      I had filed a complaint against Offer Giants with you sometime ago (about 3 months) and have never heard if the complaint reached Offer Giants. i have called you in order to see if the complaint was addressed. Offer Giants began the process of acquiring a house that was an inheritance on October 5, 2023. The closing was still pending in January of 2024 due to issues with 2 title companies. They changed title companies without sharing why. I did sign a document that they would close on January 5, 2024. This did not occur. I have since hired an attorney whose correspondence has been returned twice ( too have had correspondence returned). I am seeking to be released from the contract signed in October of 2023.

      This seller is a repeat complaint on a contract that was breached by her… she signed a contract with us and an extension and bailed the day before closing. She has hired attorneys and has all of our information. We are in the process of retaining defense for her breach and wrongful lawsuit.

      We entered a contract to sell our home to OfferGiants on March 1. The first walkthrough was on March 11. The contract allowed for up to 14 days after the first walthrough for OfferGiants to cancel the contract. The 14th business day was March 29th. They did not exercise their option to exit the contract within the allotted 14 business days. Our financial situation presented difficulties in where we would move after selling. I was completely transparent about our situation & notified them of this on March 20. Troy called & asked me to give him a week to see if they could get us more money for our house. After the week, he said he felt if we kept the house listed that we would get the right offer we needed. He wanted another interested party to have a walkthrough the next day, but then he canceled it. The next day, I had trouble getting a response when I inquired about closing costs because what our contract stated was different than what I was verbally told. When I called Troy, I got voicemail, & texts saying to stop calling. I also tried from my daughter's phone. I was unaware that she then proceeded to redial until he finally answered. She shouldn't have stepped in, but he did finally take my call. After apologizing for my daughter's calls, he kindly said no apology was necessary and acted sympathetic to our situation. I said I would crunch numbers on a housing option that I had found. He also had other suggestions to help us out. We had no sooner gotten off the phone when he sent a text message canceling the contract and asking for kind reviews. This was on April 3rd, after the 14 days that he even pointed out in his message that the contract allowed for them to cancel! I told him that I wanted to complete the contract as planned & schedule the closing. He refused to reinstate & honor the contract. We feel that because they did not cancel the contract within the 14 days it allotted after the first walkthrough that OfferGiants should honor the contract.

      This complaint is completely under fraudulent accusations... We had cancelled this contract due to seller having a near panic attack and begging us to cancel it. We spent well over $5,000 on the file for money, time, employee hours, and lost opportunity costs. The Seller had gone back and forth several times about backing out... eventually to avoid the stress, we complied to her wanting us to cancel the contract... upon us doing that, she changed her mind again.

      As buyers, we take the risk when buying houses.... We can't have someone go back and forth, we only have funds for a limited number of houses... when we commit to buying a house, we have to forego other opportunities. It is extremely disrespectful to keep us going back and forth, have us spend hours talking her through panic attacks, and then leave a complaint for us complying with your needs..... We don't mind going above and beyond for our clients for a mutual win-win, but after I personally spent hours because this seller called me over 40 times from unknown numbers and threatened to sue us if we didn't cancel our agreement, it becomes an abusive partnership.

      When we buy houses, it is a partnership between us as buyers and the sellers we work with, and we treat our sellers better than any other house buying company, we spend hours on the phone with them making sure all of their needs, worries, and fears are settled if needed.... For us to do that, set our funds aside, and commit to buying their house, the least they could do is not harass us when we finally comply to their threats and demands even though it hurts our business.

      Offer giants has been nothing but trouble since the start of this process was told it would be a quick and easy process said it would take 30 days to close going on 3 months now they will not answer calls or text until days later and they requested that we help them make a fast and easy process when they needed stuff from me finally got the closing papers and signed my part and now it’s been 3 more weeks and they are saying the mail carrier has lost the documents after they signed them we been given the run around since the start of this

We also closed very quickly and communicated to the seller throughout the whole process. He never mentioned or seemed disgruntled.

