I rent a commercial space for my restaurant located on ************ in Dallas TX. Adham S****** purchased the building 1yr ago & refuses to remove the rats, cockroaches, or repair holes in the roof. There's a wood rat infestation & they're eating through boxes, wires, drywall & equipment. I pay for monthly pest control but the rats live in the ceiling. This is a steel building with the top open, above a lay-in ceiling tile grid system. The rats run from business to business when pest control comes. When it rains water pours into my restaurant. I have complained several times about this and Mr. S****** says he's working on it but it's a big roof project. It's be over 12 mos the holes are not fixed. In my building there is my restaurant, a daycare, church, tattoo shop, grocery store, barbershop & other businesses. The rat urine odor is overwhelming and we cannot control it because the rats urinate on the insulation & ceiling tile. My customers complain about the smell. For over 1yr we are cleaning up rat poop daily. I have loss thousands of dollars because the rats are eating my food inventory and destroying equipment. Mr. S****** has multiple commercial properties in nice neighborhoods but my building is located in a low income area and Mr. S****** talks very poorly to us. I pay rent on time and should be treated fairly. The building tenants have complained several times however Mr. S****** usually says "That's your problem I do not provide pest control. Look at your contract." However six months ago he paid a company for pest control & they ONLY installed exterior rat traps. This did nothing because the rats are inside the ceilings. The issue is not resolved. I am requesting Mr. S****** get rid of the bugs, rats & repair the roof. The rat urine is a health hazard. Mr. S****** told us he's not fixing anything UNTIL he makes his money back on the building. I reported this to the Dallas City Health Department and they have not responded in over nine months.
