1836 does absolutely nothing to actually manage property. I have submitted a dozen or so complaints about the subpar living conditions and they have never ONCE taken responsibility for anything. I had complained about something perhaps being wrong with the water and they told me to just contact the city. The city told me I did not have the authority to do this since my unit was privately owned. After having the water tested, I found it to be contaminated with toxic levels of nitrates and sulfur. I sent them this information and they sent a plumber out to flush the water heater and considered it resolved, despite the fact that me and my young child have been drinking and using that water for ********************************************************* to take responsibility. I have pictures and documentation supporting all of this, among several other issues with the property.1836 Property Management

We understand how important this issue is to the resident and her familys well-being. After receiving her reports, we advised her to contact the city, as they are the source and governing body responsible for water quality. We did not hear back from the resident on this matter until this month after she had a third party test the water. The third-party water test results she provided also recommended reaching out to the city for further action. The condo complex management company is who has services on in their name, not 1836 Property Management.Review fromYotam B

This company is nothing short of a scam. After forcing me to spend thousands of dollars on "fixing" my perfectly fine place for no reason, they proceeded to try and rent it. They got zero calls about the place, even though I priced it at the low end of what they suggested. When I tried speaking with them about the situation, it turned out they had all left for a week-long "company retreat" and were unreachable.I fired them immediately and can only suggest that NOBODY hire these scam artists.1836 Property Management

Thank you for your feedback. We'd like to address your specific concerns.

**** can't force anyone to do anything. **** has standards for properties we manage. If properties don't meet those standards they must be brought up to those basic standards either for aesthetics, legal requirements or property codes. In this case the owner approved the work.
2. They got zero calls about the place, even though I priced it at the low end of what they suggested.
Markets move, pricing changes and winter is the slow season. The average for leasing a property in ****** is currently hovering around 41 days. That's regardless of price, condition, location, etc...and is an average. Expecting a property to lease in 14 days is not an appropriate expectation.
3. When I tried speaking with them about the situation, it turned out they had all left for a week-long "company retreat" and were unreachable.
The manager for this property recently got married. On his honeymoon (the week in question) he still delivered his "Tuesday update" to this investor. The once a year company retreat only required staff to be out of the office on Thursday and Friday. Additional staff was still available in the office for maintenance and emergencies and no one was requested for anything that would have indicated this level of dissatisfaction.
4. I fired them immediately and can only suggest that NOBODY hire these scam artists.
For anyone looking to work collaboratively to reach a goal, we recommend greater communication and patience as well as a full understanding of each part of the process. Steps to success/a goal take a reasonable amount of time. We're not sure how any of this could be used in the context of a scam however should investors desire a positive outcome we recommend patience, collaboration and an understanding of the environment for the best results. When the average across an entire region is 41, 14 isn't an appropriate expectation or reason to start over.

A tenant who live in a property that managed by ****. I am still live here right now, unfortunately, because I have one more year lease.**** managers are awful in my experience as a tenant. They will fighting you for everything things and will Charge you, even if you dont agree the charges. They will put on your account And charge you late fees on top of it. It happened to me, I did fight back got some money back. But that was awful experience. *********************** is manger, and there team member are not willing and not consider at all. ******* , ******, ***** and others those are some names I work or talk with before. They come fix one things finally. And keep asking for good reviews, I was not feel that, because how long it toke. But they keep asking said, if they get a good review they will take their kids out for dinner, So i did it because of that, and also because I am still here Last year. I dont want they get mad. However, it is very difficult to works with **** manage, as a rental, I would never using the company again.1836 Property Management

The tenant was recently billed a $50 fee for a lease violation due to a dirty filter. This was substantiated by a photo in a semi-annual walkthrough report. Despite her objection, her lease agreement explicitly outlines the obligation to regularly replace HVAC filters before they become dirty. This requirement is detailed in the lease rules and regulations.
Regarding the tenant's remarks about our request for good reviews, it should be clarified that while we do encourage regular reviews, we do not provide monetary rewards or any form of incentive in exchange for positive feedback to residents but employees are bonused on verified valid positive reviews.
It appears that the tenant may also be frustrated due to a recent issue involving damaged blinds. Although she requested that we repair them without any charges, we informed her that the broken blinds are considered tenant damage, by the residential lease and state law meaning she would be responsible for the cost. This, in conjunction with the lease violation fee, might have contributed to her decision to leave this particular review.Review fromAlexander G

I rented from this company 7 years ago and havent dealt with them since. However, I have recently started getting emails from ************* for com on behalf of them. They should not be sharing my info for no reason, without my consent. Completely unprofessional. Do not work w this company1836 Property Management

This customer unfortunately has a misunderstanding of the situation. No information has been sent to this 3rd party. The repeated threatening emails from this customer are also not appropriate. Below is information on how the 3rd party works from a representative from that company. The customer is welcome to reach out directly to that company for more information if desired.

Thanks for your question! As profiles can be transferred in between housing provider's, accounts aren't deactivated until the past resident reaches out and asks for an account deactivation. Before an account is deactivated, if there is anything missing on the profile emails will be sent out as reminders to complete the missing fields.
Since the account has been deactivated per the user request, they should no longer receive emails moving forward. Thanks!

Every post that been commented on this page about this business is true. Rented a house with them for over 2 years and they were horrible with communication and ***** with certain random fees. I just recently moved out of a rental property they manage and it costed over $4,000. They make up numbers for the repairs they say they do. I got charge $800 because the ladder to the attic needed to be replaced... I went into the attic once while living there for 2 years and the stairs worked perfectly fine. That's the only 1 example of the 500 other ***** things they charged us for. Avoid renting with this company at all cost.1836 Property Management

The property manager for this property has reviewed move in documentation and compared it to the move out documentation/condition to arrive at their findings. To speak specifically to the items mentioned, the attic ladder was not documented as damaged at move in however was found to be damaged at move out. Per the lease terms damages to doors, windows, etc...are a residents responsibility. The other significant charge was for repainting the walls. The vendor stated that "the majority of the walls are far too damaged for paint touch ******** Normal wear and tear should not result in this level of damage. As a result the resident was charged for the damages. Where the vendor was able to touch up the walls, they did, which could be considered normal wear and tear and thus back billed to the owner. The resident is not privy to the invoices incurred by the owner for additional work completed.
Regardless of whether the resident or investor is charged for the repairs, neither party is rarely happy with the result.

1 starBackground: we own an older home in ****** Hills, "managed" by **** until Sep 2022. It's had its share of issues: leaky roof, leaking pipes, dying HVAC... and most recently mold. We have paid for needed repairs over the years. Remediation for the mold was estimated at around $4200 but ended up costing us about $6000 with an additional $1000 per month to run HEPA filters continuously.The "price of investing", right? WRONG. Not when you've made it clear to your property management team that you do not want to rent after the next 12-month lease term ends - but they obligate you to a multi-year lease without prior discussion!We had been planning to retire this year and part of the plan was to sell this property as a bridge to full retirement. ****'s signing of a multi-year lease totally derailed us. A "mistake"? Or a financially calculated move to force us into an additional year of property management by them? Does common courtesy factor in at all? (in the form of a "heads-up" email or phone call) .The tenant had nothing but complaints for us. She states that she was not even informed of what to do with the keys or how to obtain her security deposit. Is that the standard?In ****'s final email to us, they stated:"Normally when a lease ends we will perform a move out report walk through, complete the repairs to get the property back to move in condition, and complete the security deposit itemization.
