    This rating is based solely on the beauty of where this property is located !! ************** is a horrible landlord. To begin with he is extremely cheap, which is why the property is extremely cheaply built. We were the first ones to occupy the unit, and several of the units already have the concrete coming away from the buildings. The structure was poorly built. Mr. ****** has huge problems with all the garage doors there. They go up, but sometimes wont come down. The air conditioning units are approximately 20 feet in the air, and are not strapped down, so the first big when they are coming down. We experienced this firsthand last summer when the wind blew our unit down and it was hanging in the air. Mr. ****** hired the cheapest person he could find, and we suffered for several days. One of the things that he never fixed was the water pressure. The amount of water that comes out would take almost a half a day to fill a glass completely. When we asked him to fix it, he offered for us to help him pay to put in a water softener. Our dishwasher was broke for several months, and when he did not wanna pay the cost to fix it, he waited to come and try and fix it himself. We were some of the best tenants that he ever had. We always paid on time, and even fix things without reimbursement. The maintenance on the yard is a huge joke. He charged us $150 a month, and never pulled a single weed. Sometimes the grass got mowed, sometimes it did not.When we moved out we knew based on his reputation that he was not going to give us our deposit back. Sometimes you have to pick your battles, but I believe in karma. If you dont care about getting your deposit back being in a beautiful place with subpar management this place is for you.

    It is unfortunate that ******************************* feels this way and there are always two sides to the story. We wanted to respond to her posting and provide additional context and more factual information vs emotional feedback from **********. We work to be fair with everyone we lease to. We worked and communicated with ******************************* by phone, text and was always accessible. It is unfortunate that ********** feels this way. The ** was addressed and had to have a lift to be able to access and with this, this was fixed in about a week. Additionally, it was addressed with ********** to take out the faucet screens to rinse out any sediment to help with water flow. This is an easy task for ********** to perform just as she was suppose to change air filters. It is odd that ********** wanted to BUY the unit and now she appears to be very negative because there were items noted after they moved out of the unit. When asked if there was any needed repairs to **********, the response was everything is good. ********** was very pushy about receiving her deposit back within a week of moving out and it was discussed that we needed to look inside and examine the unit before we could send the deposit back. However, when we did a walk thru and taking photos, there were multiple items that needed repair and fixing. For example, their dog had dug a huge hole in the back yard which required adding dirt and mulch, and small area for sod. There was damage done to corners of walls sheet rock, tenant did not replace a light fixture like they said they would. Additionally, it was noted there was a dent in the garage door and tenant claimed they did not do the damage. However, there was not any evident communication from tenant when this occurred and only until move out was this noted and it was very coincidental that tenants boat motor aligned up right at the dent on the exterior of the garage door. We spoke with the tenant on the phone to try to come up with a fair and reasonable cost for these repairs to offset the tenants security deposit. We ended up providing back half of the deposit to ********** which was a fair and reasonable amount and courtesy. In the lease, there was an amount of $150/month for yard maintenance which routine yard work was performed by a 3rd party contractor, fertilizer was applied, trees trimmed, weed treatment was applied routinely and this has now been adjusted and future residents lease agreements, yard maintenance is included in the monthly lease amount. We feel we have improved this for future residents. We wished ******************************* well, it is unfortunate she feels the way she does but we wish her the best.
