      Yo *********************; residente del condominio THE VILLAS OF BENT TRAIL, ubicado en: ***********************************************************************************. En este momento, quiero sealar, que fue sancionado por una supuesta violacin, con un monto de 75$, segn oficio de fecha 04/ 8/24. Donde se seala que mi hijo, menor de edad, saltando la valla de la piscina que se la pasa cerrada; y a la vez, solicitan de manera intimidante que mi hijo, identifique a otros nios que supuestamente saltaron la valla. El 04/16/24, llega otra comunicacin de recargo por retraso de 10%, si no se paga antes del 19 ********, textualmente el comunicado seala que vence el da 3 de cada mes, como se puede observar el primer comunicado me llega el da 8 ******** y el segundo el da 16 ********, en ninguno de los comunicados se anexa evidencia alguna y las fecha son posterior al 3 ********, fecha que se supone es el plazo segn los oficios enviados.Me comunique con la ********************************** Manager del complejo, para aclara tal situacin, y ************** grosera y altanera se neg a mostrarme las fotos y/o videos que supuestamente hicieron de los nios, que por esas fotos y/o videos es que sealan a mi hijo y a otra nia ****** menor de edad. En virtud, de la actitud de la **********************************, Decid llamar a otra manager, de nombre ***. ****, la llame en varias ocasiones y dejaba el mensaje en la contestadora, con mi direccin y mi nmero discrepancia telefnico. El 04/18, a las 9:41 am, hable con la *********************** me notifico que hablara con la Sra. ****, para que me hiciera entrega de las fotos y/o videos, que supuestamente tienen. Ese mismo, en horas de la tarde me dirig a la oficina del complejo, la Manager ***************************** no me atendi, se neg rotundamente hablar conmigo y no me entrego las supuestas evidencias que ella **** tener. De igual manera, pague la multa, bajo protesta por discrepancia y por falta de explicacin y demostracin por parte de la manager ya mencionada.

      Resident's minor son and guests frequently jump the fence to the pool, which is not open until Memorial Day. Maintenance and managers have personally witnessed this happen several times and he only received this one violation. Resident has been told several times to monitor this situation so that it does not happen again. The minors claim that management took pictures, however, that is not the case. Pictures or video do not exist. This resident was not there to witness what happened, therefore cannot claim that video or pictures exist. Resident received a balance due notice, just as all other residents did.

      Date: I do not recall the exact dates I lived on the premises, XXXXX ******* Townhomes. I am a former employee of the company, Glorious Sun Properties. My dates of employment were from 2017 to 2018, possibly. I got an apartment at a sister property of the company, XXXXX ******* Rd ************ TX XXXXX. There was a domestic violence incident that occurred about 2 weeks before my move-out due to being let go from the stated company above. The only thing I recall being affected was the front door due to the another person kicking the door in which there is a police report. I was told by the front office, Sharon and whoever was the manager at that time that it was fine and the cost wouldn't be charged to me since it was a horrible situation and being a former employee they were doing it as a one time courtesy so I could hurry up and just get out of the apartment I assume. Now since the door wouldn't close the other person involved in the domestic case was able to STILL enter the premises and steal the belongings I had left in there. He was not on the lease and I even told the office to find a temporary fix for the door because I knew the other person would try and come back and HE DID. The office, Sharon and the manager at the time told me they would have a handle on it and make sure he wouldn't be able to enter BUT HE STILL DID because the office FAILED at keeping their word. Moving on, I was charged for things I had absolutely NO knowledge of. On TOP THAT even THE LEASING AGENT THERE, Sharon said "the carpet needed to be replaced anyway".....SO WHY DIDNT the apartments just update/upgrade the unit to begin with!!! instead they charged me for it. I've called numerous times throughout the years and even recently as of 11/15/21 to today, 2/5/22, and nobody ever answers the phone. I got one lady in November that did answer and said she would look into it and left my number with her and I never got a call back. I just want this resolved amicably.

      Business Response /* (1000, 5, 2022/02/11) */ As a member of the corporate team, I do not know anything about this. Please contact the corporate team for a resolution. I can say that any damage done to the unit by anyone at the apartment is the responsibility of the lease holder. If there is evidence, such as a text or email from a staff member indicating that they would not charge you, then we can use this to adjust the statement. Otherwise, we will not be able to accommodate hearsay. I can also say anyone that is not on the lease but shows evidence of residency to the authorities is allowed in the apartment and we would have to evict them like anyone else. We also cannot guarantee anyone's safety which is indicated in the security guidelines section of the lease. If evidence is submitted saying that we would waive the damage charge, then further action can be taken with adjusting the statement with the collections agency. You will then need to pay of the remaining balance with the collections agency to clear out the item on your credit report. We technically no longer own the file.