      On 6/6/2023, we closed on a sale of one of my properties for $200,000. The agreement was that I would continue the current mortgage in my name, and they would assume all the required payments until the mortgage was paid in full. Additionally, I would receive a balloon payment with additional monthly payments for the balance between my mortgage and selling price. After receiving the balloon payment, they owed $12, 275, to be paid in monthly installments of $200. After a few late fees with my mortgage company and HOA, which they paid. I then noticed on 10/2/2023, that the property under my mortgage was for sale with this company. I asked how this would affect our agreement. They replied “We would have to pay you the remained of what is owed, and you would get a payoff for that”. The day before this company closed on selling of the property on 12/15/2023. I received multiple texts asking for information the title company needed, which included a payoff letter of $11, 275, the funds they owed me at that time. We then completed the enclosed signed document showing the amount owed, with wire instructions to myself. They informed me on 12/14/2023, that “I’ve already sent the signed document into title. I’m sending in the account information now. More than likely you’ll get a wire by Friday”. They then used our signed payoff document to satisfy the sale with the title company. After 3 days, I did not receive the wire and heard nothing from the company. They then responded after multiple texts “We will just continue our monthly payments”. I then notified them I was dissatisfied because I was told on multiple occasions that I would receive the balanced owed in full. I also Informed the company that I would contact the BBB to have this mitigated. They responded, “If you file a complaint with the BBB, we’re for sue not going to be in compliance until resolved lol. We will stop payment immediately”.

      What has been stated is mostly false. The seller does not understand that we had an option to pay it in full or keep the note in place, and we simply decided to not pay it in full. We did not need anything signed to "satisfy title"... In fact, title explicitly said that the matter had to be resolved outside of the title company... We simply decided to not pay off the note, and keep the note in place with the agreed terms rather than paying it off... which was completely in our jurisdiction. We have a note with this seller and were making payments, and upon deciding to not pay the loan in full, we offered to begin making monthly payments again, to which the seller refused, and said they would seek legal counsel. Because of this, it has been on hold. We have offered numerous times to resume our note as agreed, but they have refused to accept payment. 

      After this complaint, I have let the seller know that this is on a complete hold due to the legal threats, and the attempt to damage reputation based on demanding a payment in full that is not owed. I stand by what I said, we have damages now... this was not a threat but a statement of fact. The seller refused to accept payment and demanded the full amount. Due to attorney fees and damages, this amount will have to be decreased if we settle on something and resume payments that were offered.

      I entered into a deal with offergiants to buy my house as is because I wanted a quick sale, but it's been 51 days and I'm still getting the runaround it seems. Every time I ask when are we going to get this deal done , they tell me that they're getting everything ready to finish but still nothing happens. I just want to get this done now and just finish. Help.

      This seller had breached our contracts and did not allow us to perform our contractual obligations due to his breaches. I can attache reasons why and paperwork. The timeline was taking too long due to inability to access the property, and then he went against his contractual obligations of allowing us to form relationships in the more rural market by not allowing us to walk the property with new local realtors and partners with subsidiary companies.

       

      BBB, please let me know if you need contractual and written proof for the breaches.

      Did work for Troy ***** and Connor. They refused to pay me and are now ignoring all my messages. Do not work with this company if you are selling a home and if they reach out to you for work on a BPO asking for comps and pictures of a house do not do work for them they will not pay you and will waste your time, gas and money. Very unprofessional company. STAY AWAY. DO NOT DO BUSINESS WITH THIS COMPANY especially CONNOR and TROY *****!

      This realtor filed this complaint over money that was not legally owed. We had told this realtor (and all realtors we have worked with) that we will list the property with them once we buy it IF we buy it... Their role is to simply get pictures, be our boots on the ground, our eyes and ears, and let us know what the house is worth in their opinion. For this, we offer them all of our business and listings. We have worked with over 100 realtors all across the country and paid over $10,000,000 in commissions working with realtors in this manner. We often repeat business with these realtors. If you notice, there has never been a complaint or bad review left by any realtor we have ever worked with or had help us analyze a potential investment property we are buying. This is because we do GOOD business, and this realtor is an outlier. He was unprofessional, inexperienced, and his brokerage turns out had terrible reviews. We did not look in depth to make sure we wanted to work with him, and that is where we messed up. 

      We offered compensation for helping us out, but when we did not respond for a day or 2 due to being busy, he went and filed a complaint... Once the complaint and bad reviews were left, we decided it would not be wise to pay him at that point due to the BAD business. This is extremely unethical and unprofessional behavior coming from a realtor, and we are honestly still baffled that he went to these lengths over $50 of gas money that we did NOT owe him to begin with but WERE going to pay out of good faith and future relations.

