      Ive been without lights and electricity for 2 weeks now! This new owners have yet to come check my apartment out even when the air wasnt working.. Ive had multiple problems with this unit.. this company doesnt keep staff of owners till nothing is getting fixed around this way.. my kids and I been without air and lights nearly half of them summer

      This problem started Saturday January 1, 2022. Everytime the apartment above me used their water, for example, flush the toilet, run their shower and used their sink and dishwasher, my sink would over flow with sewer smelling water and my dishwasher would leak the same sewer smelling water. As soon as I noticed that my apartment was flooding I tried to reach out to maintenance many times and was never able to speak to an actual person about this problem. I was able to get in touch with a maintenance emergency guy through text message only. I never received a phone call to further talk about my flooding situation or anything, I called both of the phone numbers that were provided to me for the front office during business hours many times and my phone call never got picked up. I even went inside the front office 4 different times to ask somebody to help me with my apartment and I got the same answer every time, "it will get taken care of". To this day (January 11, 2022) my apartment is still flooding and I have standing water. It is running to my bedroom and living room. The carpet in my bedroom is starting to smell. We removed the dishwasher to help stop the leaking but it has continued to flood, water has gone in the fridge and shorted out the electrical and the fridge shut off for more than 4 hours causing at least $500 worth of food to spoil. The floors in my kitchen and living room and starting to come up. The situation that I am in is unlivable, and I am concerned that the standing water will cause mold in my carpets and in the walls. I still have 4 months left on my lease. However I don't think it would be fair to be charged for such living conditions, I am living in sewage water. Another situation I am in, back in October, there was a cat stuck in my wall in my bathroom, maintenance refused to come out after many attempted calls and texts, I then had to call the fire ***** then which forced the maintenance to come out, the hole in the wall is still there

      by unclogging the drain to the sink and dishwasher. 


      Also was informed by the tenant the refrigerator work had a leak as well
      and the plug was damaged. 


      ******* check the refrigerator nothing seems to be leaking( maintenance looked for cracks, holes, or freezer being frozen) that *** cause a leak. 


      ******* check the plug to the refrigerator socket and plug to make sure nothing was torn or burning 


      Tenanted stated she had water in her carpet due to an overflow of water.


      ******* stated she have no carpet in the kitchen or living room area
      only in the bedroom.


      ******* stated water that was in the kitchen he did mop up no water leading to the bedroom.


      ******* stated all work orders have been printed out due to not app working on the phone.
      The order was given to ********* to close out.

      In July of this year, I rented an apartment at Holleman Oaks, **** Holleman **** ********************************************************* for my daughter, *******, based on online pictures of the place, because she was in treatment. When we went to move her in we were shocked! The place was dark, dingy, windowless, painted in dark colors and bore no resemblance to the online pictures. There was also mold under the bathroom sink. I have lived in tough places in my 71 years, but I would not have been able to live there! My daughter has some PTSD from a sexual assault, and though she tried nobly to stay there one night, she couldn't do it, especially since a young male kept trying to open the door to her apartment. I had already paid our application fees of $50 each, for a bond that cost $155.80, and the first month's rent which was $749.42. I informed the office the reasons why she couldn't live there, and didn't even try to get any money back from them. Now they've sent me to collections for $1638.15.

      In response to the claim from **********************: **************** daughter moved into the apartment, we were notified a few days later that she had moved out. ************** claimed that there was mold under the sink, however when checked by our maintenance team there were no signs of mold, mildew, or anything of the sort. The main reason that was stated to our property manager over the phone for breaking the lease was the direction the unit faced and that her daughter was not mentally right so she did not want to stay where the sun did not hit directly. We offered to see if there was another unit that we could move the tenant into that *** have light coming from a different direction, but were told that they had already moved out and were not coming back. The photos of our property are directly of our property and represent it as it is. We also offer all potential tenants to come walk the property for a tour. Per the lease that was signed, for breaking a lease the tenant is responsible for a $1,044 break fee and and $594.15 reletting fee (we have attached the tenant ledger). We did not charge the tenant for any additional rent after August. We also offered to speak with the tenant about these penalties for breaking the lease.

      I am rejecting this response because:  They are 100% wrong.  The pictures don't show the windowless, depressing, apartment at all as it is.  The apartments they offered to move ******* to were significantly more expensive.  I notice they didn't mention that a young man kept trying the door handle on my daughter's apartment, in an attempt to get in.  I suspect they aren't letting this go because they are unable to rent that terrible place to anyone else.  Mold was not the big issue.  Ugly, dark, windowless and a feeling of being unsafe are the big issues.  I've lived in the toughest areas of ************, and I could not have lived in this place.

      We are sorry to hear that this tenants experience was not as we all would have hoped. We strive to provide a safe and comfortable environment for all of our tenants. We cannot speak to any person trying the door handle on an apartment, as this was never reported to us, and to our knowledge was not experienced by any other tenants. We offered to move the tenant into another apartment that was the same size and price, and was situated with their windows facing in different directions that *** hopefully bring in more sunlight to the tenants desire, however the tenants mother refused to even entertain any other apartment. Every apartment in our community has windows, so we are unsure as to the accusation of a windowless apartment. We previously submitted the breakdown of the breakage fee and reletting fee in accordance with the lease signed by the tenant, and did not charge the tenant for any additional fees or rent after the month of their move-out. We offered to discuss these fees prior to the tenant moving out, but this was declined by the tenants mother. We tried many efforts to make the situation better for the tenant but it was ultimately the tenants decision to break their lease and not entertain these options to rectify the situation.

      I am rejecting this response because:

      I stand corrected - there was a tiny window in the apartment that allowed virtually no light in due to the overhang above the apartment.  They did NOT offer a better apartment at the same price.  I DID report that a young man had repeatedly tried the door of my daughter's apartment, and that as a result, she wouldn't be comfortable in that apartment complex.  I did pay the whole first month's rent even though my daughter only stayed there one night, and a deposit and application fees.  I think that's a fair enough settlement.
