      September 26, ****************************************** as we came home from work and we had no water pressure throughout our house. We went without water that night, we waited for the property manager to send a worker over to fix our problem nobody contacted showed up on the 27th, the worker showed up on September 28 and look at all the sinks and faucets than went to the water meter to check to make sure the water was on, he than told us we have water and there was nothing he could do to help us they will need to send a plumber. Later on the same day the plumbers came to our house walked around checking the water pressure, they dug a hole where out outside water spicket is in our back yard and told me they would have to come back the next day to fix the problem. September 29 the plumber text me and told me they were to busy to come out and fix the problem it would have to be on Monday. Going on 4 days now without water for our children to shower, and received a text stating that the work order to fix our water had been completed. September 30 we put in another request for our plumbing to be fixed. By Monday this will be 7 days without water. No property manager or worker have contacted us about us not having water in our house to shower, wash dishes, do laundry, flush our toilets or anything essential to living in a house. My family has lived in this house for over 2 years now and this is the worse property management we have dealt with. They have not completed any of the requests made to have water in our house for our kids.

We do work diligently to get these issues resolved as fast as possible with the property owner. By the time I got to this, I do see this info has been communicated to you via text with responses.       Minnix is the property management company I rent from. THIS IS THE BACK HOUSE. In the lease I signed, the claim states there is no history of the residence flooding. All the neighbors who have lived here for 15+ years say it always floods when it rains. I have made two work requests to fix the problems. I fixed one side of the house. Maintenance failed to fix the other side when they came.

      We started the process of renting from the Minnix Properties in late September and after two transactions of $40 for application fees and and administrative fee transaction of $184.99 and a deposit of $500 (500.99 with fees) after then we got see the unit was not livable and dirty with severe water damage that had been painted over. We decided to look at other properties which were better but still not good enough for the price asking. We decided not to rent with this company. That was 10/12/22 and today 10/13/22 I made contact again asking about receiving my deposit back at very minimum when I believe we should get the deposit and administrative fee back I was told since we never signed a lease we would not get the deposit back because it turned into a application deposit. Which to our knowledge we never signed anything that said we'd forfeit our deposit if we did not sign a lease and that wasn't made known to us before hand by the agent we were working with as well. I have pictures of the first unit being dirty and damaged and mold growing.. we even said we'd take the second or third unit after being made aware that they would not give our money back only to be told they have someone else for both of them unless the 4 hours of our contracts being removed from the system. So we were given and option of paying more then 1000 a month (when the original rent we had applied for was 795 the second third unit was 899). We just want to be able to get a refund of at least the deposit. We no longer feel like it's a safe option to continue to try to rent from this property management company. Since my account was deleted I can no longer access any documents I did sign.

      I moved out of the rental house that I had been living in on 11/29/2020 and I had signed paperwork with the company informing them that I was moving out because of hostile living environments with the other two roommates in the apartment. After signing the paperwork and contacting them numerous times they never took my name off of the lease after promising me that they would. Apparently the other two roommates that were living there moved out around 5/7/2021 at this time I was not made aware of any charges that were brought against the other tenants after moving out considering I have not lived there since 11/29/2020. As of 10/2/2022 I now have a charge against my credit for 450 dollars for things that the other two tenants were supposed to take care of prior to moving out. I was not given any warning about there being an outstanding balance until today. Also not to mention when I was living at the property I had to contact the company more than once because the door leading into the house from the garage had fallen off of the hinges and it took them over 3 months to get someone to come fix the door. After speaking with them I was told that they would have to get the builder to come fix the door because that is something their maintenance team could not handle. After three months of not being able to use my garage door I fixed it myself. There are numerous other things that are wrong with this company, but the biggest being, I never got my security deposit back but they still charged me 450 dollars yet never notified me that there was going to be an outstanding balance within my name.

This addendum does require all tenants/roommates on the lease to sign. Your roommates failed to sign the addendum as they did not want to release you of liability from the lease. Unfortunately, we do believe this issue is best resolved by the roommates and you communicating and working out this issue. If everyone can come to an agreement of these charges and to release you, we will be happy to make the change. I was not made aware by the business that a roommate had not wanted to release me from liability of this. Also one of the tenants had someone else move into the house after I had moved out yet they were never placed on the lease and they are not being held responsible for the damages and costs associated with the house. He had more of a liability than I do towards these damages considering he was living in the premises in may of 2021 and I was not. I had not even been to the house after November of 2020 because there was a HOSTILE environment. So this would not be resolved by all of the roommates on the lease because of the lack of cordiality between the other two tenants and me. I tried multiple times to have this taken care of and obviously it did not work. Again I was not even living at the house and had not been in over six months before they decided to move out. This is completely unfair and unreasonable, when I was told by multiple people at minnix that I would not have to worry about anything else because I had signed the addendum. At this time there is nothing we can do, a disposition letter that stated the balance due was sent to all parties on 5/7/21 to the last known address.       My apartment flooded due to a toilet pipe bursting on September 10, 2022. This was due to it being very rusted and not replaced by the property in a timely manner. Every floor in my apartment was flooded and it ruined all floors, some personal property, some furniture, etc. it is now September 12, 2022 and the floors are still not dried out after having some water extracted on September 10, 2022. It is unlivable for me as I am pregnant and do not wish to slip and fall on the wet floors or risk breathing in mold. The property management is not taking responsibility and refuses to reimburse me for personal belongings that were damaged nor are they offering to help me relocate to a safe habitable environment. They also refused to refuse or void my rent payment for the month even though I cannot live there currently. I have documentation of all damage.

