      I believe that this company scams. They are saying that I owe them more than $6000 in rent. They charge a daily late fee and the fee changes every day. They will also lock you out of your ledger so you dont have access to pay it if you can. They also tried to get me to pay their gas bill on my first month rent. Had to threaten to *** in order to get it resolved. They will lie and tell the court that the fee is $50. However, there will be no set amount on your lease for the late fee. I believe so that they can charge as they do with the daily fee. Im evicted and still receive emails from them with a different late fee. DO NOT TRUST THIS COMPANY! Currently looking for a lawyer to help me get them off my credit.

      This company is a joke!!! I have been going back and forth with this company to get in this property. I requested the home to be painted as EVERY wall was disgusting. I was told that the property was painted and cleaned after my viewing and she even sent over photos where you can clearly see they have not been painted. I went back and have over ******************************* the same nasty way. They emailed in the beginning telling me to offer more rent, take off the required walls being painted and to move in sooner if I want to be considered. I have texts where I asked about the home being painted and was told that would depend on my credit/criminal background. This company has tried pushing me signing the lease with no changed to the property. I paid almost $200 for the application fee. I don't understand why they would want to rent to someone who would be ok living in such nasty conditions. That just tells me that the next occupant will also be dirty and probably no pay the rent. And the grass and flower beds are overgrown but in the lease it states to maintain the yard and water the grass at least twice a week during summer months. $2,095a month isn't just chump change and I refuse to pay for a home that is disgusting. These companies are just taking people's money with no regrets. No wonder the reviews are horrible and they're only at a 2.37 stars. And let's not talk about how when you call they just leave you sitting on hold because they can't get on the phone and continue with the lies because pictures and emails don't lie. The owners should be notified of how these companies are leaving their properties. I will make sure I let anyone I can know about this company!!!!

When you asked if all the walls would be painted, we reached out to our maintenance team to confirm. We informed you on May 15th that we were still awaiting confirmation, advising it might be best to wait for the owner's approval since you mentioned this was a crucial detail for you.Later that day, the maintenance coordinator confirmed that the walls had already been painted and the house cleaned after your initial tour. we shared photos taken by our assessor showing the completed work. However, you expressed dissatisfaction with the condition of the house. We suggested you tour the unit again in person, which you did, but you remained unhappy with the condition, took several photos, and stated that it was a waste of your time.We apologize for any inconvenience caused. We did have a vendor paint the unit and were waiting for the owner's decision on further repairs. Unfortunately, the owner only approved painting four walls and did approve for additional work. Both the assessor and maintenance coordinator assured that the property was not in terrible condition as you described.Despite our follow-up attempts over the next two days, we did not hear back from you.       This company made our first year renting our property in ******* a nightmare. They first sent us a "turnover cost" bill of $4,467.50 for painting and minor repairs (this rate is insanely high!). SPM frequently demonstrated poor communication (no response to repeated emails from me or my spouse, and when we tried to call the concierge team was not helpful with getting us in touch with the right person). It would take someone from SPM on average a week to respond to emails when it was an issue regarding discrepancies in pay. SPM breached their own contract with us in July 2023 and authorized a work order without owner's approval within 24 hours of communication (which we did communicate with them within 75 minutes of their initial email). When there was an issue of maintenance their "vendors" would be dispatched and then we would receive an astronomical rate that was 3-5x the average maintenance company rates. I know this to be fact because we frequently would received a second opinion from local ******* vendors and get a quote 3-5x less than what SPM would provide. When we confronted them regarding this in July, we also requested in writing that every maintenance request regardless of quoted rate requires prior approval from us to curb their inflated rates. They did not abide by this and actually left our tenants negligently when the vendors they sent out abandoned the work on the **** system and left the tenants without heat in February 2024. SPM's maintenance coordinate said to us "yeah you might want to find your own vendor for this" and offered no other solution. We paid them a monthly management fee which they were negligent with the management of our property and we as the homeowners were forced to manage the property ourselves from a different time zone. I can't stress enough their lack of communication, poor conduct, and lack of accountability. No one wanted to help manage our property and we are thankful we switched from them after 1 year.

      BEWARE!!! We have worked with this company for 5 years and it has gotten progressively WORSE.Unfortunately, you don't realize it till too late. THE MOST UNETHICAL company I have ever worked with! If you get involved you will become part of their dishonesty and deception. Again, you won't know till too late. Communication does not exist. I cannot understand how so many can be in agreement with such poor business practices that is very much WRONG. NEEDS TO BE A 0 STAR.

