit. We were able to quickly determine the air conditioning system was missing the ** condensate P traps, preventing water from existing the air handler. Upon removing the air filter and inspecting the unit, we discovered the entire inside of the ** unit covered in mold.**************** report did not disclose and issues with the ** system and the lack of proper plumbing per code. ************ was contacted on May 11 and May 14, 2023 regarding the issues discovered and an adequate response was not received.If these issues were properly discovered in the home inspection report we would not have pruchased the home. My wife and I have suffered significant expenses as a direct result of the inspection omissions.

      I am rejecting this response because:
      **************** assertion the **** issues occured after his inspection are unfounded. We contacted ************ within two weeks of closing on the house and within 24 hours of discovering the **** issue. In a prior home inspection report ordered by the sellers which we obtained subsequent to Mr. ***** inspection and our closing, the defects with the air conditioning were shown and no screws were required to be removed. The only action required would have been to remove the air filter and take a photo of the underside of the coils.  In addition, other report also disclosed many other defects not on his report. This report was provided to *************
      If you review photo IMG_3819, this photo was obtained without removing any panels and only by removing the air filter and pointing a camera into the botton of the coils. A similar photo was provided in the Centex Inspection report, but was not provided in ****'s report.
      I have attached a screen shot of the one and only response ************ sent to me when I questioned his inspection even though I emailed him several times. His response provided no solution or assistance and was incorrect. The attached photo, IMG_3820, shows the outside of a vent register. This photo was obtained without removing any grills.
      Had Mr. ***** report contained the amount of information we later found in the prior report we would not have purchased the house. 
      The complaint filed with **** was administrativly settled with ************ and was negotated in order to close the case. I have subsequently filed an appeal with TREC regarding the settlement and asked for the case to be reopened.

      I am rejecting this response because:

      You are incorrect. The photos I attached are photos I personally took subsequent to your inspection after discovering the issue. There were photos from the sellers pre inspection which mirror the photos I took. I can provide you ********* stamps on the photos if requested.

      You are also incorrect in stating the seller fixed all the items on the pre inspection. They only noted some of the items were fixed and the rest were present at the time of your inspection.
