      I have been a resident of Broadstone Colonnade who is now managed by Quantum Leap Property Manage DBA 4330 Equity for over five years and have consistently paid my rent on time. Due to financial hardships in November, I was late on rent. I explained my situation to ***** ******, the property manager, who informed me that nothing could be done since an eviction had already been filed. He also stated that partial payments could not be accepted and that payments must be made in certified funds. Mind you I did not fuss or fight because I am fully aware of my financial responsibililties Once I was able to gather the full amount, including eviction fees, I went to the office with a certified check to resolve the balance. However, my payment was refused because, according to ***** ******, I needed to pay not only the past-due amount but also 75% of Januarys rent. Nowhere in my lease agreement does it state that future rent must be paid as a condition for resolving past-due balances.These practices are shady and unethical. Coupled with ongoing issues such as mailbox vandalism and car thefts in the community, I cannot recommend this property to anyone considering living here.

      My significant other and i rented an apartment and we were moving cross country. The apartment was available so we signed a lease and were moving in a week or after the apartment was ready. They mis-charged us but we called it out and had it corrected My mother acquired the keys and checked the apartment. It reeked for urine, had damages on the carpet, stains and more. Cleaners were sent the next day My sister checks 2 days later, there are belongings in the apartment. We have squatters in our home. We called the police, the area was locked down. Someone used our fireplace to heat up a spoon for drugs, used our toilet and more importantly, used our utilities Within 48 hours squatters are back but its a new set. A man and woman were clearly in there. This time they had a make shift weapon, belongings, and much more. What if my sister walked into a room where they were protecting? They had the air on 65 which is great for my electricity bill that I'm not going to get reimbursed for.We call the police, it was secured again, less than 24 hours and they are back in the apartment.we contacted them, they terminated the lease however they chose to charge us for every day we these squatters were in there until they terminated the lease. They shorted us 40%by charging us from the 26th of November to the 11th of December when the lease was terminated.Everyone has been rude, everyone has downplayed the situation saying oh, everywhere in *********** has them!They are harmless! I genuinely believe maintenance is taking payment to allow them into the apartments due to having info on vacancy.We have 2 police reports, 3 letters with an acknowledgement from management that they received the letters, pictures and videos of the broken into apartment on multiple days with verbal time stamps, recorded calls with management and emails from their responses to these issues.

      There has been sewage leaking throughout the property and KSAT came out and investigated however it still took a while for the issue to be fixed.The building I live in is FULL of roaches and no matter how many times I report it or ask for pest service the issue has never been resolved. The office stated it is on me to perform preventative measures however this has been an issue since the day I moved in.I had to call the office myself to get my 60 day notice from them in order to vacate, I did not receive the notice until well within the ***************** my lease agreement. I have been calling and sending emails in order to ensure what date I need to officially be out and still have not received any response. I contacted the property again today to try and confirm my move out date for them to tell me there is no record of my communication when I have copies and that they are unsure what my move out date should be. She finally said she would just make it 8/31 but I have yet to receive any official documentation all I received was a text message saying my move out date it 8/31.If this property tries to come back and charge me for any additional fees I refuse to pay them as I am the only person keeping track of any communication or documentation regarding my lease. This has been the worst property I have ever lived at and have had zero support from anyone on property.

      I am currently a resident at ***************, owned by Quantum Leap Management. I requested a transfer to a 2 bedroom and the office staff said I was approved and had me sign the new lease, also said theyd be waiving the transfer fee and pro rating my rent for the unit I am currently in and the one I was moving into. As of June 13th they had said I was all good to move into the new apartment and had me sign another lease for moving 2 days early. They also said I needed to pay $100 to move in early and $600 was the pro rated rent for the new unit which I paid on June 13th (I have all receipts). Then last minute ********* said I also owed $108 from a previous balance. Which I also paid on June 13th because she said that would be all I needed to get the keys. I have the text messages also. When i went to the office to get the keys to move my stuff into the new unit, she told me in a very rude manner that I had been denied and that I owed another $200 for utilities. When I asked for a refund since I had supposedly been denied, she said she wouldnt give me one but give me a credit towards the apartment I am currently in. Then somehow she said I also owed $457 more. She is very rude and suspicious and needs to be investigated because it seems that she is scamming residents with false hope and then not applying things properly. When I asked for corporates phone number she said they dont have one but they have an email and then proceeded to only give me her email address.

      Their maintenance for apartment up keep, etc is the worst ever. Every time you schedule a work order with them, it takes them atleast 2-3 weeks to respond. Requested kitchen light to be fixed over a month ago and after a few times calling and going into the office.

      I been having ** issues since I moved in, 6 months ago, therefore I have submitted 3 written work orders and one verbally. The maintenance people are great, they do their best but is up to management to approve a new **. For that reason they come, fix the ** but eventually the ** goes down again. On 5/20, I submitted the last work order, I spoke to the Manager who was so rude, obviously I replied back to him, at this time ***** has showed up to deal with the issue. Also about a month ago the laundry wall needed to be repaired, a month has gone by and I still have two holes in the laundry wall. Management has not offered me any other choices can someone do something.

      We moved into the colony uptown one of quantum leap's properties last Monday upon moving in they had an inspected the apartment and we had no air conditioning it's reached over 85 in here and I have two little kids eight and three I either want them to fix it immediately or move us into a new apartment I can't live like this moving into a new place should be exciting and filled with joy but all it's been is a headache

      I have been a resident here since July 1st and I have been without ac for 4 months yesterday they supposedly fixed it yesterday and ot worked for a hour then did the same thing it was doing and that was the first attempt to get it running in the 2 months this current manager knew about my ac and half the apartment and I were left with no hot water for 2 weeks and we got Luke **** water for 2 day and now there no hot water again they are completely out of code and I have tried everything I possible can to live just 1 comfortable day.

      I WAS WRONGFULLY TOWED BY MY APARTMENT, FOR BEING ****** OVER A WHITE LINE WHEN PARKED, WITH NO WARNING OF WHY, AND WAS NOT TOLD OF MY INFRACTION UNITL I MYSELF WENT OT THE OFFICE AND REQUESTED PHOTOS, WHICH I WAS NOT GIVEN A COPY OF. INDIGO HAS TOWED MULITPLE RESIDENTS FOR THE MOST SLIGHT OF RESONS, IF ONE IS EVEN PRESENT AT ALL.

      The first day I moved in the master bathroom flooded and I noticed a constant noise that sounded like water running , I emailed the office and they sent someone out that didnt do anything but take the seal off the toilet. The next day water started coming from a different area in the wall. A couple days later above the toilet in the other restroom water started pouring from the ceiling. I have told the office that there are leaks and it smelled like mold/mildew really bad in there but they have not tried to resolve the situation, I have kids that stay with me and they have asthma and everyday we wake up and can barely breath due to the mold!
