      In 4/2023 I went to *************** to view their homes in Greenway Trail. I advised their seller that I had already had a preapproval from another lender. At this time he introduced me to **** their DHI lender and they promise they can beat my previous lender rates. I decided to give them a try. DHI mortgage gave us our preapproval, after signing all our documents request we then received our conditional approval, we submitted whatever documents needed, then we receive the initial approved , went for home inspection and even signed closure documents after our date changed plenty of times. I was always on top of everything . We had a closing date for 6/27 and on 6/25 the DHI lender called me to tell me they miss something with my P&L loss form and told me they denied me And I couldnt close. Doing the process of doing the P&L I receive confirmation from the lender via email stating the P&L form was good everything was good to go and we will be closing !!! I have never been so hurt and dealt with so much lies and unprofessional a day in my life !!! they denied me 2 days before closing after signing closure disclosure!!!!! On top of that we paid $5,000 ******* money and was told me will get it back because of the denial! I have sent over 3 emails and txt messages about our money and no one replies to my email ! The only thing they told me when I called was that it will take 30 days !! Why would it take 30 days to get MY Money back !! For something they claim they miss ! Madison ******** are always rude and barely respond! I do not advise anyone to use DHI mortgage ! If you have a lender I suggest keeping your own! This is a real review ! At this point I just want me ******* money of $5,000!This has been the worst nightmare of my life.

      We appreciate the consumer making DHI Mortgage aware of their concerns.  Our review found they applied for an FHA loan on 5/1/23, and the loan was conditionally approved pending receipt of year-to-date profit and loss statements. Unfortunately, when the loan was submitted for final approval, it was determined that the year-to-date income had decreased more than allowed by FHA guidelines.  We regret that this determination was not made sooner in the loan process. 

      DHIM is not a party to the sales contract and does not hold ******* money deposits.  Its our understanding the seller/builder has already refunded the $5,000 deposit.

      December 2022-January 2023 Solicited for a DHI Mortgage benefit when the marketing goal of the builder is to portfolio conventional loans. Asked for FHA, which I already new I was legally qualified for through my broker. Instead of telling me the true nature of the solicitation, mortgage lender pulled bait and switch, indicating that they could not make an FHA loan. This of course was done after I provided a significant amount of personal information to a firm run by ***** bubbas. I'd like the credit report to indicate the credit was run under disingenuous terms, i.e., misleading and untrue, pretense.

      We strongly disagree with the consumer's claims. The consumer applied with DHIM on 1/19/23 and electronically authorized their credit to be pulled the same day. The consumer sought an *** loan for a primary residence in ** while he retained another *** primary residence in CA that was purchased in March 2022. Unfortunately,further review found his circumstances did not meet *** guideline exceptions to allow more than one *** loan at the same time.  The consumer was not interested in pursuing another loan program; therefore, the *** application was declined.  Our review found no evidence of bait and switch or disingenuous terms.  The credit inquiry meets the authorization and permissible purposes required under the Fair Credit Reporting Act.

      I am rejecting this response because: My mortgage broker has lawfully obtained FHA financing under the laws and guidelines set forth by the governing agencies and jurisdictions. The rules they are referring to are therefor, internal to their practice and at odds with the desired business model of conventional load portfolio management.

      The broker took all of my PII and other information without simply requesting the firm's FHA policy first and notifying me they would not do it. Any inbred hillbilly can see that I have a broker with a large national business and they have cleared a lawful FHA product for my purchase. They are not going to go out of business writing an illegal note on a 250k stick home in rural *****.

      Because the lender and the builder are associated I will be using this as partial justification for additional actions on the matter.

      Please close complaint wrt Trail Dog Off Road. I misunderstood that owner was dropping project.
