They undersize their ac units their own ac contractor that installs them in the home says they recommend a bigger size and khov will not make it right to the home builder they say they recommend for it to be at 74 degrees when we close we have to sign that paperwork but they put it that way saying thats for mold and moisture warranties everyone assumes like a normal person would that thats just warranty bs and the ac will be able to go to a comfortable temperature for your family WRONG our new neighborhood with $500k-$700k homes cant even get their house to go under 75 degrees because of them undersizing our ac units. DO NOT BUY A HOME FROM THEM THEIR CUSTOMER SERVICE SUCKS AND SO DO THEIR HOMESK. Hovnanian Homes - Houston

*. Hovnanian discussed with the homeowner that the HVAC systems are designed by a third party based on all appropriate requirements. Per the inspection of the property, the HVAC system is working properly and within the parameters as designed and will keep the home cool, although longer run times are to be expected during extreme temperatures Houston experiences this time of year.Review fromThomas M

To be honest not a fan of Khovnanian. When I moved in a month later they had to fix my bathroom because they had forgot to put a rubber liner between the tile and wood causing water from the shower to leak out of said wall. They’re A/C that they install is a 1/2 ton short and have had they’re A/C contractor out here multiple time, and the A/C contractor said that it takes longer that 2 hours to cool the house down 2 degrees. To go from 72 to 70 it takes it five hours. This house is not an energy efficient house if it takes that long not only that they’re “engineers” Apparently built this house to spec. I would not recommend this builder, but this just could be my only experience. I’ll never buy from them again. These houses are not energy efficient if the A/C need to be running that long, especially if multiple attempts have been made with no changes in the problems. The superintendent for khov. Houston is experiencing an excessively hot summer season which can affect run time on the HVAC system. However, during non-summer months the run times are reduced. K. We tried to close on a KHOV home twice in the past 40 days or so to no avail. The first time, we settled on a price, we paid the earnest money, signed the papers, and even got our picture taken at the new build site. We got a call the next day saying that some of the upgrades were not accounted for and we would have to pay an extra $20K or so. This is no way to do business. The sales lady even had the nerve to tell us $20K wasn't that big of a deal. The second time, we tried another KHOV home in a different section with different people. Again, agreed on a price, paid earnest money, and signed the papers. Well of course we got a call the next day saying that we owed another $20K roughly. This time the reason was that the incentive that they offered brought the home below its base price. (Not our problem or fault!) So they said they voided the contract and sent a "new offer." When is it that one side of a transaction can void a contract at will and the other is just helpless? Needless to say, we won't be dealing with KHOV again. This is truly amazing that this happened and completely unacceptable. I hope the higher-ups know how their company is treating people like us.K. Hovnanian Homes - Houston

In the first situation, the price the potential customer wanted to pay did not include recent upgrades which had been planned for the home and for this reason the contract was not accepted by K. Hovnanian. It is not an uncommon practice for builders to change the upgrades in a spec home while it is under construction, which will result in a change in the price of the home; which is done before K. Hovnanian accepts a contract. The second situation K. Hovnanian offered the incentives to be applied to closing costs not the base price of the home, but the offer was refused.Review fromSteven D

5 starsYesterday I closed on my new K. Hovnanian Home. I am extremely pleased with the entire process. Every KHOV employee or contractor I dealt with directly was knowledgably and professional. Some of the KHOV stars that made this process enjoyable were Michelle Johnson my sales consultant, Brent Weaver the Construction Manager in my community and Jason (sorry I don’t remember his last name) the KHOV warrantee representative that did the final walkthrough with me. This wasn’t my first new home purchase but this was my smoothest new home purchase start to finish. My only suggestion would be to simplify underwritings paperwork requirements. This was a minor inconvenience and hardly worth mentioning. No question K. Hovnanian Homes is Quality Company to deal with and I would buy and build with them again.Review fromCharisma A

1 starPurchased my home March 2021- Towne Park Village- Houston TX - Have had too many issues with this builder. My bedroom has a crack in the ceiling they came at a timely matter to fix it. A few months go by, the crack started to appear again and now in my living room. I called they told me okay we will fix the one in your bedroom but not the one in the living room due to warranty. I left it alone and said okay that is fine. I was speaking with a Jessica with Khov to assist me. Then a gentleman, Sean or Shawn reaches out to me September 2022 stating he would send a painter the next day around 1pm. that day came and never did he show up or let me know he was not coming. This same back and forth about the painter coming and still till this day has not came 01/04/2023. Now I get a VIOLATION notice about missing paint on my home. How in the world do I have missing paint on a 2 year old home. I let him know and he stated he came by without me knowing and wiped it with water and it is dirty. I let him know it is NOT dirty but was not painted correctly and it needs to be fixed. At this point, I have asked him for a supervisors number and he has refused to give it to me. I have also called him left him voicemails and he will not return my call only by text, very unprofessional. When we did the walk thru of our home, the home was painted the wrong color and it was fixed but very poorly. They rush and do not assist you on anything. Also, my home has a GAS LEAK in the attic because they did not properly install a gas line which the City of Houston came and fixed. I've been in my new home in the Four Season Terra Lago Indio since January 2022. Since then, I have had the main water line to the house break THREE TIMES over the course of 6 1/2 months. Once in March, Once over the 4th of July weekend (which took 5 days to repair because it was a holiday weekend) and a third time today, July 26th. All with failed fittings/elbows of the PVC pipe, all in different locations. Although KHOV has be quick to send out someone to repair each leak (except for the July 4th weekend) it concerns me for the future of living in this house. I was told by the KHOV warranty representative that during the build there was a shortage of PVC piping and that created many additional elbows. I'm afraid for the next time one of the faulty elbows leaks again. I'm not sure of the length of my home warranty from the builder KHOV, but you think the main waterline to the house should last 10-20 years, not months.K. Hovnanian Homes - Houston

All warranties applicable to the plumbing system have been thoroughly explained. We understand his frustration and will continue to closely monitor any concerns related to the plumbing system. At this time, there is nothing to resolve as the repairs have been completed.
