On 07/12/22 I moved out of **************************************************. I left the property in excellent condition. I have a video and pictures from before I moved in the property and pictures of the inside of the property at move out. I have disputed the charges they have invoiced me after move out. I have been writing their office for 9 months. I have requested my $600 deposit back. I have a witness that can verify my unit was in great shape and the charges they have claimed i owe, are not from the time I lived in the unit. I noted on the Inventory sheet at move in that the door stops were missing, there was damage to some of the walls but nothing major and the paint was fine but not a great color choice. I do not have the money to take this to small claims court. I just want my $600.00 back. I could not get the video to attach here. I could save it on a usb drive and mail to you. One additional note - there was a ************************* that lived across from me - he had a bbq pit outside and caught the side of the frame leading to our doors on fire. I did report this to the leasing spot. I also had a work order for a water leak from the upstairs apartment that caused damage to the ceiling in the kitchen. I purchased new blinds, drip pans for the stove, batteries for the smoke detector, a/c filter, light bulbs, cleaned and moved all appliances inside and out. Swept off porch and cob webs. I moved out all my belongings and had help cleaning. I had to take my son to the *************, so I had someone drop off the keys for me.Business response

I put in an application for a rental property that was advertised for $1500/ month rent and $1700 security deposit. I paid the application fee. I was approved and so I was told by them to pay the security deposit and then they would send me the lease for me to take to the utility company to get them connected. I paid the security deposit and in the email she stated that the rent was $1700/ month. I told her that the realtor that gave me a tour of the house said it was $1500 and it's also advertised on different rental website as $1500/month but she is saying it's $1700. I asked for my security deposit back since I have not signed the lease nor have I actually seen it cause she has not sent it to me. She said per their policies that fees are non refundable. I am a single mother with 2 school age kids trying to find a place to live because at my current rental our lease ends this month and I have no other money for another security deposit on another house.Business response

Thanks for reaching out concerning your recent agent showing and application process frustrations. We apologize for any miscommunication that *** have happened.
The licensed showing agent let us know the only price ever discussed was $1700 as per the *** Listing by our broker of record (attached). Also, according to our email correspondence with the prospects, the only price ever discussed was also $1700 (attached).
The proof of income required for applicants on our properties prior to being able to move forward in any application process is three times the monthly rent as agreed upon in the application submitted. The requirement to show proof of combined monthly income of $5100 prior to us processing the application was submitted. Once that was received, the application was processed and we were happy to inform of approval and the opportunity to move forward with paying the deposit and signing the lease.
This complaint was entered and then we received a phone call two hours later saying you wanted to move forward with the lease at the rate they were quoted. We prepared the lease and are happy to have you both as tenants and that you felt comfortable moving ahead with the lease.
We make every effort to communicate details as clearly as possible and in writing so expectations are met on all sides of the application and leasing process for both the owners of the properties we represent, for prospects and future tenants, and with our team of staff and agents.

Regarding The Leasing Spot (property management comp). We have been renting for almost 4mo. and pay ******* a month, I have reported verbally and on their tenant website all of the maintenance issues we have had since move in, the first week we lived here and nothing has been done. All of the service requests we submitted on the tenant website have been moved to closed and are still not resolved. I have called multiple times and left several messages and no one calls me back, I have resubmitted the service requests on line and every time they get moved to closed again. I was also sent an email this past week that I have till Nov. 18th to sign another lease for another year and if I do the rent will lock in at ******* so they are raising the rent. If I do not sign then they will start showing the home, mind you I havent even been here 4mo. In my lease it states I just have to let them know 6mo. Before the end of my lease (July 21, 2023) if I plan on releasing. The issues we have had are the fridge has an automatic water/ice dispenser and the water and ice taste like mildew and the service lights are on indicating we need new filters, I took the old ones to the office almost 3mo ago and we still havent gotten new ones so we cant us that and have to buy bottled water. The ** doesnt work due to foam insulation being sprayed in the attic and all over the ducts (according to **************** that looked at it and gave an estimate) and they still havent fixed that so we had to go out and buy window units for the bedrooms. Which has caused our utility bill to be $450-500 a month, and mind you we are gone all day working and at school. I have also reported that and asked for the rent to be lowered and they havent been willing to do that. The clothing washer is mildewed and we have to use the laundry mat, the 3 tubs do not drain water, we had to snake them ourselves, screens are off the windows, blinds do not open and close among other issues.
