      Unauthorized repairs were done on our home. Tribeca threatened with "recorded phone calls" where they claimed that they had recordings of us authorizing work on our house but refused to provide us with these calls. We did not authorize Tribeca to send a sprinkler company to our home with no notice or scheduling. We mailed a letter to Tribeca as an official dispute of these charges. When Tribeca sent the invoice, they put the incorrect date that the repairs were done which we felt was unprofessional. We did not receive any communication from Tribeca or a sprinkler company between our initial consultation and when they completed the work. No information on the problem, no estimated cost of repairs or information on the hourly rate, or even an estimated day of work. We were shocked when we arrived home and saw that our yard had been dug up. I told this to ******* in a phone conversation on 2/14. Upon disputing the charges, ******* called me and we had a very heated conversation where he told me I was trying to commit fraud. Tribeca threatened to put a lien on our home if we did not pay them. These threats were meant to intimidate us into paying the invoice, even though they failed to provide the proof of authorization that they claimed to have. After paying, I left a negative review on ******* and Tribeca attempted to intimidate us by threatening us with a lawsuit if we did not remove the review. Tribeca called myself and my husband, called my father's employer, and emailed and texted multiple times when there was no outstanding balance on our account or unfinished business to discuss. The review I posted clearly stated that it was my opinion of the interactions between us and Tribeca and we ended up deleting the review because we are fearful of what Tribeca will attempt to do to us. They have shown that they are not above using intimidation tactics and threats, and I was fearful they were going to show up to my house if I did not delete the review.

      On 1/29/24 ***************** called Tribeca Plumbing ***** to request service. The initial call states: Front yard sprinkler leaking

      Service was provided on 1/31/24 at her requested time. At that meeting, ***************** told our service technicians to have our irrigation specialist repair the problems. That service was provided. During the irrigation service, more water was discovered coming from other areas surrounding the house .

      ***************** was immediately contacted via telephone and given a full description of the other leaks . We stayed on the phone with ****************, giving her options for diagnosing the leaks and the process of elimination for deciphering whether it was supply side leaks or sewer leaks. She authorized all diagnostic services, including sewer camera. Owner admitted that she had foundation work previously.

      After services were rendered, Tribeca Plumbing ***** sent out an Invoice for $1,344.94.

      ***************** refused to pay the bill. Upon her request, Tribeca Plumbing ***** thoroughly explained the bill and reminded ***************** of her prior verbal authorizations. Again, all charges were discussed with the customer prior to commencement.

      **************** also contacted Tribeca Plumbing. This was the first time we had discussions with him. Again, we thoroughly explained the bill, as well as his wife's prior authorizations. Subsequent to that discussion, Tribeca finally received a partial payment for services. 

      Tribeca sent another bill for the balance owed. That bill was not paid until we sent out the required lien notices.

      Once lien notices went out, **************** posted libelous reviews on numerous websites. She also enlisted her father, *********************, to pose as a customer and post fake reviews about **********************. **************** also posted reviews under her maiden name.

      **************** did call back after numerous discussions. He apologized for his wife's and father-in-laws behavior regarding libelous reviews and assured us those would be removed.

      Tribeca Plumbing ***** is a licensed plumbing company and takes all customer issues seriously. We provide a premium service at a reasonable price. At no time have we ever performed work without the authorization from a customer. We value our customers and always put them first. We are truly sorry that this devolved into this situation.

      Subject: Excessive Fee for Leak Confirmation by Tribeca Plumbing, Inc.Dear BBB,I am writing to express my dissatisfaction with the recent service provided by Tribeca Plumbing, Inc. The details of my complaint are as follows:1.Communication Difficulties: When I spoke with ****, it was challenging to have a meaningful conversation. He consistently interrupted me, leaving no opportunity for me to express my concerns.2.Brief Inspection: A technician from Tribeca Plumbing, Inc. visited our property and spent a mere 20 minutes outside the building with our maintenance staff. The outcome of this brief visit was a vague NEXT SCOPE OF WORK.3.Leak Confirmation: The technicians subsequent invoice boldly stated that we have a cold or hot water leak. However, we were already aware of this issue. The cold-water spills onto the parking lot, and weve been dealing with it. Our intention in reaching out to Tribeca Plumbing, Inc. was not to confirm the leak (which we already knew about) but to detect it.4.Excessive Fee: When I called to get an estimate for the leak repair, I was never given a price for the service call or even made aware that their would be a fee for it. Charging us $475 to confirm what we already knew, without any actual repair work, is unacceptable. We offered a reasonable fee of $175 for the service call and the technicians brief visit, but unfortunately, he was unwilling to work with us.We hope that the BBB can mediate this situation and help us find a fair resolution. Thank you for your attention to this matter.

