My husband and I rented from Just Rentals for about two years. In the time that we had lived there, we had made a few maintenance requests and yet no one would ever show up. When we did our walk through inspection prior to moving in there were multiple things documented, such as the screens on the living room windows being damaged; yet, when we moved out we were charged for these. They are stating we damaged this because in the photo (which is not up close and it is at an angle so it's not a clear and precise photo) you cannot really tell there is damage; however, it is clearly documented. Apparently the documentation you do prior to moving in means nothing. They are also charging us for broken blinds. The blinds are not broken in the photos, yet ****** claims up and down they are. We are also being charged for normal wear and tear which tenants are not responsible for. We hung decor, as anyone would, and there were minor paint chips. Mind you, the entire house looks like a five year old painted it. There's paint drips everywhere, paint stains, and there were already paint chips on some walls prior to us moving in. On top of all of this, Just Rentals has the most TERRIBLE customer service I have ever experienced. We moved out October 12th, 2021. They did the walk through inspection on October 13th. I emailed them asking for the walk through inspection paperwork since we were not able to be there. I emaield and called multiple times. I would get no reply per email. On the phone it took multiple days before ******* answered and told me she was working on it.. I did not recieve the paperwork until December 6th. I then emailed them the same day with everything we were disputing. Again had to send multiple emaisl and phone calls. Come January 20th I finally get ahold of ****** to speak to him about the disputes.They let an entire month go by with NO communication on their end. I have a list of every date I sent an email and made a phone call. Absolutely ridicu.Business response

I am sorry that Mr. and ***************** feel that we have wrongly charged them but, this is not case. We previously have shown ***************** the evidence of the charges but, obviously she cannot accept them. So again, I will explain the charges and attach photos of the damages
First, I will address Mrs ******* statement that Just Rentals did not respond to her work requests. Mr. and ***************** moved into one of our properties in May of 2019. ******************* states that they had turned in a few work orders but, I have only 3 to reference. One was for a garage door opener not working correctly, which this was replaced with a brand new garage door opener on 5/22/19, second was a dishwasher leaking which was fixed on 6/3/19. Lastly a work order that was placed on 1/26/21 for a control light being on in the dishwasher this was issued to a contractor but, was canceled by **************** because they "figured it out". We have no other outstanding work orders for ***************** and all her requests were addressed.
Second, I will address Mrs. ******* dispute about the screen charge. I have sent all photos to ***************** to show her that the entire frame of the screen damaged what appears to be by an animal. Its is clear, from any angle, that the screen frame and screening is severely damaged to the point it had to be rebuilt. Secondly the blind on the same window is damaged. I have attached before and after pictures.
Third, I will address Mrs. ******* dispute for painting. As ***************** states that the house was freshly painted when she moved in. When she moved out there we areas with damages to include a large indention in the hall, the size of a soft ball. There were also a lot of areas with areas of paint chipped off and scuffed which had to be repaired. I have attached a picture of this.
Fourth, I will address the blinds. The blinds clearly have broken slates and they were not broken when the ******* moved in
I have attached as many photos as allowed for reference. All photos of disputed charges have been previously sent them to *****************. A picture speaks a **** words and I cannot explain it more than that. With the evidence on fill we cannot refund Mr. and ***************** for these charges.
