Been renting without a late payment for over 3 years, have excellent income, but credit score is a little below 600 but its all old debt. Couldnt get approved even with my employed excellent credit spouse also in ticket. My credit is currently being repaired and my debt will be paid off within the month and I was told by my mortgage adviser my score will then be 700. So why waste time with a rent to own. If they require that good of credit but with a FHA loan 620 and you are pretty much guaranteed approvalPathway Homes Response

I had an excellent experience with the company until I started having medical issues, osteoarthritis both knees and shoulder. I was also given a title of Brand Ambassador. I did one commercial for them. What was I offered for that, nothing not even a discount on the price of the lease. They partnership with Invitations homes, which they are owned by the same company. When I didnt renew the lease and moved out, I knew they would keep a portion of my deposit because I wasnt able to clean to their satisfaction. I left a washer and dryer which was only a year old in the townhome. I felt that this sort of offset what would be charged, but it didnt. I had a page of charges from Invitations Homes including stretching the carpet to painting the walls, moving a few things out of the garage. Keep in mind as I cleaned I took videos of each section.I contacted them about the washer and dryer, was told that it was put on the street it was not part of the home. Im lost for words. Remember it was only a year old. So in other words lost the deposit and the washer/dryer but God will make a way. Never get sick physically while renting. Nothing more to say. I think this program is a joke they don't tell you what the renters that own the home to be rent what the criteria is to qualify you for the rent they take your application fee of $250 and you don't get it back and they really don't give you a reason as to why you wasn't accepted don't waste your time move on just save get an apartment and just get your home that way just save the money and get your home that way do not bother with this company cuz it's a joke they'll give you a bunch of Lies the right hand don't know what the left hand is doing they denied me and then turn around the other lady call me to tell me I got accepted and what I needed to do so I decided if they confuse I don't want to be in a program like that but it's up to you do not bother with this program do not recommendPathway Homes Response

Pathway Homes has been an absolute pleasure to work with. We found a home already owned by Pathway on Monday. By Wednesday of the same week, we were approved. The entire team provided excellent communication and customer service. They worked with ** through a small glitch within a couple of hours. As a real estate brokerage, sending customers to Pathway for the first time, I would not do it again. Our experience was terrible. They lack communication. One of their departments will approve a customer and minutes later, another department will deny the same customer. They say that they are actively purchasing real estate, but their actions do not reflect it. This resulted in a waste of time on our part, working the application process and home search, when they are not actively purchasing. They reject a home because of a CDD fee, but there was no CDD fee on that home, so they don't seem to have qualified staff.Pathway Homes Response

As we do our best to strike a balance between our customer's budget and the long term value of the property, we are not always able to find a property that meets that criteria. While we understand navigating a shifting market can be tough and our bid may be less than the list price and therefore not always a winning bid, we do, however, find a win for the customer as in the instance with the customer your agent brought to us. Our ultimate goal is to secure the best deal for our customers and create homeowners. When we decide that our purchasing strategy should shift in the interest of our customers, we openly and transparently communicate that decision. At this time, our team actively seeks to close on properties that are a win for both the team and our customers. We do recognize that due to the shift in the market, our bid may be less than the list price and therefore not always a winning bid. We are happy to review written counteroffers from the seller, keeping in mind our current offer is our highest and best, but that does not always mean that we can accept the counter or come to a point of a close on that specific property. We do, however, find a win for the customer as in the instance with the customer you brought to us. Our ultimate goal is to secure the best deal for our customers and create homeowners. Scammers. Avoid dealing with them. They ask for a reservation deposit agreement telling you that they will refund it if you end up not leasing with them. At the end they won't give you a ***** back.Pathway Homes Response

The process with Pathways was straightforward and seamless. I would give a 5 star but they use a horrible property management company, Invitation Homes for the year that you have to lease. Once you are done with the closing, Pathways disappears and allows this horrible company to pretty much take over. Invitation homes did a terrible rehab job, removed nice working appliances and replaced them with subpar appliances, they removed carpet and hard wood and replaced it with cheap vinyl flooring, they messed up the wiring and half painted the exterior with the wrong finish paint (mind you the house needed no painting) and left the home looking a spotted mess. They say these were upgrades but they decrease the value. Invitation homes Maintenance is slow and unqualified. We have had several maintenance issues since moving in. I would recommend Pathways all day if they changed management companies but they don't seem to care about that or their customersonce the home is bought and you sign.Pathway Homes Response