      ****** with Everwood Apartments called us with an emergency call on 1/31/24, stating that the complex was leaking water in the parking lot, next to the office.

      After discussing fees for the call out, we dispatched one of our Master Plumbers immediately.

      During this emergency call out, our plumber was able to verify the leak and isoloate from which building the leak was originating - this complex has multiple buildings and this takes time to complete.

      In order to perform a leak test on the specific building, we need to gain access to all units in that building.  The water to those units must be shut off temporarily.  Apartments are required to give tenants notice of this temporary water shut off.  This was explained in detail to both the building manager - ******, and the maintenance crew.  

      ****** Mgr., requested us to bill the complex for services rendered, which we did, and said she would call us once notices had gone out to tenants.

      ****** did not call us back and has NOT paid the bill for services and diagnostics. We have requested to be paid for over two months to no avail.
      When we sent past due notices to apartment complex owner, we received this review, along with a bad ****** review and a complaint with the plumbing board.
      Tribeca Plumbing ***** prides itself on offering excellent services at fair prices. We did everything possible to perform this service in a diligent manner.

      Again, ****** (Manager @ Everwood Apartments) has NEVER paid her bill. All billing was discussed in advance and she assured us the bill would be paid when invoice received.

      ****** also filed a complaint with the ***************** of Plumbers, the board found NO Fault on our part and told ****** she should pay the bill.

      Apartment maintenance told us they've been dealing with this same issue for four years and the owners refuse to repair.

       I am rejecting this response because:   The leak in question has been active since just before October 18, 2023, and as such, it was not treated as an emergency. Our maintenance personnel guided Tribeca's technician to the affected building, which we had already identified due to the high-water bill associated with it.

      Our request was specifically for a bid on the leak detection, not for a bill. As such, no fees were discussed at any point. Furthermore, I did not indicate that I would reach out to tenants regarding this matter, as the hiring of contractors is handled by our regional manager and at the time of their visit, we were in the process of gathering bids from various plumbing companies, and theirs was the second company we had contacted.
      Attached to this statement, you will find the first bid we received from One Source Plumbing. Their team conducted a site visit, accompanied by our maintenance staff, and provided a bid for leak detection services. This aligns with our original request when we first contacted the Tribeca company - we were seeking a bid for leak detection, not confirmation of a leak.

      While I did not initiate a follow-up call, I did have a few conversations with **** when he called me. Our regional manager also reached out to ****, offering a fee of $175 for the service call and the technician's brief visit. Unfortunately, this offer was declined by him.

      The attached document, dated December 7, 2023, indicates that we had already identified the issue and provided Tribecas technician with this information. Given this, we are unclear about the nature of the $475 fee on their invoice, as it appears no additional work was performed.
      I would greatly appreciate their clarification on this matter.

      *********************** placed the original request for service. All fees were discussed on the initial call. Upon arrival, Tribeca Plumbing ***** met with the maintenance crew that works at the apartments. The maintenance crew stated that the apartments owner and manager had not repaired the leak for years. The maintenance crew did not know what build the leak was originating from. We identified the building and told them, that to isolate even further, water would have to be shut off to the building. Under Texas law, landlords are required to give notice to tenants before water shut offs. We were told to go to the office for payment.

      *********************** in the office told us to send her an invoice, which we did. The invoice was never paid. Once we sent the past due invoice to the actual building owner; we were hit with numerous complaints including this one form ******. We can not opine on another plumbers invoice.

      Additional Information !

      Tribeca Plumbing ***** placed a phone call to One Source Plumbing, which ****** refers to and attaches their proposed fees invoice in the body of her complaint.