      Regardless, there is no real resolution to this complaint, and it honestly makes no sense to begin with. Our business is buying and selling homes as investments... and keeping some to rent out. The complaint has very little to do with the business of OfferGiants.com... but a little more to do with its subsidiary companies. This is a complaint against me, Troy *****, NOT OfferGiants.com... as OfferGiants never had any paperwork or customer base pertaining to this realtor.

      I signed a contract on 12/5/2022 for a home I had inherited. I offered this home for a quick sale well below market value with a promise of a quick closing. I have made calls to them with them promising to get right back with me with no return calls. I have other investors contacting me and agreeing to give me asking price with no questions ask but because of this contract I am unable to sale. I would like for them to release me of this contract so I may move on and sale to the other investors for a higher price than this company is offering. Another investor that is local contacted them directly with no luck. Todays date is 2/21/2023 and this company had made a promise to try and have a closing by the end of December 2022.

      We are unsure how we lost communication with the seller. We have tried to contact seller numerous times with no luck and had received no calls. This could be due to us transferring the system we use... but we did not lose communication with any other seller.

       

      Either way, we had figured the seller had moved on and that is why they did not communicate. We are not in the business of holding a contract over a seller. Let this serve as a written notice that we hold the seller completely harmless, and seller has the full legal authority to do whatever they choose.

      I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution would be satisfactory to me.  

      However, they are very deceitful in their reply. They did have my number and I did contact them more than once. 

      They also had earnest money that was suppose to be assurance of contract and nothing was done. 

      Not a trustworthy company.

      Beware doing business with them.

      I was contacted by this company out of the blue. They offered me more $ than I thought was realistic but they sent me a contract and after reviewing it I decided to sign it. The contract states very clearly that they would deposit an earnest money deposit and that they had 14 days to conduct their due diligence and withdraw their offer and if they did not withdraw then I would be entitled to the earnest money deposit of $750 after the 14 day period. They sent an “inspector” who didn’t bother inspecting anything, and then sent me a text on the 18th day saying that they were backing out of the deal because the costs of construction supplies were too high. I told them that I expected them to deliver on the earnest money deposit and have not heard back from them. I have tried to contact them several times to no avail. They got my hopes up and they wasted valuable time and I want their contract enforced.

      We have asked the seller to have an attorney reach out to us... we had an option period during the holidays and busted within a timely manner. When we have a lack of business days due to holidays, sometimes it takes longer to process. But we still gave plenty of notice, and seller is trying to extort to get an earnest money deposit that is not owed.

      Offergiants is currently in default of the signed contract between ***** me the seller and OG Assigns Houses, LLC (Troy) in two separate ways. 1. You haven’t shown proof of $1k being put into escrow within 21 days as required per the signed contract (by 12/19/2022). 2. You have not sent the $6K cash advance within 14 business days as per the contract (by 12/16/2022). ***** seller was informed by Alex  to issue 60-day notices under the impression he would get the cash advance provided and his house would be sold at the end of the December as per the contract provisions. ***** the seller tenants are now leaving resulting in loss of rental income because of this breach. We’ve spoken to our attorney, and she is asking whether Offergiants plan to go forward with the closing at the end of month with the contract currently in place if so, please release the cash advance Asap or if you instead plan to terminate the contract send the paper so ***** seller can sign and send earnest money of $1,000 to do that asap. Also, can we get the contact information for who the title/company holding the $1,000 in escrow? We would like to know what offergiants Troy is doing if they don't want ***** seller property it ***** seller as is legally bind to this contract or if ***** seller can sell elsewhere and no backfire on offergiants and legal matters from troy  or his associates.

      On or about August 3, 2022 I sign a contract and entered into an agreement with Offer Giants to buy my home. In the contract it stated that Offer Giants would be sending $1500 as earnest money to the title company handling the transfer of the property title by August 21, 2022. On or about August 30, 2022 Offer Giants decided to walk away from buying my home, due to their partners in South Dakota weren't buying property at this time. The purchase was to finalize on or before Sept. 16, 2022. I have contacted Offer Giants several times and have gotten very few responses about the $1500 earnest money that should have been released to me. It would have been the beginning of Sept. Offer Giants told me they had already told the title company to release the money. I have contacted all the title companies in the county and no one has any record of any earnest money to be releases related to my address. Today is now Sept. 22, 2022 and have tried to contact Offer Giants without success. I'm sure I would be expected to uphold my side of the contract if the tables were turned considering it is a legally binding document. I'm just trying to get them to hold up their side of the agreement.

