1 starPhase 2 side looks abandoned the pool is dark green, people dont pick up after their dogs esp the ones who live in phase 1 bringing their dogs to phase2 & not pick up after them. The bums roam around after the office is closed to get into vacant apts, havent had security in a while. People break into cars/apts. A heads up before shutting water off for maintenance would also be nice. It wasnt that bad when I first moved in but it has def. gone downhill. High hopes for the new management team to build this whole complex up again.02/23/2024 the mailroom is not accessible on weekends, only Mon-Fri til maintenance leaves as I was told by office member ******. The gym is still waiting for a bid to replace equipment, been waiting on that same bid since 09/2021, also pool in phase 2, always closed & dirty waiting on pump since 03/2022. People use the dog park to let their dogs do their business & never pick up after their pets, dog park has just been gross. Broken *********** droppings throughout the complex since people refuse to pick up after their pets esp the ones walking their dogs to phase 2 then returning back to their apt in phase one so watch your step. Havent seen security in a while, lots of shootings, vehicle break-ins, b&es. Rent has gone up since Ive lived here & for what Im being charged all of these issues need to be fixed asap & stop lying to people just to trap them in a lease with NO fitness center, NO 24hr access to fitness center or mailbox, NO sparkling pools ( havent sparkled since 2020 tbh), NO proper parking lot, parking lot by the fitness center had another red space painted by someone the office hired a year or 2 ago who didnt know what he was doing & just made another fire lane parking spot because someone was parked in the actual fire lane parking spot & the office wont fix that so theres less parking spots. ***READ ALL REVIEWS & ACTUALLY GO SEE THE PROPERTY BEFORE MOVING IN ************ APTS OR ANY QUANTUM LEAP PROPERTIESReview fromDina W

1 starI lived there 2 years. When I signed the renewal for the second year is when problems started. There were raccoons living in the crawl space in the ceiling. I would be awakened to loud thumps, squeeling and dragging noises. I brought audio and video to the leasing iffice, including a video of the raccoon itself trying to bite its way into my apartment via the **** vent. They did seemingly secure the **** breach, but they did not remove the raccoon. Their methods had the raccoon(s) avoid certain areas, but I still heard them , sometimes they would be fighting or squealing. I could not afford to move, and would try to contact at the admin office, but they would not return my calls or the voicemail would be full. I kept having to call about the dishwasher not working. Maitenance would come out and say it was fixed when it was not and try to say I was vloggong it ip although I prewashed every dish zi ever put in there because I only used to rense. Furthermore. Upon moving out, I did see a ******************* and paid it after I moved. But aftetwards somehow have been reported to the credit bureau for a *********** never received or had knowledge of. The pool was always filthy so I did not get to enjoy that amenity. This company has no ethics whatsoever, I regret moving there and essemtially being complicit by virtue of my patronage, in making a slum *********.Review fromMikayla W

1 starThis place is dirty. When I first moved in a couple weeks ago I told the office the stairs and area outside my apartment was disgusting looking like food or throw up was on them and they never got cleaned. Theres dog p*** everywhere. The laundry rooms are so disgusting theyre unusable. My mail box is half broken and I still havent received a mail key. Theres already been a disturbance the cops had to respond to and Ive only been here two weeks.Review fromJacqueline B

*** made multiple complaints about this place and nothing gets done. *** asked for the corporate office Number and they refuse to give it to me. There is a HUGE pest problem and they say pest control comes and sprays but Im still having an issue. *** made a complaint about a neighbor and the loud music that was being played after 10pm and woke my daughter up. I was told to get a video of it and then we can do something about it even though I had a police report. *** had a work order for over a month now that they had to put back because they said they went there but they didnt I have a camera in my house. My mail box is always broken into. Im at the point where I might have to get a P.O. Box and I shouldnt have to. There is gun shots going off all the time. The cops are always there its not safe for my kids to play outside.Quantum Leap Property Management

The corporate number has already been given to her at her first request, I have the email that shows it. We started with a new pest control company because the previous one wasn't giving ** the results we were looking for. This was also explained to the resident. We asked for evidence of the noise because the neighbor is saying they aren't making noise. At this point its he said she said until we have documented evidence, which she has denied to provide. We have also switched patrol companies to try and alleviate any issues.Review fromAsia H

I live in the Lark Apartments. Residents have been without water at this property for almost a week. This is completely unacceptable and no attempts to rectify the situation has been made available to residents. No water has been provided and communication has been limited at best. Allowing the residents to spend the Christmas holidays without water or any solutions is deplorable. This complex is so poorly maintained with inadequate air conditioning in the summer, inadequate plumbing in the winter, and inadequate maintenance year-round. The dumpsters are overflowing, the grass is covered in dog feces, and living here is honestly an embarrassment. I dont feel as if the complex has held up their end of the lease agreement with maintenance and no water for a week during Christmas is abhorrent.Quantum Leap Property Management

