      I rented a property through VRBO managed by Square House Property Management and the experience was the worst I have ever had. The house was infested, dirty, and the foundation is failing. Four of last five reviews are one star citing the same issues. Owner ***** refuses to refund our money even though we used proper process through VRBO. He is a fraud and a slumlord.EXAMPLES:Feces left in toilet upon arrival Over a dozen insects photographed inside Pictures of large cracks in foundation and walls where insects enter.I cannot believe this property is allowed to be a VRBO. This business needs to be shut down. Many more photos available upon request.

      Property management denied taking responsibility for my belongings being gone through by their cleaning people and also stole some of my clothes and my wallet. Management refused to comply and I am filing both a police report and filing a law suit against. As a 5Star BBB Member , this is the type of business that should be reported and stopped. There are several complaints against them on ****** and other places. They need to be held accountable.

      According to reviews on Yelp, there have been several complaints, very much like ours, concerning the condition of the property and Square House Property Management (SHPM). It appears Heath ******* and his team cares more about a quick ROI as opposed to his company's reputation and the customer. Just a week into our stay (while waiting to transition into a new build), we noticed the poor condition of the property. The bare minimum was done to quickly get the property rented and pocket the fees while not investing in home improvements. The original AirBnb post (refer to below link) does a great job of masking the property's poor condition and landscape issues. Based on the AirBnB pictures alone, you would think you are walking into luxury until "after" you are paid in full (with no refunds) and arrive on the property for the first time. Of course, the map for the property does not give you the exact location of the property for potential tenants to view the property "before" reserving so you are left deceived and no fee refund. Unfortunately, you are forced to remain on the property until the contract ends. SHPM knows you won't leave in the middle of your contract and lose the money spent so in the end; THE TENANT LOSES! We have made several attempts to resolve the matter with the homeowner ****** ***** and SHPM (Heath *******) with no returned calls nor resolution to our complaints. Our hope of receiving a full refund or at least a courtesy call has not happened - that ship has sailed apparently. However, if we can at least prevent other potential tenants and their families from working with SHPM and renting from Mr. ***** we would have accomplished our goal.

      Square House managed our home for short-term rentals. They started renting it out in June 2019. We returned Oct 22, 2021 to find that many household items were lost, stolen, or broken without any notification that it happened and without holding guests accountable for these issues if it was the fault of the guests instead of the management company. We were welcomed back to our home without any of our sheets, towels, or even the comforter on the master bed to utilize gain in our own home as we left it. This year yielded multiple 1 star reviews for our home by disgruntled guests complaining to Square House about a lack of service, cleanliness, and attention to their complaints. One bathroom was left damaged and completely disgusting in appearance for our arrival (see pictures). Heath offered a cleaning crew to clean it (not repair damages), but before I agreed to a date/time, he sent them after midnight to try to enter our home while we were sleeping. This was either intentional harassment or gross negligence in their coordination. We seek a refund of expenses and/or replacements for items we're having to replace that were lost, stolen, or broken. We would also like cleaning and repair of the bathroom damaged through their company's negligence of our property. It shouldn't have to be said, but it should be done during normal waking hours at a date and time that we agree upon.
