      This business is a property management company that was responsible for managing the property at *****************************. Greenhouse Mgmt had a 12 month contract that they decided to break. The owners of this company did not follow the bylaws of the property and worked out an agreement with the ***** of ******** Gardens for Greenhouse to terminate their contract early and not enforce the bylaws, allowing the ***** of the *** to pass a special assessment behind closed doors that only benefits the ***** members and repairs on the ***** members homes. They were careless and reckless in their actions. I have contacted them several times but they will not respond or provide any details about the assessment. They are criminals.I have no supporting documents because they have failed to provide any documents. They passed this special assessment and then terminated service on the same day.

      To Whom it may concern,

      Greenhouse Management Association, LLC., (Greenhouse) did provide contracted management services to ******** Gardens with an effective date of January 1, 2022 through October 31, 2022. That contract was executed by both parties to the contract on 11/11/2021. What goes unsaid here is that Greenhouse started working with/for ******** Gardens with no compensation fifty days prior to the contract effective date.

      The contract between ******** Gardens and Greenhouse had no specific term length as the contract could be terminated by either party with 60 days notice. Specifically, the terms of the Greenhouse/******** contract are as follows:
      Term and Termination
      Paragraph 8. Term The term of this Agreement shall commence on the Effective Date and continue until terminated.
      Paragraph 9. Termination - This agreement may be terminated by either party hereto, with or without cause, upon not less than 60 days prior written notice.
      The contract was not broken as ****************** implies, nor were the Bylaws not followed.

      The *** board is the managing body for the **** Greenhouse provides services at the will of the ***** of ******** Gardens. Special assessments that occurred were voted on by the *****, recorded by Greenhouse and then disseminated to the *** members; all in accordance with the ******** Gardens Condominium Declarations. Special Assessments that were made were for those areas for which the *** was responsible. There was no careless and reckless action involved in any of this.

      Greenhouse was diligent in responding to any questions brought up by the owners and provided any appropriate details as required by the ******** governing documents. ****************** is in possession of, or had access to, all governing documents, ***** minutes, financial statements just as all the other owners had. Any assertion otherwise is simply false.

      The last special assessment that was made while Greenhouse was on duty was voted on by the board on Thursday, September 29, 2022, and notification sent to all members of the *** Tuesday, October 4, 2022. Greenhouse resigned by letter to the ******** ***** on August 30, 2022, with an effective date of October 31, 2022. I am not certain what point ****************** is attempting to make with regard to his comment They passed this special assessment and then terminated service on the same day, so I cannot address that. Greenhouse is not involved in the passing of the special assessment as that is a ***** function. We simply execute the details based on what the *** ***** votes.

      While we cannot say what happened to prior Better Business Bureau notices to Greenhouse, we can assure you that we are always willing to participate in getting to the facts in a case.

      I will summarize by saying we received glowing reviews from the ******** *** ***** that was in place during our tenure, for stewarding them through an extremely difficult period. The ***** and Greenhouse had to make difficult and unpopular decisions to move the community forward; place them on a long-term recovery plan and keep them out of potential legal challenges because of the lack of prior community maintenance. This community had less than $10,000 to work with and no reserve funds to speak of. Properties could not be sold because potential owners could not easily obtain financing due to the disrepair of the property. The community had just incurred over $500,000 of expenses related to freeze related damages to their fire suppression system that the insurance company still has not completely compensated them for. We were able to get almost $300,000 for the community from the insurance company and engaged attorneys to attempt to get the balance of the funds prior to our departure. In addition to the freeze related challenges and assessments, there was significant deferred maintenance on the property that was leading to crumbling exterior stairways, decayed and blistering stucco, leaking windows,roofing that was leaking on every building, sewage plumbing that was continually breaking, common area plumbing that was leaking and/or breaking, decaying and rotting balconies, 30 year old polybutylene fire suppression piping that becomes brittle and cracks after 10 to 15 years and is near impossible to patch when it leaks, and buckling sidewalks to name just a few items. Prior *****s and owners simply refused to assess and/or pay for the ongoing maintenance necessary to keep the infrastructure and property up to maintainable standards. All of this contributed to angry homeowners such as ******************. A number homeowners acknowledged the problems that existed and were willing to get on a program to long-term sustainability, but ******************, and others, simply were not among them and continued to find reasons to attack others rather than become part of any potential solution.