      Unfortunately, the property described did not match our condition report or filed pictures (in which we communicated clearly could change our ability to purchase if there isn't a match)... at which point we had exercised our unrestricted right to terminate the agreement within our option period immediately and did not waste time or hesitate to let you know. The earnest Money is not owed according to our contract, and we had provided you with our attorney's contact information. It seems you have not been able to sell the property due to the condition not mentioned. We pride ourselves in honoring our contracts when everything matches, but in the event the seller has lied or purposely/accidentally left out key information, we honor our written contract's ability to exit the agreement. 

      For any future clients, we always strongly urge everyone to be transparent and honest about the condition or specs of the property, as it may waste both ours and your time... We do not wish or prefer to waste anyone's time either as it is exhausting for our employees to work on something that is different than what was communicated. We do usually find out or learn from past mistakes of purchasing properties with similar issues.

       The photos sent of the house were and still are verifiable Google earth. Or simply just Google the address.  As for the photos inside you would have had to come inside to verify those and no one to my knowledge ever visited and I'm the only one that lives there. As for a timely manner I was told less than 2 weeks from closing that the reason for not purchasing the property is the investors pull out from your deal. This message in the attachments is from Troy and it days nowhere about photos and the property not matching. Thank you

      Hi Joshua,

      As I stated in the rest of the texts not shown by your image, I was more than willing to have you speak with our attorney or having your attorney speak with our attorney, as our contract (which I attached here as well), does not require us to pay that for any reason (especially when the condition isn't a match to the pictures). And you had already threatened to have your attorney reach out to us for a lawsuit (to which the BBB can take no place in)

      Also, our partners pulled the rug due to a condition mis-match and being more strict on what they're buying due to the changing market. In fact, a lot of our partners have stopped buying in general due to the market, and we have changed who we are working with due to this. We have a stricter criteria for where we buy and who we partner with, so that we can still pay top dollar on properties that are in line with our new criteria. We will not be a fit for everyone anymore, but will be able to fully satisfy the clients we are a fit for... Unfortunately, the property in question was tight as it was for numbers as we mentioned from the very beginning, and usually, a little mis-match on condition is not a problem, but in this case our partners were no longer interested in working with us. Now, we are working in markets with pre-screened local partners, and buying with or without our partners in said markets.

      BBB, I do urge on this complaint to not have it posted as Joshua has stated he would be hiring an attorney, implying a lawsuit of some kind over the miscommunication of earnest money in the contract which states that it is released back to us if we exercise our option to terminate the agreement after a desktop or in person inspection. If this does get posted and a lawsuit does happen, This will be a damage to OfferGiants, and I would rather avoid that damage.

      In the case that it does get posted... future consumer, please refer to our other excellent reviews, and realize that if your property is in line with our new criteria and you are honest about the condition, we will pay top dollar for your house and be the best we can be to work with :)

      You had pictures of the house in it's current state at the time. In no way were you misinformed. You made the decision based off of those photos. The properties condition only got better not worse. You story seems to change greatly with every response. If the house wasn't in the condition that you considered acceptable, then why did you have it already listed for sale with the photos you were sent? If you felt you didn't need to pay the Ernest money, then why lie to me and say you had it released to me?

      BBB I ask that these comments be released and posted so that others can be aware of the possibility that it may accuse again. There will be no lawsuit. The money that this company owes to me isn't worth knowing that if I don't follow through with complaint that this company might do it again to someone not knowing. I personally would have thought twice about doing business with them if I had known or been informed.

      As stated and shown in the previous responses, the condition did not match what the seller was saying, and us and our local partners did not want to continue the transaction with the changing market... We gave notice in a short amount of time exercising our option to exit the agreement.

       

      Our agreement/contract on this property gave us an option to exercise this since we had not seen the property yet. This option is stated in that contract as an unrestricted right. 

       

      Seller had made legal threats and we believe that he may take legal action, so we do ask that we wait for that. Since seller stated there may be legal action, mediating this matter about a contract we upheld and took quick and precise actions on does not make since. 

       

      BBB, please note that the seller mentioned getting attorney's involved and is not keen on a settlement as there is no settlement to be had. OfferGiants did nothing out of normal practice for real estate and did nothing to breach our contractual obligations... the complaints are in that the seller cannot sell his/her property for the price they want to with the current condition and in the changing market, they are not with our company, as we exercised our unrestricted option to exit the agreement quickly.
