      April 9, 2024 Stetson Property Management ***************************************************************** RE: Fraudulent Charges / Immediate Refund Requested Dear Stetson Property Management, I hope this letter finds you well. I am writing to address a concerning matter regarding my security deposit related to the tenancy at ***************************************************************. Specifically, I wish to discuss the deductions made from my deposit for carpet replacement and cleaning fees.Upon vacating the premises, I took great care to maintain the property in good condition during my eight-year tenancy. It has come to my attention, however, that a portion of my deposit was withheld for carpet replacement and cleaning fees, which I believe are not justified under the circumstances.It is important to note that the deduction for carpet cleaning is particularly perplexing as the property underwent a significant renovation, replacing the carpet with hardwood flooring. Given this fact, the charge for carpet cleaning is not only unfounded but also misleading.According to ***** Landlord Tenant Law, landlords may only charge for actual abnormal damage to the premises, and they may not charge for normal wear and tear. As I resided at the aforementioned residence for over eight years, any wear and tear on the carpet would fall under the category of normal use, thus not warranting replacement or cleaning fees.I kindly request an immediate refund of the deducted amount for carpet replacement ($235.00) and cleaning fees ($89.00) as outlined in the itemized list provided. Additionally, I request the removal of any balance related to carpet cleaning on your website, as I have ensured all outstanding balances have been settled with your company.Please process the refund to the address on file within a reasonable timeframe. I trust that we can resolve this matter amicably and promptly, avoiding the need for further action to recover the wrongfully withheld amount.I would like to highlight that I have personally spoken with the new tenant, who has confirmed the replacement of the carpet with hardwood flooring.       I have not received my security deposit back from Stetson Property Management, despite moving out of my rental in August 2022. I provided a forwarding address to the company on Friday, September 23 and they stated the security deposit check had been sent out by October 6th. After waiting more than a week and not receiving the check, I emailed them two times to find out the status of the security deposit. On Friday, November 4th a representative stated the check had "been sent that week." On Monday, November 7, the property management owner stated a stop payment was put on the previous check and the check would be mailed out that day (which contradicted the previous representative's statement). It is now November 17 and I have not received the check. I sent another email on November 15 and have not received a reply. I would like my security deposit returned ASAP as the property management owner stated I left the property in "perfect" shape.

      I am rejecting this response because: I have not yet received the security deposit. I provided my address, again, so they will ***** my security deposit. The issue won't be resolved until I receive the check and it clears.

      Wow! ***** has delivery photos like Amazon now.  Love it! After third mailing we have attached photo of the envelope *****************. Is that not your doorstep? Maybe someone steals all of your mail? You will need to set up a time to come to our office to pick up in person since your still saying your not receiving your mail. Let us know if we need to stop payment on this check too?

      This business is run by unethical crooks. They charged me for cleaning, yard service and paint after I moved out. All things I can prove I did myself with receipts. They also posted an unsecured link to my lease agreement with personal information on it online for anyone to see. I can prove all of this.

      These tenants had a signed lease that did not expire until next year. They bought a home and broke there lease. I filled a collection for the amount due. I posted there paperwork in there negative reviews. I am sorry but this is just slander for them breaking a lease. Please tell them to file a small claim with Justice of Peace so we can win the case and get our money back!

      I am rejecting this response because:I am not talking about the lease and the over $4000 they kept. Im talking about wanting another $215 for services I performed or paid for before I moved out. I have receipts and I can prove this. Specifically for cleaning and paint. Both of those services according to these crooks cost well over $215. I dont owe them the money. Its a shake down for daring to better ourselves and buy home. I also contacted TREC about these unethical scam artists posting an un-password protected link to my lease agreement with my personal information on it in their response to my fair negative review. They broke the law doing this. Remove the $215 from my account, remove it from my credit report and I drop this. If not, I continue to fight. Its not about the money or my credit report. I still have plenty of money and excellent credit. Its about Stetsons unethical way of doing business.

      Hi All,

      There is nothing to do here. The complaint should file a case at justice of the peace and then the owner will go after much more money. 

      They broke there lease... This is like me not paying my last 6 months of car payments and then reaching out to BBB that my tires went bald. 

      There is nothing else we can do for them. We should just *** them for the full amount so they get a reality check.

You can take the bogus cleaning charge off our account, stop making false equivalencies and for goodness sake youre a professional business use the correct their. I have a receipt for the cleaning we paid for. You double charged us and this is my last attempt at getting you to remove the charge before I continue with the **** complaint.

      You broke your lease. If you have a civil question of what you are owed we recommend filing a small claim case at the justice of peace. This was a judge can look at your lease and responsibilities. **** is the organization that writes the lease that you broke. We are following there lease. We are sorry you broke the lease the **** writes.

Im not disputing anything other than that bogus cleaning charge. Fix that and Ill drop this. Also, you used the wrong there again.
