I purchased a home in May, 2024. Part of the agreement for the sale, there were several repairs issued through the insurance company due to extensive hail damage. Part of the closing agreement was to have the completion of work before the closing date. On the scheduled closing date of May 17, 2024, the work was not completed. ******** issued a check to cover the repairs. This check would be directly paid to T-Rock Roofing company. When I reached out to *****, He told me that it was complete and when I asked about the two air conditioners which were in the payment and on the receipt, he made me send him a copy to show if was in the payment. It clearly lists 2 **** units. A few days later, he called to say he was done with the work. I asked if he replaced the two A/C units, and he told me that he only replaced one of them. He said he replaced the cover with a new one on the other. I said it states two on the receipt. He told me that it would cost $20,000 for two. Soon after, my father called him and he told my father that he rebuilt the other A/C unit and it is like new. Father called the office. At first the secretary told him that each unit is $16,000 a piece and then she said both are supposed to be $12,313 together and then she said it was a mistake on the receipt. My father clearly stated that the items are on the receipt and this should be honored. She refused. I then called my real estate agent and she reached out showing the receipt as it states replacement with new **** units (2). The man who she spoke to sent her a receipt a day later which happened to have the "exact amount" showing only one A/C replacement. I also took pictures of the second one and the cover is definitely used and have a lot of wear and tear on it. The company did not honor it's receipt and even if they are claiming to do the work stated on the receipt, they put used parts on the **** unit. I should have the cost of one unit returned to me by the company, which is $6,156.50Customer Answer

I spoke to a couple of air-conditioning companies, and each said that the price was way too high. Alos the replacement on the one cover is used and beat up and wore down. I am attaching what one company said. On the receipt, they said to replace 2 air conditioning units. All they replaced was one outdoor compressor, not all the rest and charged over $12,000 for just this one. The company harassed my Title company to get the check even though they did not complete the job listed on the invoice.Business Response

The workmanship was horrible, these pictures were due to the not rapping the roof, when I said I had a concern on the possibility of rain they said the roof was dried in, do the pictures looked dried in. The the roofers left the job sit at 11 am and didnt show back up so finally they had to call in two other roofing crews to attempt to salvage what the could, well needless to say it didnt work, in the one picture the two roofing crews sat outside with the tarps on the ground which they had plenty of time to wrap the roof but just sat outside an argued so the roof never got rapped , now at 1 am in the morning Im in the attic pulling out wet insulation and catching the water coming out of my ceilings with no trock employees around and they were well aware of the situation because I was on the phone. One young man was trying to help me from a different crew. The insulation never got replaced, the bill went way out of site. If a company cant handle their employees why should the consumer have to. Their crew left did a horrible job, they had to call in two additional crews to try and salvage the job , failed and didnt even attempt to save it, ** in the the attic at the age of 62 trying to save my ceilings at 1 am by removing wet insulation, the pictures show the water dripping out of the ceilings and the water spots. They repaired the ceilings, didnt replace the insulation. The bill went up one ********* dollars, consumers shouldnt be responsible for other companies employees and problems needles to say a home owner trying to save his ceilings and not on trock employee on the property. They have inflated the price to compensate for all of their faulty workmanship and their problems with their crews, that shouldnt be a cost to me. I received prices for the materials from the same supplier and the have added thousands of dollars extra for it , Thousands extra for roofers, so they want me to pay for all of their mistakes, this is not a good way to do business.Business Response

Both the customer and ourselves are trying to get ahold of the BBB to have this complaint removed as it was reported in error.
the homeowner has submitted 2 emails and called 2 times to have the report canceled. We have called 4 times and sent an email to have it canceled. Please call us at your earliest possibility.Initial Complaint