      If I could give negative stars, I would!!! This is absolutely ridiculous that we were withheld electric bills for MONTHS and then were billed all at once in bulk. Because the electric company didnt bill them correctly ok why is that my problem? We scraped by and got that paid with a payment plan and then they allowed us to get our own electric. Then, we didnt receive a water bill for months, and even emailed asking why we have not received water bills and we didnt want history to repeat itself then was billed at once for those. Now they are tacking on late fees when rent was paid and Ive requested a payment plan for the water bills multiple times, like we did with the electric. And they will not allow us to put the water in our name so we can make sure we receive our bills!!! Then last night we get a meld that our grass needs to be mowed and our trash cans need to be moved off the street we were confused because our lawn is mowed and our trash cans are in the garage so we checked the photos submitted and its from June of 2022. Why are we just now being notified about something from a year and a half ago!!! Obviously the trash can has been put up and the grass was not even overgrown in the picture from June of 2022. And guess what?! Tacked on a another fee of $250 for this FROM JUNE 2022!!!!! I have reached out numerous times and nobody is helping me. I tried to pay the $760(for rent because they put our rent payment toward the water bills without letting us know) but it wont let me because minimum is $1000 something. They need to waive these late fees so we can pay the $760 and be up to date and caught up. None of this was in our control and directly in result of their poor communication and lack of sending bills ON TIME! DO NOT RENT IF SPECIALIZED PROPERTY IS INVOLVED!They are crooks and scammers! I have read so many reviews of it happening to so many other people. I really feel theywithhold bills and bill at once so that they can make money w/fees!

      ****DO NOT GIVE THEM YOUR MONEY EVEN FOR THE APPLICATION FEE******I applied for a home through them and could not talk to a decent human being who actually cared to help and assist through the application process. I emailed, called, texted and waited over a week to hear from someone from the applications team which I strongly believe dont actually exist. I sent them 5-6 emails asking for one link to complete the application process for the verifast report which is the second part of the application and verifies your employment and income. My last roommate just needed the link resent for the verifast report and the application would be complete and this was like crossing a jungle with nothing to help you. I never got one answer from there applications team. Anyone I talked to, which took plenty of phone calls to get an answer from, I would just be told to email this applications team which I did 5 or 6 times and NEVER ONCE heard back from them. This management company is a disgrace to the fair management companies out there and are strictly in it for the money. Point blank clear as daylight. Do not give them your money, it is a waste and they will cheat you out of getting a home just to get a small application fee charge. This company is far from professional.

      *****************************/Leasing Coordinator We received our Itemization of Security Deposit in the amount of $1,722.00 on Monday October 3rd 2023 which entails the following deductions:1. $680.00 "touch-up paint on interior walls"2. $143.00 "flooring-carpet cleaning"3. $450.00 "full paint on all kitchen, bathroom"Item 1 and 3 The *** Move Out Notice form gives "Examples of Wear and Tears vs Damages" and also notes that "ordinary wear and tear is the natural and gradual deterioration of the property over time, which results form a tenant's normal use of the residence. For example,....Carpets become threadbare, and pain peels and cracks" (I've attached below the original copy of the *** Move Out Notice emailed to me on August 9th 2023 with the definitions and examples I've referred to). After consulting with a ***** tenant advisor, your definition of normal wear and tear is also in alignment with the same definition given by the ************** and Dallas County and states the following:***** Law Section ****** of the ***** Property Code This section requires a landlord who is withholding a portion of a security deposit to provide an itemized and written list of the deductions to the tenant. It prohibits them for withholding a portion of the deposit for repairs of conditions caused by normal wear and tear ***Please send pictures (i.e. before and after) of the damage to the interior walls that is not "normal wear and tear" customarily seen over a 6 year lease period.Item 2 Professional carpet cleaning was not requested of us.I have re-sent all pictures we submitted to you on move out date showing the condition of the home prior to placing the lock box on the front door.       This review is for specialized property management in *******, **. I scheduled a self tour at a certain time two days ago. When I reach the property I did as instructed and texted the lockbox number in order to receive a code that would unlock it and get me into the house. I never received a response except after the fact in an email. Very disheartening to make this trip, never receive a response, and totally waste my time. I will no longer look at any houses maintained by this company.

      Nobody ever answers the phones or returns phone calls from the Orlando office. Properties aren't inspected regularly to make sure the structures safe and livable by state statues. Floors and ceilings were in deplorable conditions but couldn't tell at first since all the bandaids they put up to hide it all. Needless to say the house wasn't even safe Health wise. Rat f**** and urine never even cleaned professionally prior to our move in. As according to them there's no way a rat was still present. Yet we saw it made multiple complaints as well as over $1000 in vacuums I had to replace from the hazardous waste. They left us without use of half your house while mold work was being done and never informed us prior of the process so we could make accommodations. After being hurt from unsafe living conditions, no sorry or are you OK or is there anything we can do to accommodate you given the circumstances. No I had to hear how the homeowner spent $7000 on mold remediation that wasn't even completed to the scope of work. We contacted a lawyer to release us from the lease, they agreed but not wighout saying that if I dropped the claim they'd forget my last months rent. All my now limitations and injuries are only worth $1750. And now want to charge for Deep cleaning of rat f**** and urine that wasn't by my own fault or carelessness. The retaliation in trying to charge me for cleaning of the house is just plain ridiculous. And they return my security after all the inconvenience we endured in only 9 months plus. I would never recommend SPM to anyone. A lot of stories similar to mine I am no longer able to view so I guess that explains the rating they have. Not to mention I had another lawyer respond to the letter of demand to pay thw homeowner and they conveniently never received my lawyers response nor our phone calls that we left meassages with extension #5 as per their letter. I could go into the incompetent vendors too. The damages from their vendors too.
