Worth **** Management manages *************************. A special assessment was made that I missed, so had been falling behind on payments. Upon realizing this, I reached out and was informed that the a new electronic portal had been set up and I was given instruction on how to log in and pay. Upon logging in I found that the account was blocked from making payment and that the account had been turned over to the attorney. Upon visiting the attorney's office, I was informed that it had not been turned over and they could not take the collection until 30 days after notices, which had not passed and Worth **** could remove the block. Upon speaking with Worth **** again, I was told they did not know how to remove the block. After discussion with the attorney, I waited the 30 days and made payment with them. The attorney instructed Worth **** to unblock the account, I spoke to ********************** **** and was told it would be unblocked, however the account was never unblocked to make payment. I followed up with Worth **** via phone and email multiple times to unblock the account so that I could make payment and was only told it was be done. After 2-3 months, I received a certified letter from another attorney saying that the account was back in collection for nonpayment. I explained to the attorney via email, copying Worth **** that the payment would be made if the account is unblocked or I would make payment to the attorney if the Worth **** would agree to unblock the account by a certain time period after making payment and Worth **** confirmed that it had the ability and knowledge to unblock the account. Apparently there is no management at Worth **** that speaks to people or resolves issue. So I am hoping that this brings this to resolution.Business Response

Worth **** Management (WRMC) is the management company for ************************ When an account is in collection with the association attorney the ability to make online payments is blocked as payments are to be made directly to the collection attorney when they have an active collection file open. Even with the online payment being blocked, a homeowner is still able to mail a payment to the payment lockbox.Customer Answer

I am rejecting this response because: As mentioned in the initial grievance, the account was paid in November to the attorney however the online account was not unblocked. Are you telling me the Worth **** refuses to allow me to use the same online portal for payments that they allow other residents to use? If so, why? Also, checks have been delivered to the lockbox, however Worth **** has not been collecting these checks or cashing them. Please see attached message from ***************. Accounts that are marked "With Attorney" in the collection process are blocked from making online payments as the payments should be made directly to the collection attorney; this is standard practice across all associations managed by ****. I am rejecting this response because:
As mentioned in my previous response, payment was made with the attorney in November of 2024. The account however still remained blocked. Is it standard practice for Worth **** or others in the industry to leave an account in blocked status once payment is made with the attorney and the attorney provides confirmation of that payment or is that something that Worth **** is doing specifically to my account?

I have been trying for almost 3 months to get a link and login to the Parkview homeowners association. I was charged ***** for a late payment in January 2023 and I believe this was due to receiving the invoice late and I sent my payment the very next day but it was a day or 3 late . All this info was sent to the ***** office several months ago and I was told I need to login to the portal and plead my case. I have asked them as well as emailed ******** for the login information as well, but I have had no response to my emails. Is there someone that can send me the link and the password to login? I pay my bill annually and it took me almost 2 weeks this year to get the address to mail my payment to! This is one of the worst companies I have ever dealt with! Its ridiculous!!!Business Response

WRMC does not have an employee named ********** On that date, portal registration information was sent to the homeowners, including Mr. and *****************. Mr. and ***************** logged into their portal on April 19, 2023, and updated their phone number and communication preferences. Mr. and ***************** contacted WRMC regarding their forwarding balance and was advised that late fees could not be removed or waived without approval from the **** ***** of **************** An email with this request will suffice as that can be presented to the **** ***** of ********* for their review. I got a warning from a towing company hired by the *** because my tags are expired. The car is parked in my reserved spot paid with my *************** for the condo I bought here. I have made all the required repairs to get the check engine light off and make it eligible for state inspection for tag renewal. However, I have to drive it over 100 miles before the light will go off and I have a serious spinal injury that prevents me from being able to drive. We rent a property managed by Worth **** and specifically *********************. Here are the major safety and communication issues we've faced:1) We've had our bikes stolen from the garage and the cameras were "down", so we couldn't make a proper police report. That was right after we moved in in the Spring of 2022, Its now the Fall of 2023 and still the cameras do not work. 2) Several months later our vehicles were broken into and again, conveniently the cameras were off again. We had NO help at all with the building figuring who broke in and HOW. And most importantly.. no attempt was made to make the building more secure. Again, its now the Fall of 2023 and still the cameras do not work. 3) Christmas day of 2022 a pipe burst and poured onto my car for 16+ hours, we could not get in contact with anyone because the "emergency phone line" doesn't work.4) We've had homeless people sleeping in our lobby at points during our time here, yet there was no procedure on how to further secure the building, AGAIN.5) More recently.. the building decided to implement a guest parking rule that we werent notified about because we arent owners. We rent our unit from a property management company, I couldnt tell you who the owners of our condo is, so how could they ever get a notice to me or me get it from them? Because of this our car was in a newly allocated guest spot and towed which cost us $350 to get back. If that was all, Id take the hit and call it a day, but it's not. The towing company caused $11K IN DAMAGE to our vehicle because they towed it incorrectly. The towing company wont respond to us.. ********************* wont respond to us (email or phone calls).. no one at Worth **** seems to care that we have a totaled car because were renters and they arent obligated to talk to us. And the cameras still dont work for us to file a proper police report for the damage.I need this company to take accountability and work with us on this issue ASAP.Business Response