      One Source Plumbing never visited the job site. ****** called in asking about cost to perform leak detection for her pool at the same apartments address. They sent the proposed work invoice to her email, but she never clicked approved; therefore they never visited the site.

      One Source shows no more information from the site or ******.

      I am rejecting this response because:  They repeatedly assert that they discovered where the leak is, however, Ive attached a bid from another company with a statement from the tech that came out, that clearly indicates we guided the technician to the precise location of the leak in the building a month before Tribeca Plumbing was even contacted. Additionally, each building has its own water bill, and the bill for Building 1020 has been unusually high. Please acknowledge this information as proof that we already knew where the leak was located before Tribeca plumbings visit, we were merely seeking an estimate for the repair. I want to emphasize that no work was carried out during the brief 20-minute visit.

According to the information provided by Tribeca, their statement is inaccurate and constitutes another falsehood. *****, the technician,conducted an on-site inspection, accompanying our maintenance team. After conversing with One Source Plumbing, they confirmed having a comprehensive record, including their visit. To further validate this, I obtained ****** work number, which I am prepared to share if necessary. Clear communication is crucial in resolving any discrepancies.       Business name: Tribeca Plumbing Date work performed: April 10-12, 2023 Amount invoiced: $4,073.75 Amount paid: $3,573.75 Disputed amount: $500.00 Allegation: Contractor padded invoice with inflated number of hours worked Explanation: Contractor claims technicians were onsite for 9 hours. I asked for a detailed invoice showing the dates and times technicians were supposedly onsite. Contractor refused to provide details of when technicians were on site. I utilized my home security camera to verify that technicians were onsite for 6.5 hours (not 9.0 hours as claimed and billed by contractor). Contractor was informed on May 1st that I would pay the undisputed amount of $3,573.75, which I did pay on May 8th (see attached proof of payment). On May 17th Contractor claims to have filed a lien against my home and is attempting to collect lien fees and collection costs totaling $645.00 plus the disputed labor amount of $500.00. I believe the contractor intentionally padded his bill as evidenced by his refusal to provide the dates and times his technicians were supposedly onsite. Contractor further acted in bad faith by initiating a fraudulent lien on my property. Lastly, contractor's efforts to intimidate my wife and me with written and verbal threats into paying the unsupported labor charges is unbecoming of an BBB accredited member. I want the contractor to adjust his latest invoice by $1,145.00 (supposed lien fees and collection costs totaling $645.00 plus the disputed labor amount of $500.00).

      Tribeca Plumbing Inc., received a service call request from **** and ********* ****** on April 8th, 2023. Service call was requested at the address of **** **********

      Dallas, Texas 75225. Customer stated: Leaks at baseboard on slab. Customer requested for Tribeca to find leaks, make repairs to the leaks and repair sheetrock, tape, bed , texture and paint. No bid was requested. Finding leaks is NOT a bid item. Finding leaks is an hourly charge and a break fix charge. Customer understood this at the outset of the original call.

      Tribeca dispatched Master Plumber *** K, ****** F, ******* W, ******, **** and his entire crew.

      Upon arrival on the morning of April 10th, 2023. Mrs. ****** and Mr. ****** added "gas smells" to their list of problems.

      Tribeca Plumbing Inc., employees worked diligently to find the source of the leaks and the source of the gas smells. Tribeca used plumbing cameras at no charge, as well as Gas detectors at no charge. The source of the gas smells were determined to be from a small belly in the pipe, (that ******* declined to repair) coordinates were given to the owners onsite. Moisture meters and infrared cameras were also used to detect leak areas (all at no charge for equipment). The only charges were for the hourly labor rates for plumbers. Equipment charges were not applied, because the ******* were neighbors to the owner of Tribeca (two blocks South of the owner). 

      Tribeca billed: Two hours for *** K.; one hour for ******* W.; six hours for ****** F. and his helper. Actual hours were more. However, Tribeca charged less than actual time. **** and his crew performed all tape, bed, texture and paint repairs needed from water damages. The ******* chose not to repair many damaged areas that contained "black mold" resulting from water leaks.

      Tribeca warned the ******* about the consequences of not making all the repairs, which may result in foul smells in the future. ******* still declined those repairs.