Quiero hacer un queja De la compaa t rock roofing a ofrecer su servicio para el cambio de roof me dijo hablar a mi aseguranza y ellos hacan el resto la seorita que vino a ofrecer el servicio es de nombre ***************************. esto fue en enero *** 2020 y empezaron a trabajar en abril *** mismo ao en lo que la aseguranza responda, la aseguranza aprob el cambio de roof cambio de una ventana de la casa pintar la fence y cambiar unas maderas que van de bajo *** roof. El material *** roof que **** me mostr fue completamente diferente a lo que *****. El personal que **** ***** rompi algunas partes *** techo de la casa. La ventana nunca fue remplazada la fence fue mal pintada y *********** dentro, y no cambio ni ***** las maderas que van ****** *** roof.. en 28 febrero *** 2023 me llego un email de un adeudo que tengo con ellos *** roof, de la ventana que nunca se remplazo, y de los daos que hicieron su personal en el techo... en el transcurso *** ********************************************************* sera ***** porq no terminaba el trabajo **** me dijo que fue por todo esto *** COVID todo se retrasaba despus dejo de mandar mensajes asta este nuevo cobro que mando por email *** balance de $12,189.73. We have called and texted every ************ and ************ in english and spanish. We have visited the home looking for Ms ******* to try and hear what the issue may be. We are attaching an invoice that we paid years ago to have the window work done. We were successful in speaking with Ms ******* daughter and told her we would gladly send another final invoice for the work that was completed and we would remove the price of the window even though we did the work. We sent the updated invoice to the client and we feel the client has stopped communicating. We are happy to look at the balance and glad to come pick up the remainder owed to T Rock. Ya mandamos una cuenta con el trabajo de la ventana reducido de la cuenta tratando de ayudales soluctionar todo. Estamos mandando la factura q pagamos por la ventana como comprobante de q lo hicimos. We hired TRock to manage the repair's of a flood that occurred in February of 2022. The work was completed in early May and I was provided the final SOW on May 12. In my review of the SOW, I found numerous issues(4 pages of errors). Example: Charged for removal of a baseboard base shoe when we don't have any base shoes in the entire house. Being charged twice for painting a room or other items. Being charged for removing a window in a room that had no windows. The May 12 SOW final total claim was around $107,000(we have paid $84K to date). I provided my spreadsheet of concerns to TRock in Mid May and never heard back from them until July 24th. On July 24th, I got an invoice for the remaining balance but now the total claim amount was $110K. After questioning this amount, they provided a second SOW that still had numerous issues/concerns and I brought this to their attention. TRock then provided a 3rd SOW and the final claim was now $112K. Some of my concerns were addressed but then I noticed changes that had been made since the other two SOW's. Example: The flooring we picked out had gone from a unit price of $2.64 to $4.77. The detach of our Kitchen countertops, doubled! it went from $770 to $1440. After bringing this to their attention and asking how the countertop price had doubled, I was not provided a reason. Along with the continued changes and errors on the SOW, there are numerous examples of poor work quality. Example: the back porch had concrete stains that we have not been able to remove, even after having it professionally cleaned. TRock has threatened to put a lien on our home if the balance is not paid but continues to ignore my concerns of the changing SOW's TRock has threatened to provide a 4th SOW that includes work that they supposedly didn't charge us for that would bring the total claim to around $130K. We are happy to sit down and try to help you understand the scope of work that you were given on July 24th. If you prefer and want to go to arbitration, we will happily meet with one of your choosing. When we had you sign our contract on January 12th, we felt we were entering into a partnership to rebuild your home to before loss condition. We have been trying for over a week to get our crew back into your home to work on outstanding issues. We would like the opportunity to stand behind our work and resolve these issues with you promptly. Please either call us, or we can meet at our office to review in more detail. I was threatened that it could be increased to $130K. I could have TRock come back out and fix each item that was not done to our satisfaction but that still does not satisfy my questions related to a continually changing SOW. TRock has access to the 3 or 4 different SOW's that they have sent me since May 12. They have access to my emails to their Flower Mound office regarding all my questions and concerns. Lastly, in regards to the contract. I agreed to let TRock "rebuild my home to before loss condition". I didn't agree to allow TRock to charge me for items they didn't do. I didn't agree to allow TRock to charge me twice for the same item. I didn't agree to allow TRock to double the price of items, months after the final SOW was provided to me.