      We are the owners of a wholesale clothing line in the Amarillo and Canyon Area. We recently attempted to rent an apartment from Minnix Properties for a warehouse worker that we are transferring from our Ohio warehouse to our Texas warehouse. We filled out the application and submitted the $40 payment for each credit and background check. Once it was approved they told us that we had to pay the $175 admin/processing fee before they would draw up the lease agreement. We paid the $175 fee expecting to be presented with the lease agreement. ****** with Minnix properties then informed us that they would not show us a copy of the lease agreement or discuss the terms of the lease until we submitted a $1200.00 deposit. We stated that we would not be submitting the deposit until we were able to review the terms of the lease. ****** with Minnix then stopped the text messaging and called me on the phone. She stated that we would not receive a copy of the lease until the $1200.00 deposit was paid, that she had already contacted her supervisors about the issue and they also stated that no lease is to be presented until after the deposit was paid. At that point I told her that we will not be doing business with Minnix Properties and to issue a refund for the monies paid. ****** with Minnix Properties then stated that she would notify her supervisor of our refund request. As soon as we hung up the phone I got an email alert that the account I had set up with Minnix Properties had been deleted. At the end of the next day, after hearing nothing back about the refund, I sent ****** a message asking when I can expect to see the refund. She replied and stated that she forwarded the request to the leasing manager. At the end of the next day I received a call from ***** ****** with Minnix properties. She informed me that she would not be issuing a refund for the Admin/Processing fees and that if I wanted the money back I could file a complaint with my financial institution.

Mr. ******** was explained that we do not have the ability to refund money from our office.       We have had mold issues in our home for several years. The mold counts in our home are to numerous to count. We also have mold in our air ducts too. The company only wants to do small repairs rather than finding the mold source! We were told the house is considered deadly. What can we do?

There are no Federal (EPA) or State standards for mold in a building. The recommendation from the EPA is that the level of mold inside the home should be lower than that outside the home. These lab results indicate that the home meets this level. The relative humidity was below the EPA recommendation of 50%.       We have continuously had problems with our lawn care that is included in our rent that has continued to increase. The most recent lawn "service" on May 20th involved a terrible cut in the side yard. No grass was cut in our backyard and weeds were not trimmed. (See photos attached). After requesting maintenance through the tenant portal it was subsequently ignored then closed out. We had to pay a neighbor to come and mow the lawn. We have had to track the lawn men down previously but this is unacceptable and we want lawn service to stop and rent to decrease since this service is useless and we are taking care of it on our own. Additionally, on the evening of May 28th, our AC went out. May 29th my wife and I got married and beginning at 8:30am the morning of the 29th I called and requested a technician come fix the AC as our home was close to 80 degrees and getting hotter with the triple digit weather. I specifically requested a visit by 2pm as no one would be home after that due to our wedding. To this day (Wednesday, June 1) NO ONE has called nor come to help the AC issue. We have continued to call. I went to the office and requested a credit on our account for the days without AC that the home was uninhabitable due to the 85 degree temperature inside. By the grace of God, I texted the old property manager, who is no longer with Minnix who pulled strings and made phone calls to ****** and then the technician company ********* Monday afternoon, a technician actually came out to fix the issue and took all but 10 minutes to fix (capacitor ). Had **** not been in my contacts, we STILL would be without AC today. I am requesting the 1.5 days of rent ($64) in addition to lawn service stopping and that being taken out of our rent. As I write this, the property manager, ***** ****** still has not called. We are beyond frustrated and upset with awful, terrible customer service and care Minnix shows us despite being loyal tenants. This is beyond unacceptable.

Without having the connection to ****, this issue would have continued through Wednesday. Minnix was unreachable for days and I had no response from anyone until Wednesday. **** had a contact for someone and this is the only way we got help. However, ***** ****** has reached out and made things right by crediting our account for the 1.5 days without AC and living in near uninhabitable conditions at nearly 90 degrees. Thank you *****!       I've reported problems with AC unit, guess bathroom and slap leak which has caused our carpet soaking in water and you can hear water in walls and have reported this twice and they have not come out. This is serious. I pay 1,500 a month and they need to get this fixed and pay for water bill because I'm sure with water running I'm going to get a big bill

I see the work order came in on 1/1/22 and was completed on 1/3/22 by the plumber. We received this complaint 1/5/22. I am assuming all issues are resolved by the time our response is made. At the time of this response, our carpet cleaner has responded that he is already working on drying out the carpet and will clean it. Minnix will not be making any contribution towards rent or water bill for this issue as the owner is already paying for these repairs, and leak was completed in less than 1 business day/2 full days which 1 day was a holiday. We hope that 2022 is a fantastic year for everyone! Thank you!
