We recently closed on our mortgage back in May 2022. We received confirmation in our documents that the funds to cover our county taxes were collected up front and put into our escrow account. The amounts we were required to pay every month to go into and towards our escrow and taxes were analyzed by our lender. It is almost time for our taxes to be disbursed and we received the Property Tax bill, and it is much higher (over $2000.00 short) than what was collected upfront and calculated to cover this cost. It is going to create a shortage in our escrow account and make our monthly payments go up higher. This is going to create a hardship due to an error with the lending company not calculating and collecting the correct amount at origination. This should not be something we have to make up for, the Lender should be responsible for this shortage we are just starting off with obtaining our home.Business response

Business Response /* (1000, 5, 2022/10/18) */ Dear Mrs. ******, Please accept this response to address the concerns you have provided regarding the amount used for tax estimates included in your Closing Disclosure. A review of our records indicated that the amount used for the 2022 taxes was based on the amount that was paid in 2021, $2,086.86, which included numerous exemptions totaling $2898.00 (please see attachments 1 and 2 for confirmation). The 2022 tax assessment (attachment 3) received just prior to the loan closing also shows an amount consistent with our projections. During the loan closing, your Loan Officer, *** ****** explained that there would be an increase in the tax amount once the county updated their records with the updated purchase price of the property. The 2022 Tax bill provided (attachment 4) includes no exemptions and also shows a 12% increase in the total amount billed. There was no error by Supreme Lending with the calculation of the escrow used, rather, it seems you may need to reach out to your county tax office to see what exemptions may still be available. Specifically, upon review of the 2022 tax bill, it does not appear that the county is giving you a homestead exemption.
