      Last month, on 10/18/2022, my neighbor suffered a diabetic condition that caused him to speed out of his garage and drive into my living room. Our townhouse has a double window wall, and the damage was non-structural. The community development was called in and deemed the property inhabitable. A board up company was called to remove excess debris from the premises, frame out a temporary wall and put up plywood for the time being. The HOA's insurance sent the work over to Standpoint and I've been "in contact" with ****** ******* One of his sub-contractors will be responsible for the repairs: Mario ***** from Mario & Sons. It has been over 3 weeks of nothing but waiting time and STILL NO WORD ON A START DATE FOR REPAIRS TO BEGIN. A 3 day job, is taking 3 weeks to decide on repairs. HOA isn't providing a detailed plan, nobody is communicating properly, and my wife, myself and our 7-month old son are staying at our in-laws house for the time being, unable to return to our house. Perfect weather to complete the repairs has already passed, and today (11/12/2022) we had a small first taste of snow. Winter is just around the corner, and our house has plywood with no insulation from the elements, ready for further damages. A proper and capable crew of 3 people can frame out 2 windows in an afternoon and get the wall ready for window installation. The longest process in the whole repair will be the paint smell once it's all finished, everything else can be done, slowly, in 3 DAYS MAX. At this pace, we won't be back in our home by Thanksgiving. Multiple e-mails, calls, and text messages yield pathetic replies in terms of communication. So far, my understanding is there will be some decision making regarding Wednesday (11/16/2022) but I'm not sure about what. Seeing a previous complaint I read on here, my roof was also replaced and we had cracks in the ceiling. Although, to this day, there is damage done to the lawn from dropping materials, and yet to be addressed by the HOA.

      I was living in a condo and it was impacted by Winter Freeze which happened in February 2021. StandPoint is the one who is working to fix our unit along with 14 other units. Initially they had problems with the insurance to start the project which is fine. Even after resolving issues with insurance StandPoint didn't complete the work after a year. They didn't even work in my unit for few months. After a year around March/April 2022 we came to know that StandPoint was dealing internal (contracting) problem and so didn't work in my unit. Later they mentioned that they will start working in May and try to deliver it end of July. We waited patiently until July and also bought couple of items (I was told to reimburse it later) but didn't complete it and also not responding about reimbursement money. Today is 09-28-22 and my home is with holes in some places without fixing the lights, pipes, etc. It's been 19 months (in 4 months it will be 2 years) waiting for them to complete the work but they are not working for past 1 month. Don't know what is happening. I need my home back after fixing everything. Currently I am loosing $2500/month.

I didn't request for different/new tiles during initial installation - StandPoint installed different (brown)tiles. As per agreement we requested to have same tile for backsplash and flooring but StandPoint installed differently and didn't match with backsplash. They took several months to install correct tiles. New flooring was completed in August but it wasn't habitable. we didn't agree for unit was habitable - already provided reasons to property management and StandPoint. No one likes to move-in with pending work in kitchen and if we cannot use 2nd bathroom especially with 4 people working virtually. They took more than a month after installing tile (on Aug-29) to complete other pending punch list. I agree that we had final walkthrough on Oct 7th and mentioned few punch list. Based on their history I am not sure that they will complete it on time. We are ready to sign-off if they complete the pending work since it's already more than 19months after winter freeze impact(18th Feb 2021). I kindly request BBB to close the complaint only if they complete pending items end of this month as they mentioned in their response.

      I live in ********* Townhomes in Streamwood, IL & everyone's roof was done due to hail damage insurance claim. My building was done on 9/28/21-9/29/21, when the roofers put the pallet of shingles on my roof to start the job, they dropped the pallet down so hard that it made a crashing sound, I thought it came through the roof. When my husband got home from work the next day & went to open the garage door it opened two feet & would stop, the panel was loose, the cables were off the rollers on both sides of the door. The ILLEGAL workers were still there, my husband was asking them about the door & they pretended not to understand English, one of the workers got up on my garbage cans & tried doing something to the rollers, whatever he was trying to do didn't work, after that they couldn't clean up fast enough to get out of the area, I called Nancy The President of the Board, , she came down to look at it & said I was going to get a new door, she called Chris Dugan, the USELESS onsite Roofing Manager to come down to look at the door., he told me that his people didn't do anything to my door, that it was from vibrations, that he researched it, he said that it was from the vibration of the pallet being dropped on the roof. The story then changed, Chris found EVERY REASON TO NOT BE REPONSIBLE for this. He said it was from WEAR, it was replaced in November 2019. My previous one lasted 14 years. He went around and around with my husband & me & said he would get to the bottom of this & would be back, of course he never came back as I knew he wouldn't, at that point I was so AGGRAVATED that I just stayed in the house. ! I called three garage door companies & asked if a pallet of shingles was dropped on a roof if the spring on a garage door would break from the vibrations, they all told me yes that it had NOTHING to do with WEAR, that it was from the vibrations! Chris's people have done alot of damage to unit owners things that he is fixing or replacing, but not mine.

Chris said it himself that when a pallet of roofing is dropped on a rood it causes vibration & that the spring broke from that, then the story changed! Also, we dont use our garage door excessively thru the day, how would he know that & the President of the Board wouldnt know that when I work from home & the door gets opened once in the am & once in the pm, not excessive & NOT from WEAR! The door was 1 1/2 years old!The loud crash was from the pallet being dropped on the roof!
