      Margie Myers Property Management Team, LLC, is the property manager for ********* ****************************** in ************, *****. On Oct. 12, 2022, we made a records request (***** Property Code *******) via email and certified letter. We received no acknowledgement of either our email or the receipt of our certified letter. We emailed Ms. ******************** inquiring about this letter on Oct 24, 2022. She acknowledged that it had been received on Oct. 14th and that we would be receiving our records on or before Nov. 7, 2022. This request needed to be responded to within 10 business days but that time could be extended for up to 15 days with proper written notice. We did not receive a proper request for an extension but were just told a date chosen by Ms. ******************** when we emailed Ms. ******************** on the 24th. We did not receive these records on or before Nov. 7th. It was only when we began the process to petition the justice of the peace that they were received. 17 days after our request. This incident is indicative of the performance of this management group. Emails go unanswered, are answered late, or if answered, are answered in an unprofessional or vague manner. We are working on it and will have it out soon. State ********** Bill ****, mandated that governing documents be put on a website by Sept. 1, 2021. We received a ****** link on May 18, 2022 with some of our documents. As of this date, they are not complete nor updated with ****** meeting minutes missing among many other items. Meeting minutes are required to be kept for 7 years and made available to the members of the association.Our Bylaws are being applied indiscriminately. Procedures such as election protocols, property owner violations, and meeting perimeters and identification are not followed. Meeting types have been misidentified. *************** meetings have been held discussing items not allowable by state law. (Title 11 Sec. *******1 h) On July 10, 2021, a ***** of ********* election supervised by Ms. ******************** and her staff was held illegitimately without following neither our Bylaws nor the State code. (Title 11 Sec. *******5)The Management company does not keep an updated database of residents' email addresses. We, along with other residents have not received notices of our annual meetings (July 10, 2021), changes in gate locks and gate lock codes,(Mar. 5, 2022, Mar. 19, 2022, June 28, 2022) or other email notifications of changes. Several residents have come to us seeking information as to who was the property manager and contact information that was never received from the management company.Furthermore,requests for maintenance go unfulfilled, such as a request for new gate codes and signage for our boardwalk made on Jan.13, 2022 and still not having been accomplished. Finally, we received an incorrect bill for our ****** fees charging us for the ****** mowing our lawn when we are and were permanent residents and taking care of our own lawn care. It took two weeks to receive a corrected bill. The Management Company of a subdivision should be knowledgeable about who the residents are of the subdivision they manage. The Margie Myers Property Management Team shows a complete lack of familiarity with our Bylaws and Covenants, the State Property Code, and disregard for the community that employs them.
