      If I could give this place 0 stars I would. A complete scam. Even if you are desperate for a house, look elsewhere because they will add random charges to your account, never answer the phone or their emails and send you straight to collections. I lived in one of their homes in ****************. The house was a disaster, the ac or heat didnt work for months, the basement was covered in mold to the point where my family started getting sick, and the foundation was cracked so the basement would flood with water, the garage door was broken and the guy who came and looked at it said to be very careful because whoever built it did such a terrible job that it could fall over and hurt someone. I also found out that they give the repair jobs to friends half the time who have no idea what theyre doing. The issues started within weeks of me moving in and in 2 years they didnt fix a thing. Every time I reached out I got some kind of excuse or run around. I was in a bind during the pandemic and had to renew my lease. They stopped answering, wouldnt send me a new lease. I reached out over a dozen times. Finally I talked to the manager on the phone months later (thats how long it took for them to respond). He said he took care of everything and I believed him because the month to month charges came off of my account. When it came time to move out they added them back. 12 months x 200/300 a month. I reached out several times to speak with someone and got nowhere, simply no answer. Just to find out they sent me to collections without notifying me or even trying to listen to how this was a mistake on their part. They also kept my entire security deposit and wouldnt answer to why. I promise you will be better off anywhere else.

      These people are slum lords. We rented from them for two years. The final two months of our stay, we were left without a fridge for 3 weeks, without a working dishwasher twice, without running water, air conditioning, or any appliances for six days during a heatwave during which our family of seven was left waiting in a 90 house. They took their sweet time getting things fixed, resulting in hundreds of dollars lost or wasted on food, bottled water, and hotel rooms. They offered nothing for the inconvenience of no water/ac/appliances. They offered $50 for the inconvenience of the broken fridge. Do not risk your familys health renting from these people.

      Hudson Home Management is wonderful and accommodating, until the moment comes that they want to end your lease. They were happy to let me pay my rent and perform small maintenance requests, but that happiness didn't extend to a pleasant end of contract. They did not send the 60 day end of lease notice on time, and I had to call and email repeatedly to get them to respect the 60 days written into their contract. Then when I had finally move out, I was sent my final damages report that completely ate into the security deposit and then even more don't you know. The most egregious charge was 502 dollars for "Move Out Damages - Mow and edge grass ve". I'll be the first to admit that I didn't edge the lawn but I darn sure mowed it, and even if I hadn't 502 dollars for lawn maintenance is WILD. So be careful potential customer when thinking of signing a lease. They'll happily take your money, and then do their best to s**** you when the contract ends. Renter beware.

      We submitted our notice to vacate by 5/31/2024, as required by our lease agreement, and this was acknowledged by management. Despite this, HHM management has continued to send notices for unpaid rent after we vacated the property.Currently, they are threatening collections and imposing charges of $16,000 for not responding to an unopened email requesting confirmation of our move-out.Throughout our tenancy, we maintained the property in excellent condition, paid all bills on time, managed landscaping professionally, and left the property clean and orderly.I strongly advise caution when dealing with this company.

      These people are the most unprofessional and unethical you would ever do business with. I rented from them and when is no longer useful for them to rent, they will want you out in the most unethical ways possible (speaking from my experience), will not give you your security deposit back even if a real estate agent reviewed and received the place properly before leaving. One trick they use to s**** renters is to block you from being able to pay and they will also not cash any payment by check and then will send you to collection (just like that, and just because). No idea how these people stay in business!!!

      Hudson Homes are crooks! Do not rent with them. They are thieves! They are basically stealing my almost $3000 deposit. And charging me 5600 for dirty walls! I have videos and and pictures of the house when we moved and it was clean. I am about to *** for them for my deposit and the bogus charges theyve added to my account. This company needs to be investigated because what theyre doing to regular working class people cant be legal. And reading all these comments it looks like stealing tenants deposits after they move out is just business as usual for them.

      I just visited a home and needed to move ASAP. The house was full of dead bugs and I asked if they would clean it before I moved in and they said it is considered as is. I was called back immediately and signed a lease because of how fast listings are moving and I am in a 2 week time crunch. I thought I read it all the way through and understood everything. I made a deposit and started calling my utility companies to get things moved over. In-between calls a new email came in from them with a move in checklist with mention of them covering the utilities. I called and they verified that was correct. I started thinking how they would mark up the services and I am not wanting to spend more than I usually do. I googled and saw all of the low ratings and called them back to get out of the lease. Of course they kept my $1900.00 deposit that they had for 5 hours.

      DO NOT RENT FROM HUDSON HOMES! i AGREE THEY NEED TO BE SHUT DOWN! P***** READ THE ENTIRE ***** AGREEMENT. I DID NOT SIGN THE ***** AGREEMENT AND THEY WILL LET NOT DISCUSS TERMINATING THE *****. MY WIFE PASSED AWAY TWO MONTHS AND THEY SENT THE RENEWAL ***** TO HER EMAIL WHICH SHE SIGNED AND IT WAS NOT SENT TO MY EMAIL FOR ME TO SIGN I'M ON FAMILY MEDICAL LEAVE AND CAN NOT AFFORD TO STAY HERE. AS i AM UNABLE TO WORK AT THIS TIME. THEY HAVE A TOTAL OF $3450 IN SECURITY DEPOSITS AND WILL NOT APPLY ANY OF THIS TO JUNE'S RENT SO i CAN MOVE OUT. WHEN YOU SIGN A ***** ELECTRONICALLY ANYONE CAN SIGN IT IF IT GOES TO WRONG EMAIL ADDRESS. I DID NOT WANT TO SIGN THIS ***** AS I WANTED TO MOVE AND THIS HOME WAS AND IS A DUMP. I DID NOT RECEIVE THE ***** AGREEMENT AND I CAN PROVE IT. YET THEY WILL NOT AGREE OR LISTEN TO SOME COMPRISE TO ASSIST ME. NO COMPASSION! THERE IS A REASON WHY THIS COMPANY HAS 1.46 STARS. STAY AWAY P*****; THERE BUSINESS PRACTICES AND THE ***** AGREEMENT ARE THE WORSE I'VE EVER SEEN. I WILL BE CONTACTING THE EXECUTIVES OF THIS COMPANY!

      God Knows, I do not want to leave a star. I wish there was a negative star rating. DO - NOT - RENT - FROM THEM !!!!!!.......RUUUUUUUUNNNNNNNNNN..... AS FAST AS YOU CAN! I can not believe they are in business. HOW???? They need to be shut down. PERIIOD!!!!!!! I have never seen anyone do business like them before. I'm pretty sure there is some illegal activity going on within their company. I dont even bet BUT I would bet money on it.