Haven *********** ************* is professionally managed by Worth **** Management (WRMC). As part of managing the Association, WRMC communicates with the homeowners of the units located within the Association.
WRMC does not manage rentals for the individual unit homeowners. ****************** is a tenant of the unit, not the homeowner of the unit.
The cameras were taken down as a part of a large construction project prior to WRMC managing the association. The lack of cameras should not have prevented ****************** from filing a police report.
The association is not required to have working cameras.
******************* sent an email to *********************** of WRMC on Saturday, December 24, 2022, at 2:24 pm regarding a bust pipe in the parking garage. *********************** submitted the request to ************************* for emergency service repair on Saturday, December 24, 2022, at 2:41 pm.
The common areas are unattended and unsupervised, each resident is solely responsible for his/her own safety and that of his/her guest.
Homeless people sleeping inside buildings is unfortunately an issue within the neighborhood, city, and nation. The homeowners were notified by WRMC to contact the police and watch your surroundings. The owner of the unit ****************** leases is responsible for relaying the information he/she receives from the association to *******************

I recently moved into my mother's condo. I have seen many issues and asked why *** doesn't make repairs. She mentioned calling, leaving voicemails, and sending emails for items since 2022 and nothing has been done. I work from home and daily I hear the squirrels inside the attic. There is a hole in the roof and squirrels are wreaking havoc. Another neighbor had the same issue and it got so bad the squirrels chewed into the **** system. It seems this is an ongoing issue with other residents where the *** does not manage the property. We need the *** company to be held accountable if they do not fix things in timely manner which will result in additional expenses. They are not responsive, even when calling the emergency number. The hole in the roof will eventually cause water to leak into the house, if it hasn't already and maybe we can't see it behind the walls. At which point we will seek a lawsuit for damages. I am filing this through BBB for other people to be aware of how Worth **** Management does not tend to it's properties. Does not listen to residents and ignores calls and emails. My mother is tired of her condo because of the issues around the complex with entrance gates, pool, deteriorating buildings, and lack of communications. I am now getting involved and would like to get some results before I involve my attorneys. Worth **** charges hundreds per month in *** fees for all the residents and it is obvious they mismanage funds. The ****** reviews speak for themselves. The good reviews on ******s are all from higher end Condos. It is obvious they do not care about their lower end portfolio. I am hoping to get the community together to research having another management company handle the complex and ***.Business Response

I am rejecting this response because: The repairs are not being made to roof which will cause additional damage to interior walls with rain if hole is not fixed. There are squirrels in attic. Another neighbor had the same issue and squirrels destroyed the **** ducts in the summer due to the heat in the attic, the rodents nested in the ****S ducts. He has quotes of over $10,000 to fix due to tearing down ceiling and replacing **** Ducts. We are concerned this will start to happen as the heat increases with summer approaching. This needs to be fixed before it becomes a bigger issue. When it becomes a bigger issue management and board of directors will be covering all costs to fix any damage that was caused due to the negligence of repairing a simple roof hole. Tell the board to approve repairs and stop sitting there collecting payments and mismanaging funds. Please confirm this is the correct board for my mother's complex. The complex address is ****************************************. Once confirmed I will contact my attorney to handle the negligence by the board and your management company. If it is still not resolved we will pursue further legal action. We will also talk to the neighbor with **** that was destroyed who will seek repairs be covered by negligence of management and board of directors. There are a couple more neighbors that have had issues and I will gather their evidence to submit to my attorney to compile an even larger case and seek a possible class action lawsuit. My mother has dealt with your negligence for far too long and it's ridiculous she is at the point to sell her home and move somewhere else due to the lack of maintenance to the Condominiums for her peace of mind. She's contact the management company for 2 years over rotting wood on the interior and nothing has been done. I am rejecting this response because: It does not address the problem with hole in ****. It's not logical to wait to fix a hole in the **** with the rainy season starting and causing more damage. Yes there is a remodeling project replacing exterior siding and painting. Tell the crew to pause for 2-4hours and lift the clay **** tile. Seal it. Replace it and caulk around it.
Besides the remodel that is going on in the complex does NOT have **** work being done. It seems you are not going to solve the issue with the ****. As i mentioned before, if I don't hear about a timeline for this hole in **** to be fixed in the next week or two, I will have my attorney reach out to you the week of May 22, 2023. In the meantime I will talk to the neighbors and see who would like to join in on a class action lawsuit. Also, it's amusing you reply to better BBB same day within hours, but not to phone calls and emails that my mother has sent over the years. I'll make sure my attorney is aware.Business Response

For the last 6 years + *** had several issues from the *** for My condo. I have sent numerous emails and have left several messages with NO response to any of My issues. The issues are as follows lack of yard maintenance (only does outside traffic only) I have several dead bushes overgrown and rotting tress that need to be taken care of ** repairs to gates leading to pool area flooding in several area around the buildings ** coverage for the pool areas such as anyone can come in from the area ******************* Also almost all the trees have exposed tree roots cars left flat tires bunch of planters which have dead plants inside.
