It's very interesting that instead of contacting our firm regarding your room addition project that you would rush forward to filing a complaint with the Better Business Bureau, go on Google and give us disparaging review, and then two hours later send me an email on a Sunday to discuss your project. The next morning I also received a notification from Angi's List that you posted the same review there...
You write in your review no return phone calls or response to emails, but in checking my emails...I never received an email from you nor a telephone call, and frankly had very little discussion with you as my primary contact has been with your husband ******.
Between the time we were presented a signed contract, I personally worked with the designer to develop a site plan, electrical & plumbing plan, elevation plan, and a structural & framing plan. These were submitted to our structural & mechanical engineer and received his stamp prior to submittal to the City of Frisco. Additionally, a Manual J report was commissioned to verify the HVAC system was adequately sized for the insulation, windows, and doorways for both Winter and Summer Design Conditions. The building envelope was submitted to our Energy Rater checker and his report was also necessary to show the structure was designed per International Building Code 2018 requirements.
This information was submitted to the City of Frisco and was REJECTED by the Building Inspection Department: 1) The building setback information provided by your husband ****** was not 5' as per your HOA, BUT 7'. 2) The City of Frisco required a letter from our engineer stating he was the engineer of record. Other than those two issues, the submittal package was complete. Yet, with the 7' setback on the property, we are now dealing with a very long, narrow addition, which has always been the problem.
I came to your house and met with ****** and your mother-in-law to measure to stake out the outer walls to make sure building the structure was doable. ****** left me to attend a webinar and your mother in law and son talked with me the rest of the time. Your mother in law was aghast at how narrow the addition would be and I left it with both her and ****** to get back with me before we changed anything else. I never heard back from either of them...or YOU, about this critical piece of information.
In meantime, unless you haven't been watching the news...building materials skyrocketed as a result of the COVID-19 pandemic. Prices on commodity materials such as 7/16" OSB sheathing which covers the outside walls went from roughly $8.00 a sheet to $54.00 per sheet. According to industry experts, lumber prices went up 400% from March 2021 to June 2021 and have only receded by a small margin since then.
The architect, engineering plans, the mechanical engineer's stamp, the Manual J report generator, and the Energy Rater's report were all completed and paid for out of the funds you and husband initially paid for. There is an active Building Permit that has been approved and paid for on your behalf. During the process of the submittals to City of Frisco, I emailed copies of drawings for approval so you and husband could see progress.
Per your email I called your phone number and your husband's phone number but 48 hours later, neither of you has bothered to pick up the phone. I will be happy to supply you the approved architectural drawings, the various reports generated in seeking that approval, and a copy of the City of Frisco Building Permit once ALL THREE negative reviews have been taken down and you sign a release that I will have generated by my attorney stating that you will not post any more reviews about me or Trident General Contracting. I will in turn release you and ****** from any further legal proceedings as a result of your disparaging comments.
