      Unessesary charges for move out. Under military clause we are granted the right to vacate a property upon recipe of orders. We gave the property management company a 90 day notice to vacate well in advance. Since residing in the property, we have maintained superior upkeep and have let them know of any problems with the house to repair beyond our control. We recieved the property as is, not professionally cleaned, trash and weeds on the exterior which we too the initiate to clean ourselves. Upon move out they did a walk thru inspection about a week after we vacated and charged us $170 to pick weeds and blow leaves which were beyond our control since we had already left, the invoice we were sent was dated with pictures 6July2024 and we left the property to PCS 12June2024 thats almost a month later, of course weeds are going to grow. They also charged us $20to change dead batteries in 2 smoke alarms which were not dead or chirping when we vacated. Another charge of $270 was added because the house had to be professionally cleaned mind you we had this house sparkling in far superior condition than recieved. When we turned in our keys no one contacted us acknowledging recipetnofnthem, we had to call them 2 weeks later to check. They didnt provide an itemized list of deductions as required by Texas law but instead kept sending random invoices of charges. Weeks of trying to get answers was a complete hassle and we felt avoided. The company refused to give us the property mangers number to dispute the charges. We finally were givennancontact after multiple attempts and no help, for *** to tell us hes not going to reimburse. We even went as far as painting areas messed up by previous tenants. This is a disgrace of a company to deduct almost $500 from a family for issues beyond us. I will be recommending this company he blacklisted by the Military Installation.

      ****** surrendered keys to the home to Haggerty Company on June 13 and move out inspection was performed on June 17 as shown on attached Move Out Inspection Report.  ****** was charged $170 for the removal of overgrown weeds. The amount of overgrowth as seen in the inspection report would demonstrate this was not growth that occurred over the course of 5 days. Tenants were also charged for the home to be professionally cleaned as it states this in their signed lease that this is a requirement at move out. It is also stated for a second time in the Move Out Process sheet, that they also signed, when they submitted their Notice to Vacate. Pictures of the home needing to be cleaned can be viewed on the attached Inspection Report. Tenants were also emailed an itemized invoice of the charges on July 10. Property Manager spoke with tenants about disputed charges by both email and by phone.

      My family and I rented a home from Haggerty Company on 28 July 2023. The home was advertised as having air conditioning, hot water, and being move-in ready by the date in question. We did do a "walk-through" of the home prior to signing a 12-month lease; however, the homeowner had turned off all utilities following the departure of the last tenant so we were unable to test the A/C among other utilities. Upon moving into the home we had the electricity turned on only to discover that the A/C did not work and the hot water heater was outdated from 2010, had a safety release valve that was dried open, a broken pilot light, and a broken igniter for the pilot light. Further, it was brought to our attention that the reason the A/C did not function is because it had caught on fire the month prior causing the fire department to respond accordingly and remove a safety switch from the roof which the allows the A/C to function. The fire department took the switch with them which I am led to believe that they only do in situations where they believe to be an added need for precaution. Haggerty Co. did hire a HVAC technician to come to the property to replace the faulty part; however, prior to us being allowed to move in the safety switch was not reinstalled; there was no safety inspection conducted on the unit or home as a whole; the unit did not have power applied to ensure it would a.) function normally, and b.) not pose an immediate threat to life and safety upon being turned on. It is important to note that none of this was disclosed to us as tenants and were advertised as walking into a safe home with a fully functioning A/C unit. The above only addresses the A/C which is the biggest concern. It does not address the outdated, broken water heater. Unfortunately, I do not have enough characters left to go on about another issue.

      We agree there was a longer than usual time for repairs to be completed. The owner of the property went through his ********************* to complete the repairs and that added some time to completion. During that time we offered more than once to allow the tenants to move out of the property with their money returned. They wanted to stay in the property, We have since gotten permission from the owner to give a credit to the tenants for next month for when the repairs were being done to offset rent in September. Unfortunately we can only coordinate repairs and since the repairs were taking longer than we find acceptable, we got permission for the tenant to break the lease will full refund, they chose not to. Additionally there was never a fire in the home. The previous tenant ran the a/c while waiting for repairs to be completed which caused the motor to begin to smoke. *************** was dispatched out of caution.

      May 10th 2023 We arrived in ******* from Calif to check on our rental that was being managed by Haggerty ************************ FORMALLY Century 21) upon looking at our rental we found that there was cars parked on our yard and someone living in our garage who wasnt on the lease.All tenant violations Our pool was in bad shape it was only about 1/2 filled,dirt was on the walls of the pool. We notified our tenants and they said the guy was there on may 5th, We **ntacted our property management ** and asked them what was going on with the pool. They claimed that the pool was being cleaned every week on wed or thursday.I took pictures of the pool and sent it to our ** but they claimed it was clean They are taking out of our rental proceeds to pay AZURE ****S that is not doing wht they are supposed to ( THIS WAS A COMPANY THAT HAGGERTY HAD HIRED,.We then proceeded to **ntact the pool **mpany Azure pool cleaning ** and the manager ****** agreed to meet us at the house .When *************** came i asked him if this was an acceptable **ndition for a pool cleaning **mpany and if he would keep hs pool like that He said "He would not have his pool like that "so i said yes or no and he would not answer . We fired the pool **mpany and when i ta;lked to our Property Mangement ** and told thm that they needed to reimburse us for the money they charged us ****** paying the pool ** That they hired we were told we would have to be reimbursed from the pool ** because they were a 3rd party ** WE FEEL THAT SINCE HAGGERTY IS RESPONSIBLE FOR KEEPING OUR PROPERTY MAINTAINED AND CLEANED CHARGING ** $160 FEE A MONTH THAT THEY SHOULD REIMBURSE ** AND THEY HIRED (*******************) FOR MAINTAINING OUR **** EACH WEEK AND THE MANAGER HAD NOT EVEN BEEN OUT TO SEE THE **** SINCE LAST OCTOBER THEN THEY WERE NEGLIGENT ON FULFILLING THIER DUTIES ************************ **

      I agree that the water level of the pool in the photo was not at the correct amount. The tenants are responsible for adding water and the ******* heat has a tendency to evaporate water. Though the water level was a little low, with the exception of some blown in debris from wind, the pool does not appear to be damaged or left unattended from the cleaning company as the water is still clear. As far as stating we left the property unattended, One of the owners of The Haggerty Co, did a walk through inspection with the tenants on March 30, 2023 and sent the report to the owners of the property. We have attached a photo from that walk through that shows the pool was at the correct level of water and was clean.