      Again, ******* declined repairing the pipe belly, which can cause gas smells in the house.

      In conclusion, Tribeca Plumbing Inc., performed all services requested and at reduced cost. Albeit The ******* were neighbors to the owner of Tribeca, they did not know each other. Tribeca performed all the services requested by the *******; however, The ******* did not follow all of Tribeca's recommendations.

      Tribeca Plumbing Inc., sent out a detailed invoice for its services. The ******* promised to pay but did not do so immediately. To protect its lien rights, Tribeca was forced to send out lien notices in a timely manner as required by state law. Once first lien notices were sent out, The ******* sent a check for a partial amount and have never paid the full amount.

      When the ******* received their preliminary lien notices, **** ****** threatened legal action and subsequently filed a complaint with the BBB. Tribeca has been left in the juxtaposition between legal proceedings and answering this complaint. Tribeca Plumbing Inc., reserves their right to take legal action in the future for libelous statements made by the *******.

      Tribeca plumbing Inc., believes in great service at a fair price. We strive to please our customers. We will update this complaint later with our attachments.

      This dispute is not complicated. My wife was home while the work was performed. She indicated that the amount billed for plumbing labor was not consistent with the amount of time the technicians were onsite. Consequently, I checked our home's security camera video. Based on the security camera video, the plumbing technicians were onsite for 6.5 hours (not 9.0 hours as billed). Therefore, the dispute is over $500 (6.5 hours, @ $200.00/hour = $1,300.00, versus 9.0 hours @ $200.00/hour = $1800 billed).
      The company objected to my request to adjust the bill by $500 based on the above, and threatened legal action if I didn't pay the full amount invoiced, even though there was good reason to believe the invoice labor charge was incorrect. To resolve the dispute, I asked the company to tell me the specific dates and times their plumbers were onsite to reconcile to the 9.0 hours billed. This should have been an easy enough thing for the company to provide, but instead the president, Mr. *****, and subsequently, the owner, Mr. *****, made disparaging remarks to my wife and me, and continued to threaten legal action if we didn't pay in full immediately. I subsequently paid the $500 disputed amount with check #****, dated May 19, 2023, which posted to my bank account on May 30, 2023. See attached check image and transaction details provided by **** ** *******.
      On May 17, 2023, I filed a complaint with BBB based on the facts stated above.  On July 27, 2023, I received a letter from the BBB stated that the company had failed to respond in a timely manner and the complaint was closed as UNANSWERED. On August 3, 2023, the company submitted a response claiming that I never paid them the $500 disputed amount, which is false based on the attached check image. Further, the company now claims that they worked more hours than were invoiced, and were in fact giving me a discount. This is also false.
      I reassert my original complaint that the company incorrectly billed for 9.0 plumbing hours, when in fact the evidence shows the plumbing technicians were onsite for only 6.5 hours.

      More detail in attachment: ********* Leak -- Description of Events.In summary, we paid Tribeca $975 to check if we had a gas leak. At first, Tribeca said that we didnt have a leak, but then they said that we did. Tribeca even quoted us for a leak repair -- $8.8K. We worked off their assessment for 2-3 weeks without any gas, making the home nearly uninhabitable without hot water, stove top, etc. Talking with **** at Tribeca, he insisted that they always said that we didnt have a leak. But if that was the case, why would they send us a quote to repair a leak for $8.8K?Due to add'l costs and lengthy inconvenience from Tribeca's bad service, we are hoping to receive a total service refund of $975. If I had my way, Id even challenge them for an addl $178 for the leak repair quotes from other companies.

Two service calls we charged; one we did not. We did find water in their gas lines and told them this was abnormal.

      The reason we sent a quote is because they requested a quote for exterior work. The Aquinos requested the quote because they were trying to get the *** to pay for the work OUTSIDE their home. Additionally, they requested quotes from other contractors.

      The answer to our credit card processor is the identical answer for your complaint forum; this is why we sent the attachments, so you can see all the evidence. The attachments contain  private information regarding Tribeca's  credit card processing system. Please redact this information on your public forum. It's important to note, that the credit card companies and processors ruled in our favor.

