      This complaint is actually against the Republic Title Office in Mckinney at **** West Virginia, but I could not get your web input form to work to add this to your data base. My complaint: I selected this title office as I have used it in the past. I have more than 15 properties and I am in the rental income business. When Republic Title told me that the survey would cost $1,800 I said I have never paid more than $700. I looked elsewhere and was referred to an experienced survey company that is Texas certified and has all the required insurances and licenses to do the survey for about $900 (Burns Survey) (this was one half the price quoted by Republic). But that is not the issue... The survey was completed and I forwarded it to Republic Title and they refused to accept the survey. They sent an email to me saying Burns was not approved and did not have insurance. I obtained a copy of their insurance and it is in order. This office also said that Burns does 'shoddy work' and would never be approved. Well... This is so hypocritical because Republic Title of Texas hired Bruns survey twice in the last month to do surveys on properties they own! One property is the President of Republic Title's office on Howe Street in Dallas, the other is the Office building of their Prosper office. Very strange that they will not approve my survey! I need to get Republic to accept the survey or allow me to move the title work to another company without charge, as their policy is not logical and is affecting the sale of my property at XXXX XXth ****** ***** ***

      Business Response /* (1000, 5, 2022/01/26) */ Thank you for your letter of January 14th, Mr. ***** stated concerns, and the opportunity for Republic Title to shed some light on the subject. Please note that our response date is January 28th. As Senior Residential Counsel for Republic Title of Texas, Inc., please send all future correspondence or inquiry about this matter to my attention. Following the Original Complaint, Republic Title would point out the following: 1. The original survey quotes provided to Mr. *****, at his request, were from survey companies Republic Title vets and approves. The quoted charge of $1,800 was the surveyor's charge, none of the charge going to the benefit o of Republic Title. 2. I will not go into why Republic Title will not, on residential transactions, accept surveys done by ***** Survey Company. At this time suffice to say that Republic Title does not routinely choose ***** as a survey company option. But we sometimes will accept ******* work if the customer chooses ***** and if the parties do not want survey deletion coverage on their Owner's Title Policy ( think of this as an add on that increases the coverage for certain survey issues should they arise after the purchase of the property). 3. ***** and CBG Surveying are currently in litigation and Republic Title is peripherally involved in this by way of having to produce voluminous records to the litigants concerning our business practices. So we will not comment here on why we chose, and continue to choose, not to recommend ***** or use Burns' surveys in residential matters where survey deletion coverages are required. I will say at this time we have told Mr. ***** that we will allow this matter to close with his ******* survey but we will do so without providing any survey deletion coverage. At this time we are awaiting his buyer's lender's documents and will close this matter for Mr. ***** when the Buyer and their lender is ready to do so. Consumer Response /* (3000, 7, 2022/01/26) */ (The consumer indicated he/she DID NOT accept the response from the business.) The Republic Title employee handling the closing in question stated in her e-mail two facts that were false. 1. That ***** Survey did not have E&O insurance. (they do have) and 2. They do shoddy work. (they are certified by the state and have a clean record with BBB). Further, the quote given to me for the Republic 'approved' survey was almost $1,000 higher than Burns Survey. Further the employee stated that the survey would never be accepted, but now are willing to use the survey if we accept all the risk (which the buyer has agreed to). The survey is excellent, and I am pleased with ***** survey. I also think it is hypocritical that Republic recently used Burns survey themselves and would not allow me to do so regardless if it was residential of commercial, if so the explanation about being forced to participate in a lawsuit should not have spilled over to this closing.
