              On October 11, 2021 I closed on the sale of my house with this title company. They made a mistake and charged me for the HOA resale certificate when in the contract the buyer had agreed to pay this fee. They charged me $275 instead of charging the buyer. The title company failed to read the contract correctly. I have called three times and my representation has also contacted the title company. They have had ample time to refund the $275 to me. This occurred at the ranger title in Rockwall Texas

              Ranger Title Company is not current on the law and returns of earnest money. They held buyers money after a real estate contract failed to be fullfilled, for 15 days, and then required the owner of the earnest money file a demand for their money. Instead of returning the money to the buyer. They also were afraid of the seller-other party, stating "he is a prominent local businessman". That should have nothing to do with them completing a transaction per the law. Very disappointed in their service.

It is our understanding that representatives of both contractual parties, not employed by Ranger Title Co, were involved in the negotiation process of releasing earnest money. Earnest money was released immediately following an amiable phone conversation with Ms. ***** with monies being shipped FedEx overnight service.
              We would like to apologize for anything that may have inaccurately come across to lead anyone to presume that any person would be treated with a higher regard than others. As for the Seller, no one in our office has any acquaintance with him and do not know anything about him. We would like to extend our sincere apologies for disappointing you. It is our goal is to extend exceptional service.