      Tribeca Plumbing is a licensed plumbing contractor. We have a duty to report the truth concerning gas testing. If the results are negative then they are negative. We cannot report leaks where there are none.

      We're in disagreement with Tribeca Plumbling's response on the matter. Facts below: 

      Irrelevant documentation provided
      - Out of all the Job Worksheets Tribeca provided to BBB, we only received and signed two with credit card authorization forms, both dated 2/15. Both documents stated that we did not have a gas leak, which we took as the truth then. However, later that night, ************ disputed Tribeca's report while ****** was at the property.  After ****** discussed his findings with Atmos, both Atmos, and ****** agreed on a gas leak that needed repair. Here, it is worth noting that Atmos is not responsible for the natural gas piping from the gas meter to the home.  It is the owner's responsibility to maintain, per Atmos website, and in this case, the owner relied on the expertise of a certified plumber. **********************************************
      - Please note that the job worksheet dated 2/16 was never shared or sent to us, nor did we sign it.  While ****** did soap both connections on gas risers and declared no leak in those locations, he pointed to the pipe underground and verbally informed us that that must be where the gas leak resides.  ****** then provided us with a quote for the job while leaving mud piles that stayed on our community sidewalk for three weeks.  If Tribeca determined that there was no gas leak, then their next step would be to call Dallas County for an inspection.  Atmos requires this inspection to turn on the gas.  Again, the county inspection was never summoned by Tribeca.  Instead, Tribeca handed us a $9K job proposal.
      - About the job proposal received on 2/17, Tribeca does not provide the reason or root cause for the scope of work. Instead, they list required tasks, including trenching, tunneling, and replacing the gas feed. This raises concerns about their ethics and begs the question of why they would quote a client for a job they now claim was unnecessary.

      Job Proposal
      According to them, they sent us a proposal because we requested it for our *** to cover the cost. It raises the question of why anyone would file a claim with the *** for a non-existent issue.

      Unprofessional response
      *****************************, the company that took care of our issue, not only said there was no gas leak, but they also coordinated with the ************** to get an inspection on our line to get a green tag to reconnect the gas. As a certified gas plumber, Tribeca Plumbing's duty was to advise on the correct way to resolve the customer's issue instead of sending job proposals for a not-needed job. 

      Poor Customer Service
      When we found out we did not have a leak, we contacted Tribeca Plumbing and spoke with **** to get a refund for their poor job - which led us to be without gas for 3 weeks, pay other companies to get quotes for a job we thought we needed, and have to pay another company to finalize the job they couldn't do. He refused to refund the money and manipulated the situation with technical terms and procedures, changed the story many times, and when asked to put ***** on the phone to clarify the facts, he refused.

      Customer states that another ******************** company concurred with our "no leaks" findings. The other company told us the same.

      If there were no gas leaks , then what did the other company repair and get inspected by the **************?

      We cannot be responsible for any other findings than our own. At the times we were there, we did not find any leaks.

      Trying to diagnose or find leaks is work. If we do not find any, then there is no work to be inspected by the building official. 

      We charged fairly for our time and diagnostics. Credit card company agreed. Job worksheets are filled out by our employees, not customers.

      Customers signed the appropriate credit card authorizations.

      Atmos concurred with Tribeca , that water should not be in the gas lines. A bid was presented for that work at the request of the customer.

      But that does not change the fact that there were no gas leaks at the times of our inspections...........

      July 25 my realtor hired a plumber to perform a static pressure test in my home. I was told it was $350. After it was complete, I was told pictures needed to be taken but the plumbers didn't have their camera so they would come back the next day. The plumber returned the next day and took pics. Wanted to charge $350 again. I asked if they would have had their camera the day before would I be charged $350 twice, he said no. So I said I wasn't paying twice. I later learned the total would have been $700, so I called the plumber to tell him I would pay him and wanted the pics. I was told the pics were deleted because I said I would not pay. He charged my credit card the following day for the 2nd $350 charge. I later called back asking for the pictures because my insurance adjuster wanted to see them. The owner accused me of lying and said the pictures were over ridden & denied telling me he deleted them (he also stated his calls were recorded in which I advised to go back to listen to the recording & he refused). I told him I wanted my $350 back, since I got nothing for it, since he would not provide the pictures. He refused. He was angry, called me a liar and said he would sue me if I put any negative statements about his business online. I did write a negative review. He called me multiple times afterwards harassing me telling me he called the Dallas PD about my message to him telling him Karma would get him back for being such a rude and horrible business person. I paid $700 and only got a $350 report, no $350 worth of pictures. His demeanor and manner in handling conflicts with customers is angry, aggressive, controlling. He does not need to be dealing with other human beings if he can't show more respect to people who pay his bills.