1 starI was a resident of *************** located in ***********, ***** from July of 2020 until March of 2022. Initially the management and staff were helpful and understanding of my situation - I lost my Mother in ****************** 2021. I resided in ***** but my family is in another state. I continued to pay for a unit however due to my familial obligations, I was gone nearly 70% of the time. I ultimately decided to return home to help my father. I put in a 60 notice to vacate my apartment at the end of my lease via phone, and emails to both Axio directly and Shippy properties as directed by management. It is now October 2022 and after paying ALL fees and rent per our leasing agreement, I find they have opened a collection account of twice the amount my rent was in the leasing agreement, with no return of the deposit. I have contacted both Axio and Shippy Properties directly since March of 2022 with no response to either phone nor electronic communications from management or the district property manager for Axio property. It is public record the *********************** has sued this same company for it's management of property conditions within another property they manage in ***********. I would not recommend conducting any business with this company as not only do they not contact their tenants but they seek to receive compensation for services they no longer were providing with no opportunity for a resolution. I understand they had several management changes within Axio, however for the property management company to be inaccessible is not only unprofessional but not conducive to conducting decent business of any kind.Review fromBrandon R

1 starI moved into Lark Apartments in Dec2021 and it is now Sep2022 and I can say this has been one of the worst decisions I have ever made to sign a lease with this complex. I initially signed the lease due to some family problems and this was the only property with availability at the time. I signed a lease promising me a washer and dryer with my unit. A new take over had begun and was told that they might honor my request with a washer and dryer. I waited for two months to be told that they decided to not honor it. Next up parking they have the absolute worst set up for the parking layout and it seems as though they only lease out apartments in the same area because their can be almost 0 parking spots available. They just recent had the potholes fixed which is good but it only took almost a year. For a complex that charges $950 a month for a 1/1 and doesnt put time or money into the property still dumbfounds me. The pool has been green for probably a minimum of 6 months. The trees need to be trimmed. I poked my eye out on one of them by accident. All of the gutters pipes that drain the rain off the roof are mostly fallen off and laying on the grounds and one almost hit me when it fell. They have only two maintenance men (they should higher more). The ac drip pan is located in most bathrooms and if it messes up with will have a constant drip pouring on you while you using the toilet. Waited over two months for them to finally assist with the issue. They are quick to collect rent but not quick to handle issues. The basket ball court has been busted since I moved in and always had glass on the floor. All the amenities are useless to the residents. Everyday you fight some kind of bug: hornets/ gnats/ roaches (mind you I am a very clean person). But yet they charge for pest control. No pet accountability. Always overflowing trash! The internet is trash always goes down and not reliable. Everything about this place is bad. They need to shut down, inspect and renovate!!Review fromShannon S

1 starI have been at this apt for 3 years. I called Manager 3 times about what the process was to move out. No call back. Assistant manager knew moving out this weekend. Now they tell me never signed 60 day notice. Umm thats why I called her 3 times!!!! Now wanna charge me 2 months rent. NopeReview fromLeslie S

1 starThis company does not live up to what they advertise. I complained and put in a work order for my A/C to be repaired on July 3rd. I called to complain prior and after. I am diabetic and its 105 outside. My face is tingling and Im very fatigue. The window unit does not help its still 90 inside my apartment. Im sweating and keep being told they will see when they will get maintenance out here. Instead they have workers painting the stairwell. I told them I could have a heat stroke and well here I am on July 11 still sweating. I work at home. Theres a lot of gun violence they claim that they have security but I was told by someone at the office that its to protect management. There are roaches in my apartment and I am a clean person. This is uncalled for if I have to call the news I will. They want the rent as soon as deadline hits but they cannot repair anything here. Ive complained and complained about the this situation the down stairs neighbors in phase 2 building 12 Apt **** keep smoking marijuana and its seeping to the upstairs and the property manager has to say through my wifes email is how do we know its coming from them and we stated we called the police numerous of times on these people when we have 6 month old and 10 year old with autism and the officer stated she could smell the marijuana coming from the door and heard scrambling while knocking and it got quiet and there was no answer just like the other times and officer said they dont have probable cause to enter unless there was drug dealing or children in apartment all the property ********************* could say as I vented my frustration was uh well I know you have filed a complaint but unfortunately it takes time for them to kicked out or otherwise mind you this is a non smoking facility and the complaint has been 3 month prior to the recent of constant smoking and fumes coming in to my home and always call them when it happens again along with police this man **** can care less about the situation all he told me at the end of the call was that okay stayed silent and continued saying is there anything I can help you with not acknowledging my concern only thing he acknowledged was my last complaint other than that there was no care in voice about this situation and on top of that he hung up on after saying is there is there anything else I can help you with this company is called shippy properties and I dont know what else to do besides notifying police about the concern cause clearly my property manager **** does not care unless it involves the rent money Im happy my lease is ending and glad to moving cause living here is terrible besides my issue with police and the neighbor there is always no water at least 2 to 3 times every 2 months maybe 3 if were lucky repairs never get done or finished it feel like we live in runned down hotel circumstances.Quantum Leap Property Management

*******, in the review you posted as well as our phone call you said that this issue has been happening for more than three months. The resident you are saying is causing the issue hasn't lived there for that long which is why I asked your wife how you know it is coming from the apartment. The time line you are giving us doesn't match up with the current resident taking over the apartment. As I stated on the phone, just like with police officers, we are limited on what we are legally able to do. You informed us of an issue and we have given a lease violation and spoke to the resident you are referring to. We are not able to take legal action at a drop of a hat. There are steps that we need to take if the resident refuses to cooperate. It is not that I do not care, this is just the process that we have to take. I did ask if there was anything else I could help you with. Your response was "I guess not." And then you hung up. If you have any questions, please contact the office. And as I said on the phone, if it happens again let us know.
