To: Ms. Carrie ******** ***** Customer Relations Specialist 2051 Greenhouse Rd Ste 300, Houston, TX 77084-7341 I am writing to you on this day of “06-07-24” to request permission to end my lease! I have only been a resident of ****** **** **** since May 1, 2024, and within this short period of time my APARTMENT and my CAR have been broken into on 2 separate occasions. Not only have I had to replace my locks, bank cards, personal identification, etc, I have had the extra unnecessary expense of having my vehicle repaired again! I DO NOT FEEL SAFE and would like the immediate release of my lease. I ask you to please take in to consideration my age, health, and safety - as well as the 2 attached police reports. Thank you in advance for your understanding in this critical matter! Sincerely, ********* ******Allied Orion Group, LLC Response

Forest Park apartments was purchased by this company and it has been a living nightmare the manager lies to cover her negligence When you contact corporate instead of them investigating anything all they do is ignore you or refer you back to the person who isn’t doing their job the management removed the security off the property as well as the police camera after my order of protection & my neighbor was killed I complained about it being no light in the parking lot for months and it being unsafe & she did not care I was threatened pushed down as well as harassed & bullied by maintenance she not only moved them to the apartment with a order of protection she made sure to tell me he would get in no trouble for anything she has allowed him to use funds that are for the property to purchase things for outside side jobs she sent him to do bc he was behind on his rent she also didn’t let me sign my lease tried to add charges in my ledger I don’t owe pressured me to sign paperwork saying my repairs were fixed when they weren’t and she assured me the work would be done in 48 hrs & after I signed I was ignored so almost 5 weeks I contacted corporate it took Forest Park almost 5 months to repair my unit that failed inspection she lied and claimed my unit had been repaired when it wasn’t I sent corporate videos and photos she also had other tenants info attached to my online account and never fully fixed it when I contacted her about the trash she was rude and told me she goes home every night if this is how we choose to live what do I want her to do about our apartment was full of trash for 3 months codes were called and when the management was doing a walk through she hurried to get everything cleaned up to make it seem like she has been doing her job I have a order of protection they let him break the order and he came by my car & wasn’t doing anything maintenance related he also erased my online info to hide that he was closing out my work orders to harass meAllied Orion Group, LLC Response

We have been working with Ms. ****** to get all her concerns addressed. After looking into her concerns with Ms. Vicki ****** and Mr. *****, it was found that Ms. ******’s claims of unfair treatment and harassment was not only unfounded but are puzzling as no evidence that he has ever worked for the community previously exist. Mr. ***** appeared in court on May 13, 2024, during a hearing before Judge Dana Ballinger with hopes to resolve the false claims against him. Judge Ballinger ruled an order of dismissal for the petition for Order of Protection.
Ms. ****** requested to be released from her lease due to her feeling unsafe and that request was granted on 4/11/2024. We have taken additional steps to be sensitive to Ms. ******'s concerns and have contracted out maintenance temporary help to address the service request as well as Ms. ******, walking her unit to ensure all her concerns are addressed and corrected. We have been very responsive to her requests even on occasions when we have received up to 15 emails from Ms. ****** in one single setting. Our corporate team has attempted to reach out several times to Ms. ****** as follow up without success.

I am having issues with my account balance being more than what it's supposed to be the past two months. Last month it was fixed but it hasn't been fixed this month and the newest person in the office has not responded my emails nor phone calls pertaining to this issue nor the issues of my maintenance request orders not being fixed nor addressed and they keep marking my maintenance orders as completed or canceled when they are not completed or fixed one maintenance request even pertained to black mold and hasn't been addressed.Review from Maureen F