We felt it gives the best chronological order of the events that took place on this job. Please find the attached documents. ***** ******* by her request and through her Realtor (Jason *******) requested a Hydrostatic Test on 7/19/22. *See attached job worksheet Test was performed on 7/21/22 and failed. See copy of attached credit card authorization form dated 7/21/22. On 7/21/22, after the failed Hydrostatic Test, a camera inspection was requested to analyze why sewer system was failing Hydrostatic Test. Camera inspection was performed on 7/22/22. Please find attached Inspection report and proposal emailed to ***** ******* and Realtor Jason ******* on 7/22/22 The attached report specifically identifies the exact coordinates of the line breakage. We specifically did what we were asked to do: Perform a camera inspection to find the problem area causing the Hydrostatic Test to fail. Were were never ordered to keep pictures or video of the camera inspection. If we had been ordered to video tape it, we would have charged $700. Again, that request was never made. Second charge was made on 7/22/2022 @ 4:19 PM for $350. Approximately two months later, the realtor (Jason *******) calls us and ask if we had pictures or video of the camera inspection. We told him no. Our camera does not hold that much data, that long. He was very understanding and stated he didn't expect it to. He stated the owner was trying to get insurance to pay for the pipe replacement. We assured him insurance would NOT pay for the repairs of sewer lines. Within minutes, the owner (***** *******) called our plumbers and started cussing and threatening them . Shortly after those calls, she called me and started threatening me. She threatened bodily harm to me via telephone. She stated that if I didn't give her pictures, she would sue and write bad reviews about Tribeca Plumbing Inc. She also threatened to rescind her charges. She made good on both promises. Then she started texting very unstable text messages. Additionally, she kept making vicious phone calls. I told her numerous times that we did not save videos, nor were we asked to provide videos. I reported her unstable behavior to her realtor and he apologized profusely. It was all a misunderstanding from the beginning and the day the camera was used was the first time I called in which I offered to pay the extra $350 & wanted a copy of the pics to see & confirm the breakage. The person who answered said they deleted them because I earlier misunderstood & denied I would pay for it. That is when the hatefulness started. I said I wasn't going to pay them if they aren't going to show me the breakage and asked if they would go back out & do the pics again, which the person on the phone denied they would do. Days later they did charge me, in which I disputed with my cc company. I did call again to try & clear it up, my insurance wanted the pics, and I was yelled at & called a liar when I said they told me they deleted the pics. He was so rude, threatening and hateful I couldn't understand how he was in business, so I filed the BBB complaint, started working on the Plumbing Assoc. complaint. I am in the middle of a move and have much better things to do than post honest yet uncomplimentary reviews and complaints about a business I never intend to work with ever again. I have nothing to gain & if the owner simply provided an apology and admitted they should have done better this might all go away. But instead, the response above was berating, lying or negatively exaggerated upon, a perfect example of the temperament I have described in my complaint. Whoever answers their phone to speak to customers shouldn't have a job working with human beings. I did not have an unreasonable ask, nor did my insurance co. I was treated unprofessionally and still am by this "business". They should behave as professionals and handle their business as professionals instead of berating and threatening Senior Citizens. Senior Citizens are always targets for scammers. I am not stupid enough to hand over $7500 without pictures to show the work needs to be done, it doesn't work that way and I know this. The people from this company continuing to threaten me to this day need to consider how they've treated a consumer who is a part of a protected population especially against fraud and scams (that's an opinion not a threat but could still very well be acted upon). I do not accept their response of lies and hatefulness. They need to grow up and do business the honest way (that's an opinion not a threat...need to spell that out).
