Stamped concrete project cost $18,118 (1565 sf). Installed March 15 to March 20, 2022. Per the contract, the project was to be performed and completed in a “substantial workmanlike manner”, have the appearance of natural stone and has a 3 year warranty. Problems: Ridges – High, ridge shaped deformities. The ridges were ground down with a grinder and recolored darker. There are appx. 30 individual/clusters, most in the last 1/3 of the stamped area, the most visible part. These ground areas do not look natural and need to be fixed correctly. Channel Drains (2) – $3000 – Replaced existing drain to go with new overlay. Installed crooked on N side (14’8” long). This runs inches alongside steps which makes it obvious that it runs at an angle. It needs to be reinstalled straight. The other drain (longer) is installed straight. Cracks and Flaking in the overlay along the Channel Drain. The crew sawed the sections out of the existing concrete, crooked. These were not existing cracks. Recently, the owner showed me a picture of a previous drain installation that was also cracking. So, he expected this and should have installed an expansion joint. Expansion joints need to be properly installed (straight) on both sides. Plus, some other less serious issues. After 4.5 months of being ignored and/or put off with “in 3-4 weeks…” I met with the owner, Mike, on 9/26/22. He is not wanting to address all the issues or to fix them correctly. He stated that if the stone shapes were to be ground out and replaced, it would look like a patch job. He only offered an unacceptable (shortcut) solution for part of the issues. I asked if another company would offer a different solution and he said they would probably want to tear this out and start over. On 9/29 I received an email saying he will replace 5-10 “stones” (patch job) in mid-October. There are 30 +/- places. I replied asking about this. To date, I have not heard back or seen anyone.