To give you history of the situation, the community was sent a text message the water was being shut off on the 1/14/24 and will be back on on at 8am the 1/15/24 the water came on at 11:30am and was shut off within the hour. A notice was sent on 1/16/24 all water would be shut off 1/17/24 the notice stated there’s no estimate time on when it will be turned back due to breakage of pipes. On 1/17/24 water entered my dwellings and management was notified through the app and a phone call. Hours later maintenance showed up looked around and stated a crew will be coming to clean up and will place fans. No one showed up until 1/19/14 to clean and apply the fans. That same day 1/19/24 a notice was sent asking to respond if your unit had water I replied No and my unit number. That was the last correspondence about the water outage. On 1/22/24 I received a notice stating that my request has been resolved regarding the water issue, but I still had no running water I initially contacted Laura on 1/22/24 via phone about being compensated on my rent for my family and I inconvenience she explained that she needed to speak with upper management. On 1/29/24 I spoke with Laura face to face about not receiving any communication regarding this matter and being compensated. Laura stated that she hasn’t heard anything back and my water should have been turned on the plumbers were here on 1/20/24 and they went to every unit. I was home that said day and no one came to my unit. While I was communicating with Laura a text was sent to Grant the maintenance guy by the secretary to go to my unit, when I arrived home to document another day of this issue, the maintenance guy turned the water on. I went 10 days without water. I contacted the upper management on 1/29/24 via email the one Laura provided and still haven’t received a response regarding this matter. Currently at the Wilson Creek apartments in McKinney, Tx. I do have to say when it comes to rent they can be lenient and understanding but when it comes to professionalism and keeping up with paperwork no. Hard no. I have lived here since 2020 and i haven’t had an up to date copy of our lease since then. We came into the office three times to sign the lease for 2023! It was always an excuse or that particular staff member left for the day. One time we arranged an appointment just for them to tell us they went home for the day. We came in to sign the lease for 2023 months ago. Sat down and signed under the impression that was our lease we were signing. We asked for a copy and they said they would email it to us. Till this day nothing. I even called and was assured that yes, that was in fact the lease we signed and we should be good. I get a call 6/7/23 from the leasing office claiming we never signed a lease and that we need to come in asap and sign one for 12 months. I told them that the woman at the front desk whom we sat down with and signed papers told us we had already signed the lease. Apparently there is no communication or check and balances. According to them we’ve been living here with no lease since January. I already have plans to move out at the end of 2023. Renewing another 12 months was not our intention. I asked if they do month to month like it says on the notice we received (notice about increasing rent). Allegedly they do not do month to month and we HAVE to sign another 12 month lease or put in a 60 day notice. The notice clearly states if we decide NOT to renew our lease our current lease will continue on a “month to month” basis at a rate of $1,192 per month plus water. The notice also says our lease “will/has expire on 01/31/23. So which is it. We have a lease or we don’t? This all seems like a coercion scam to get another 12 months out of us. You say we signed our lease, now we “never did”, and we need to sign another one?Allied Orion Group, LLC Response

Re: The One @5959 Bonhomme 5959 Bonhomme Rd, Houston Tx 77036 I have been discriminated against from the people at these apartments processing my application. They have failed to give me a proper status of my application and a proper reason behind what the hold up is or why they would deny it. They have lied and said it’s because I was supposedly evicted, but I showed court documents proving I was never evicted and I finished my lease. They are non-black females, looking at me as a black woman that is single with only one source of income, and they are violating my civil rights and discriminating against me as a single woman. I applied 3/22/2023 and paid $125, decision was made 3/27/2023.Allied Orion Group, LLC Response

New management is unable to provide me with accurate documents reflecting rent and utilities due. They stated that they are having trouble providing these documents because they just bought the property. They also are asking for documents proving I paid rent before they owed this location. I am simply asking for a print out of rent and utilities so I can pay the current amount owed. They told me " you might not get charged for utilities this month or maybe you won't or maybe you will get double charged later" this is so confusing and unprofessional. I have never been late on my rent. I'm a healthcare worker and this is how they treat me. I have attempted to call the regional manager but she will not respond. I now understand why this place has poor ****** reviews.Allied Orion Group, LLC Response

In May, we had a leak from our ceiling in the bedroom (which we later found out was because of an issue with the construction), we reported it when they had the complex wide inspection and nothing was done about it until the beginning of July. They spot of water damage quickly turned into the paint on the ceiling splitting and plaster and water getting onto our bed. We put in another maintenance request that was still not handled with any expediency. Laura did not take to that too kindly to that. She sent a text letting us know that they would “allow us to move out of our apartment to find a place that we feel more comfortable”, not knowing what this meant my husband made a call to the office. When I got on the phone to tell her that I was also on the phone and was requesting a recording of the call, she went off again letting us know that this was the reason for the issues was our “lack of communication”. She went on to act incredibly unprofessionally throughout the remainder of the call letting us know that she thought that we should just move. Over the next day or so my husband and I discussed it and decided that it actually would be a good idea to find a new home. Esther gives us a call letting us know that a supervisor had come to the conclusion of giving us some options and things to make up for our time of displacement and bad experience, a $500 credit for our displacement, if we were to extend our lease we would be offered the same rent rate, or if we decided to move, they had a moving company that they would connect us with to help with the move. That next day my husband went into the office to let Esther know that we would be moving out to see if we could use that credit to essentially extend our move out time to a week or or so into August and to also see if they would help us with the movers that they had offered. Esther said yes and gave us an “intent to move” form. We filled it out that same day and when returning it she told my husband that Laura would reach out to chat about the movers. 10+ days passed without any communication from Esther or Laura about movers even with my husband reaching out multiple times. On August 3rd my husband was finally able to get through to Esther to talk about the details to which she let Andy know that she would reach out to her supervisor to get more information and would call him back. The day was coming to an end and we hadn’t gotten a call so we made a call to the office where Esther let us know that they would only provide movers if we were relocating within the complex! This was something that hadn’t been communicated at all to us prior to that conversation. We were at a loss, they knew that we were moving out of the complex (via the “intent to move” form and the lack of communication about switching apartments which wasn’t really even given as an option), had not even called to talk about movers in the over a week since the in person conversation as well as other attempts to reach out, and were just now telling us this as we had let them know that we were trying to move out of the apartment the next day and the day after. This was another awful experience of Harper’s Retreat’s lack of communication which negatively affects the renter.
